Tremont Taphouse "liked" two new pages on facebook last night:  The Cleveland Brewing Company and Butcher & the Brewer...both with addresses listed on East 4th Street.  Looks like we know what's filling in the gap!  Butcher & the Brewer's page says it's opening Spring 2013.  The Cleveland Brewing Co.'s page seems to have disappeared in the time it took me to write this.

Which is right where Dredger's Union used to be. The Cleveland Brewery has an address for 2043 E 4th Street, so maybe the empty storage space next door?

Wow, interesting stuff.  Can't wait to hear who the folks are behind these ventures.

Red is one of the best steakhouses in the country.  I believe it got a 28 Zagat rating.

I've been to the one in Miami Beach, indeed, it is a great steakhouse. Probably the best steaks I've ever had.

 

If it wasn't superb it wouldn't have survived as just one block from it is Prime 112 Steakhouse which is ultra popular with the rich and famous of Miami.

 

I've always thought Red has a great steak, but I forgot about Prime 112. Ate there once and it was really good as well.

Cleveland Brewing Co name registered to Jason Workman, partner in Tremont Tap House. Butcher and the Brewer name registered to Cleveland Brewing Co.

There is a "coming soon" sign for J Gumbo on the plywood storefront next door to jimmy johns. Good to see it progressing too.

I like the idea of putting a brewery on 4th. While many of the places are specific to food, it will be a nice change to see a brewery. If this is in fact the model.

I'm not sure if this had been mentioned, or of this is the right place--- but does anyone know why barroom/Cadillac ranch closed? It's been closed for about two weeks now... Maybe shut down for underage?? Orrrr??

I was digging for info on the C-Ranch situation and found this in a purchase agreement for Granite City buying the Pittsburgh Cadillac Ranch

 

"(b)          In addition to Seller’s and REG’s obligations set forth in Section 2.7(a) of the Master Agreement, at the Closing under this Agreement, Seller and REG, as applicable, will be further obligated to execute and deliver the following:

 

(i)            an agreement between Seller and REG terminating the Management Agreement between Seller and REG dated June 9, 2010;

 

(ii)          a bill of sale substantially in the form of Exhibit 2.5(d) for all of the Assets that are tangible personal property and used in the operation of the Pittsburgh Restaurant;

 

(iii)          the financial statements required to be delivered pursuant to section 3.2 of this Agreement;

 

(iv)          evidence that REG and Seller have caused the following parties to cease and desist from using the Marks, Copyrights, Trade Secrets and Net Names: CR Sparks Ranch West, LLC; CR Las Vegas, LLC; Nashville Midnight Oil, LLC; Cincinnati F.S., LLC; and CR Cleveland, LLC, together with an assignment to Buyer from such parties of all of their right, title and interest, including goodwill, in and to the Marks, Copyrights, Trade Secrets and Net Names in the form reasonably acceptable in form and substance to Buyer within sixty (60) days after Closing;

 

(v)          separate noncompetition agreements substantially in the form of Exhibit 2.5(g) executed by Seller, Owner, REG, Jon H. Field and Joel A. Field;

Unfortunately purchase agreements aren't my expertise.  :-P  What does that mean?  Sorry if it means nothing, just thought Id put it up

 

I am guessing that the Franchisee was trying to make the best of losing the Cadillac Ranch name and slightly adjusted the theme, allowing him to stay in business and not worry about any legal action.  Unfortunately for him part of the reason that Cadillac Ranch was sold was that it was a bad business.  Putting lipstick on a pig...

 

Will be intersting to see what happens with this space and the May Co. building over all.  Once J Gumbos and Chipotle open (whenever Chipotle opens as there has been no work and no updates) that will be the only vancant spot on that side of the street between PS and E4th.

Still no sign of a chipotle moving in.....anybody know what's happening with it?

 

Good news...demo work has begun in the old Sometimes in the Silence space. All the drywall has been ripped back to the studs. Glad to see this finally moving along. Hope an announcement is made soon.

 

But with good news comes some bad news...Nexus Cafe on Prospect has closed its doors. Sad to see another local business fail. It's a large space and was pretty under utilized.

Nexus Cafe space = c'mon Melt... Isn't it about time for downtown...? They could make that stretch of Prospect.

I know for a fact that the eating establishments on Prospect and Huron closer to East Ninth are not doing the business they would like to be doing and/or have done in the past.  Struggling might even be an apt discription.  Bringing in Melt really would not help the situation.

They worked wonders for Cedar and Taylor.

^I have no doubt Melt would do fine....but they would chip away at that "finite customer base" (which is not breaking down the doors at places like Huron Point Tavern, Clevelander and Paninis right now).  And Melt would be competition for them rather than most of the restaurants on East 4th (might hurt Flannery's)  Of course this is America so....

I think Melt would take customers away from Flannery's, Harry Buffalo, Panini's, and Winking Lizard more than Huron Point Tavern and Clevelander.

I suspect the Indians' disappointing season has something to do with this, but also the rise of Euclid Avenue as the booming lunch destination area for downtown office workers. I was surprised to see how few people were at the Clevelander recently for lunch.

This is essentially what needs to happen...MORE PEOPLE! If we want more retail and for restaurants to not cannibalize each other the residential base needs to expand.

Clevelander is not really a lunch spot.

Do we really think that it is residents that primarily support the Downtown bar scene?  Even I can't drink that much.  The number of Downtown residents could double, it would have nary an effect on the bar and restaurant scene.  More places might open up on a Sat/Sun afternoon.  That'd be it.

^ I honestly think cafes are resident/local driven.  Bars and restaurants are driven by workers, ballgame attendees and such, but once again, only so many patrons to go around.

 

I think in Nexus's situation, that is a place predominantly used by residents and locals.  I cant imagine commuters and fans going to Nexus often.

Another problem for Nexus is that the space they had is huge.  It could almost be 2 separate retail spots in there. not based on street frontage, but on the overall usable space.  I think it is going to take something other than a cafe/bar in that space to make it work.  Feels too large otherwise.

Clevelander is not really a lunch spot.

 

Then they shouldn't be open for lunch.

It will have the residents, plus all of the tourists since it was rated one of the top bar-hoping areas in the world.

^I think X was referring to downtown in general.  There are spots not too far from east 4th which are struggling, especially given the awful Indians attendance this summer.

 

I have a friend who owns a place downtown and I get bummed hearing how often he refers to downtown as "dead".  (and he has been downtown for more than 15 years).  I think he exaggerates out of frustration, but he has definitely put on hold plans to expand hours into the evenings.

tilted kilt place opened around the time the casino opened.  I don't think there were that many.  Phase 2 of the casino is where I expect to see more restaurants open.

Thanks. I thought they just opened this spring, but I was not sure. It is too bad they only lasted 6 months.

The space is way too large for a coffee shop and they closed down frequently for religious events, so of course it didn't work out. That's not necessarily a lack of demand...just not the correct use.

Construction is underway for a new subterranean speakeasy style cocktail lounge on E.4th Street. I believe the name is called Society Lounge, but I could be wrong. The entrance is at 2063 E. 4th (in between Saigon and Zocalo).

Was in a meeting with Ari Maron this evening. A new tenant has been signed for the Dredger's Union Space. Do not know if it is a retailer or restaurant. It will be announced in the next week or so.

Alright, enough.  For the record, "I wish ________ (thing I like) would open up here instead of _______(whatever is actually happening)" is not and will not ever be considered on topic discussion.  We've seen this basic line of thought derail more threads than anything else on this forum.  It gets tiring, it gets obnoxious.  If you feel the need to do it continually, I suggest you get a blog.

Back on topic folks.

The most exciting thing that will happen near E. 4th will be the Colonial & Euclid Arcades.  (No offense to Ari's beer and steak joints.)  Dick Pace will master lease 60,000 square feet of ground-floor retail at the arcades and attempt to revive the property.

Pace already has an office in the arcade to facilitate leasing. There are signs up with a phone number to rent space. We'll see if it actually works.

Just to clarify any confusion, new signs were put up this morning for the Society Lounge in the windows of the the entrance to the Fredrick building. I used to live in the Fredrick building and this is where we'd have to plug in a door code to get in and out of the building. A couple weeks ago I saw several trucks hauling large loads of drywall into the basement of the apartment lobby. Not sure how the entrance will work for security reasons, but Society Lounge doesn't appear to be going into the Dredger's union space or the empty space next to it for that matter.

 

It's hard to see in this picture, but the entrance I'm referring to is right behind the Zocalo sign.

Nice job with the video. Love the interior pedestrian cut-throughs to break up a very big block and make it more walkable. I assume the vision for those European-style close's will feature shops, cafes and other activities along them, and not blank walls that turn an otherwise pedestrian mecca into an intimidating rat race? :)

 

By the way, how often does the #2 streetcar run between Cleveland and Ringdansen? I think I'd like to ride, although I don't know any Swedish.

This is pretty much what I'd like to see on the block, as well.  I wouldn't have changed the two parking lots to the E and W of the site into pocket parks, though.  They tend to be so poorly used, I'd rather see them developed into small buildings.  I might leave out the angle in parking, too.  I think it works well in small towns, but Downtown streets are too busy to pull out blind like that, and too crowded to use up so much ROW.

there isn't any angled parking, it is all parallel parking.  I know the sense of scale is missing from the video.

Nice work Biker. Your plan would be a great benefit to downtown and achieve the stated goals nicely. The only aspect I didn't like is re: the pocket parks facing windowless brick walls. The whole "eyes on the street" concern.

 

Oh - and on the ground floors/along the sidewalk you should make them another color or add storefronts to emphasize the retail potential. I'm worried K&D will see this, take it literally, and it will inspire them to continue ignoring  the sidewalk!
