February 24, 200916 yr That is really good news. I am curious whether any of the companies downtown, ones that have business people coming in consistently and have to pay for a hotel, would ever consider purchasing units such as these? Or would that not make sense for a compay like Ernst & Young to purchase one?

Or would that not make sense for a compay like Ernst & Young to purchase one? Only a company can decide that. However, at that price point, I don't think the BOD & CFO would look at this as a wise investment. Also, most company's have corporate (volume) discounts with hotels so they have set negotiated rates which are generally cheaper than RACK rates.
February 24, 200916 yr Several units on the 5th floor of the AD 1211 St. Clair building are corporate units...
February 24, 200916 yr Interesting. I think it would provide a more homely feel (if the $$ is right, of course).

Or would that not make sense for a compay like Ernst & Young to purchase one? also some of the condo buildings have restrictions on how units can be rented - ie 6 month or 12 month minumum for 1 person(not company), so that buildings don't feel like a hotel with changing tenants all the time even though the owner of the unit stays the same.

Also, most company's have corporate (volume) discounts with hotels so they have set negotiated rates which are generally cheaper than RACK rates. It makes perfect sense for them to do this. I know of one company right now (I'm sure there are many many more) that owns a loft in one of the buildings by Chinatown. Also, at Riverbend a condo was previously owned by Keycorp (or another one of the local banks). They would use it as a corporate unit for when they had visitors.
April 16, 200916 yr Just an FYI....Grand Opening of the Park Building going on right now. Food, speeches, food, open house of the model and rest of the building, food, and a swing band. Did I mention food? Come on by if you're in DT Cleveland and will be heading out for lunch.

April 18, 200916 yr Park Building condos put homeowners back on Public Square for the first time in a century Posted by Michelle Jarboe/Plain Dealer Reporter April 17, 2009 17:25PM Categories: Real Estate News Impact, Real Time News CLEVELAND -- When Chandra Vaidyanathan and Priyali Sen moved into their condo in early February, they became the first homeowners on Public Square in more than a century... http://blog.cleveland.com/business/2009/04/park_building_condos_put_homeo.html
April 18, 200916 yr That was a great article. I went in those places during an open house. Molto bello.
April 18, 200916 yr This is awsome... So great to see the Square & Lower Euclid slowly come back as the people place of my youth.
September 4, 200915 yr The Park Building site has been live for some time now. http://www.theparkbuilding.com/

September 4, 200915 yr those pictures don't do justice... MTS I am quite certain that you would approve of many of the bathrooms in this building. :)
September 4, 200915 yr those pictures don't do justice... MTS I am quite certain that you would approve of many of the bathrooms in this building. :) Nope, the tile should go all the way up the wall. Also I'm not a fan of homes where there is not a four piece (double sinks, Shower, tub and water closet) master suite. At that price point and location, those units should have all the bells and whistles. But that's just me.

I am agreeing with MTS in principle but I think at this price point it is reasonable for a builder to do this because a lot of what they did will get ripped out and remodeled because it wasn't custom built to the owner's wishes. Nice places. I wish I was in a place in my life, both financially and family wise, to pick up a unit...

Over time possibly, but if you're buying, you were most likely offered a couple of packages or to bring in your own designer. Granted I'm probably looking at a model unit, but it still grinds my gears! Also, I'm not a fan of elevators. I'm over the top, but even to me that is the biggest sign of being a lazy phat ass! Now if you have a condition, that requires an elevator or ADA needs, that one thing. But an elevator in a condo....puh-lease!

The elevator really should be optional. Along those lines, the (what looked like) semi-original elevators were left in the building. Now, me being an elevator hater, I shuddered every time I watched a resident walk into one while I was waiting for the building concierge before our cleaning for the storefront art earlier this week. I'm sure some guts got changed out, but the original shell looked super creepy to me.

I full heartedly agree this is why I did put tile all up the wall in the shower when remodeling it. It was a pain in the a$$ as I had never done tile work before, but it turned out beautifully. Half wall tile just looks cheap, and half wall tile throughout the whole bathroom is dated very dated (this is what i replaced, started tearing things out last year and just finishing the closet now. the wife was not too happy about the length of the project).

Looking a the penthouse plans, the lower level elevator could be storage (where are you storing mops, brooms, vacuum, etc??) or a computer nook. The upper incorporated into the master bedroom as a second closet.
September 4, 200915 yr The half tile is a soaking tub in the master suite baths of the 100 stack units. Per the floor plans there are separate standing showers. Also the tile pattern is picked by the buyer. Each unit is custom built.

Now, if you said you wouldn't buy if you couldn't use your own person, I'm sure they would let it slide. That is odd about the elevator. If it was only in one unit I would say it was for ADA, but it's in all the penthouses.

I'm just saying there are little things that I don't like. Like I said a few post back, I'm probably looking at a model unit. I'm looking at the floor plans now, most of the units seem to have a shower only. In the 200-300 unit there is no shower, only a tub. I see a four piece suite in the 400-800 series units. You guys might want to put up some more photos of units that are occupied. The half tile is a soaking tub in the master suite baths of the 100 stack units. Don't you have a Number 9 bus to find?! :-P LMAO!
September 4, 200915 yr On the elevators- Aren't empty nesters one of the market segments that are considering a move back downtown? And if you are getting up in years, you start projecting what your arthritis is going to be like in 5-10 years. And they may not want to consider a two-level condo because of that.

They're not necessarily a bad idea, per se, just more like something that should be an option as opposed to "And included in your penthouse is your very own elevator!!!!"
September 6, 200915 yr ^ Maybe a good spot for a health/nutrition store which sells lots of glucosamine! :strong:
September 2, 201311 yr Now that there is talk about the May co building being converted to apartments, Does anyone know if all 22 units in the next door Park Bldg are sold or is there still some units for sale?
