and yet another iconic nj shore club bit the dust this week — the former big man’s west club up in red bank. the big man as in the late springsteen e street band tenor saxophone player clarence clemons, that is. it had been a health club lately. there is a lot of redevelopment going on nearby spurred along by the renovation of the count basie theater and this is an offshoot of that — and yes the developer is calling the development ‘the sax.’

Jersey City is in line for a multimillion-dollar windfall.

 

Through the autonomous Jersey City Redevelopment Agency (JCRA), the city is expected to sell more than five acres of contaminated land near Jersey City Medical Center for $30 million, which includes the costs of infrastructure and new roads.

 

The mixed-use project would consist of two, 20-story towers with 515 units and 8,000 square feet of ground floor retail space after the property is excavated and capped, the developer said.

SJP Properties and Scotto Properties celebrated the topping out of M Station West, a seven-story commercial building in Morristown, New Jersey. Designed by Gensler, the structure will add 260,000 square feet to the M Station complex, joining the six-story, 120,000-square-foot M Station East, which was completed in July 2022. The developers are aiming for LEED certification.

 

Amenities at M Station West include a 20,000-plus-square-foot dining space on the retail level, three active terraces, and a landscaped roof deck with gardens and entertainment spaces.

LCOR To Begin Construction On Hoboken Connect In Hoboken, New Jersey

Real estate development and investment company LCOR is set to commence construction this month on Hoboken Connect, a mixed-use complex along the Hudson River waterfront in Hoboken, New Jersey. The development will feature a residential tower, an office building, and public open space across a nearly two-acre footprint around Hoboken Terminal.

 

The first phase will consist of a 27-story residential building designed by CetraRuddy that is planned to yield 386 units, with 20 percent dedicated to affordable housing. Amenities will include a fitness center, coworking spaces, and a pool.

 

The 21-story office building will yield 704,000 square feet of Class A office space and will offer panoramic views of New York City, as well as a variety of amenities, including a conference facility and outdoor loggias.

yeah, there seems to be a surprizingly huge demand for modern, brand new type A office space.

 

the older type B and C office space stock remains troubled afaik as leases are ending.

 

it's very difficult to repurpose old office space in midtown due to regulations and costs, but elsewhere around town its kind of happening (ie., mammoth 25 water street downtown has an addition and is converting to 1,300 rental units).

 

plus many office bldg owners are still playing a waiting game, or hand wringing if you will.

Bayonne is ready to host one of the tallest skyscrapers in the state

Bayonne could become home to one of the tallest buildings in New Jersey after the city council approved an allowance for 50-story buildings on the ever-developing Peninsula at Bayonne Harbor.

The approval shatters the previous maximum number of stories a building could contain at the site, 25, and would alter the coast’s skyline, where only Jersey City has skyscrapers exceeding 45 stories.

The decision is also a dramatic one for Bayonne itself, where even the development of five- to 10-story buildings can cause controversy.

The council voted on the 50-story buildings in the same meeting that it voted to override a mayoral veto of a redevelopment plan allowing a 10-story building on 25th Street near Broadway.

Both were approved in 4-1 votes with Councilman Neil Carroll III dissenting.

Councilman President Gary La Pelusa said he would consider a 50-story building an asset to the city.

“I think that will be something unique, put Bayonne definitely out there as a one-of-a-kind place,” he said.

Per an amendment to the redevelopment plan for Harbor Station South, the 50-story buildings would be allowed on the block between Goldsborough Drive and East 40th Street that sits east of Chosin Few Way where the fire station is located.

Jersey City Set to Add Nearly as Many Apartments as Manhattan in 2024

RentCafe recently released a study gauging the growth nationwide of American cities in terms of apartments being added. The company found the New York metro to be the nation’s top construction powerhouse, as the area is set to deliver a staggering 32,935 units this year.

 

The top spot in terms of added apartments is the sprawling borough of Brooklyn, which will add a total of 9,379 new homes. Manhattan came in second place for 2024, as 2,979 new units are expected to hit the market.

 

Just a tick behind is Jersey City, which was determined to be adding 2,412 units this year. That number arguably represents a bit of a downgrade for the biggest spot in Hudson County, as Jersey City has more than occasionally created more housing unitsthan Manhattan in recent years and is the state’s fastest-growing city in the New Jersey’s fastest-growing county per the 2020 census.

New Renderings Offer Additional Views Of 315 Mulberry Street In Newark, New Jersey

Designed by INOA Architecture and developed by KS Group and Giga Holdings, who submitted project plans to the city’s planning board for review a few weeks ago, the master plan will make it the tallest buildings in Newark yielding 1,008 rental units. It was last reported that the first tower will house 427 units over 51 stories, and the second tower will contain the remaining 581 units with a similar architectural height. Other aspects of the project will include a multi-story podium featuring commercial space and a parking garage, along with various indoor and outdoor residential amenities for residents. The site is bound by Mulberry Street to the east, Beach Street to the north, Orchard Street to the west, and East Kinney Street to the south.

The main rendering is an aerial perspective looking east above the two twin glass skyscrapers. This showcases the unique geometric design of both towers covered in reflective floor-to-ceiling glass and thin light-colored panels that highlight the edges of the angled outer walls. Between the offset structures is a landscaped outdoor terrace above the podium, which itself has a number of rectangular spokes that extend out towards the street. An open-air parking lot, and several narrow and wide holdouts and empty parcels are scattered across the city block and contribute to the irregular outline of the base. Meanwhile, three sloped surfaces along the roof lines of the skyscrapers appear to be covered with photovoltaic panels, while the rest of the rooftop will be home to mechanical bulkheads and HVAC units tucked below the parapet.

Here we see the project looking north towards the downtown Newark skyline with other INOA-designed buildings visible on the horizon.

The New Jersey Performing Arts Center (NJPAC) has broken ground on $336 million mixed-use campus redevelopment in Newark, New Jersey.

 

Designed by multiple architects including Skidmore, Owings & Merrill (SOM), the 12-acre master plan involves the construction of two new buildings along with the renovation of two existing structures, and will yield mixed-income housing, community center space, and a new public park. The site is bound by Rector Street to the north, the intersection of Mulberry Street and Kitchell Place to the south, McCarter Highway and the NJPAC-Center Street light rail stop to the east, and Park Place to the west.

The groundbreaking was celebrated on Wednesday, September 18 by representatives of the development team, project stakeholders, and public officials including New Jersey Governor Phil Murphy.

The complex is located within walking distance of Newark Penn Station, offering access to PATH trains, New Jersey Transit buses and trains, Amtrak, and the Newark Light Rail system.

Construction on the NJPAC campus is slated to conclude in fall 2027.

Plans Call for 25-story Office Building at the Rand Transportation Center in Camden
 

A 25-story office building is being proposed for downtown Camden as part of the new Walter Rand Transportation Center, according to a Camden County and NJ Transit announcement scheduled for Tuesday.

The Beacon Building would be the largest office structure in South Jersey outside of Atlantic City.

The $250 million Rand Center at Federal Street and Broadway is currently being designed. 

Jeffrey Nash, CEO of the Rowan University/Rutgers-Camden Joint Board of Directors that is involved in the project, said at a September press conference that redevelopment of the full site could represent a $1-billion investment.

"The Beacon Building will be a signal to the region that Camden is not only a city of promise on the rise, but it is also the place to do business and the center of the Eds and Meds universe for the state of New Jersey,” Nash said in a statement about Tuesday's announcement. “This building will be the perfect complement for other anchor institutions in the area and will be a catalyst for continued economic development in the city and county.”

Jersey City Planning Board Approves 56-Story Skyscraper At 72 Montgomery Street In Jersey City, New Jersey

 

 

The site for 72 Montgomery Street is part of a zoning change issued by the city last year and includes the adjacent age-restricted senior housing facility on the same city block. Around half of the existing surface-level parking lot would be permanently removed and replaced by the new residential building, a 13,198-square-foot public green space along Christopher Columbus Drive, and a new through-lot road running between the two structures for access to the garage podium. Below is a plan that highlights the proposed changes to the lot. Twenty-four parking spots for the Battery View Senior Citizen Housing property will be preserved.

Museum Parc Mixed-Use Development Breaks Ground In Newark, New Jersey

Newark officials and cultural leaders recently celebrated the groundbreaking for Museum Parc, a $94 million mixed-use development located on Central Avenue between Washington Street and University Avenue in Newark, New Jersey. Developed in partnership with LMXD, MCI Collective, and MSquared, with support from the City of Newark and the New Jersey Housing and Mortgage Finance Agency, the project is being built as an extension of the Newark Museum of Art’s existing campus. The development will introduce 250 mixed-income apartments across two buildings, 2,300 square feet of retail space, and new indoor and outdoor museum areas. Construction is expected to complete by 2027.

Designed by C3D Architecture and developed by Namdar Group, the structure can potentially be built as of right, yielding 1,151 rental units, 5,000 square feet of retail space, and 26,000 square feet of office space. The project site is bound by the corner of Newark and Central Avenues to the east and Lott Street to the west, and is currently home to a small surface-level parking lot flanked by several two- and three-story structures.

Malas Development has completed the first phase of construction for The Marq Teaneck, a rental community located at 329 Alfred Avenue in Teaneck, New Jersey.

 

A ribbon-cutting ceremony was held to commemorate the launch, with Teaneck mayor Mark Schwartz and other community leaders in attendance. Designed by CPA Architecture, the six-story building yields 256 residences, including 38 affordable housing units.

 

Its second phase is set to begin construction in early May, and will add 248 additional units at 359 Alfred Avenue.

The southeast side of Newark’s Ironbound is heavily industrial. On Wheeler Point Road, where the Pulaski Highway crosses over freight train tracks, there are still scrap yards and factories. Every few minutes, a diesel truck appears, chuffing exhaust into the air.

 

Around the corner on Avenue I is what might be Newark’s worst illegal dumping site.

 

Needless to say, this is an unlikely location for an apartment building. But recently, a seven-story, 295-unit apartment building at 253-275 Delancey Street was approved by the Planning Board.
