who wouldn't want to have their offices above a bowling alley/martini bar, though?  I mean, talk about opportunities to wine & dine clientele...you've got it all in the building!  And if you really want to venture out, you can pop down the block to Lola, HoB, Flannery's, or Pickwick...not a bad set of options!  So, can they get better rents from residential or office tenants?  Also, are there restrictions on what uses can go in based on the subsidies they've received? 

 

actually, my grandfather had his offices right above a bowling alley for many years. it was fine, except for the time he came in and found a dead body in a stairwell, but i digress.

I can't wait for the bowling alley to be open. That'll be fun! I did that in a similar place in NYC, and it was awesome. I bet it'll be a little cheaper here.

MRN wins Ratner Miller award

Downtown Cleveland Alliance announced today it would award the annual Ruth Ratner Miller award for contributions to the vibrancy of downtown to MRN Ltd., a Cleveland-based realty development and apartment investment firm.

 

In an 11-year, building-by-building project, the family-owned MRN transformed the only part of downtown Cleveland that retained its 1890s-vintage flavor. MRN redeveloped the former Woolworth’s store as the House of Blues and recast East Fourth Street near Public Square as a home for apartments and restaurants.

 

“Their goal is to never change or overhaul a neighborhood, but rather expound on its history, enhance what exists and improve the quality of life for its residents and visitors,” Joseph Marinucci, president of Downtown Alliance, said in a prepared statement.

 

Rick Maron and his sons, Ari and Jori Maron, operate MRN.

 

The award takes its name from the late Ruth Ratner Miller, who spearheaded development of Tower City Center as the former president of Forest City Enterprises Inc.

 

Downtown Cleveland Alliance was formed by property owners and downtown local development corporations earlier this year to improve the safety and appearance of downtown. The Downtown Cleveland Alliance is continuing the award, which was launched by one of its predecessors, the former Downtown Cleveland Partnership.

 

The award will be presented at a luncheon Oct. 27. The alliance will also present another eight awards to downtown development projects completed over the past year.

The bowling alley is having a VIP event Nov. 25, so it should be complete by then. I walked by today and noticed the alleys themselves have been installed, along with most of the drywall and some lighting. They're making fast progress in there.

If Ruth Ratner Miller were still around, I think much of the negative comments on UO would be more positive. Ever since she went over to the other side, FC has been considered the bad guy.

The bowling alley is having a VIP event Nov. 25, so it should be complete by then. I walked by today and noticed the alleys themselves have been installed, along with most of the drywall and some lighting. They're making fast progress in there.

 

Wow, Nov 25? That's fantastic. Although it reinforces the fact that I know less than nothing about the art of construction. Some seemingly simple things take a year, but then they can tear ass and slam a bowling alley into what was a decrepit old Wendy's in a couple months.

i think it also speaks volumes about this development group and their project management and financing situation. 

 

Cleveland desperately needs more outside investment to occur so that we can begin to see "wins".  Too often local developers/speculators with little experience or limited financing tackle projects that are either on hold for years or never occur.   

 

There is certainly room for the locals and I want them to succeed, however there are so many opportunities that as a city we need to attact some developers and investment $$ (and accompanying fresh ideas, optimism, etc) from the coasts.   

 

It still blows my mind that Gateway has been open for 11 years and there are still:

- empty and generally unfinished floors above Clevelander

- an abandoned stretch of lower prospect (e4 to ontario)

- maybe 50% street level occupancy on prospect from (e4 to e8 alley)

- multiple available storefronts on e4 (there are at least 5 still).  I know that some recent announcements were made, and lets hope that they materialize like the bowling alley did. 

 

It feels like everything moves in slow motion in Cleveland.  I think this has to change, especially when the main barrier appears to be entreprenuers/investment dollars/new ideas.

Truer words have rarely been spoken.  We definitely need some more out-of-town investors, and I wish our 'leaders' with the NEO Partnership could (for once) start pulling their oars in the same direction so we can crank up more interest, and hence up the competition ante, downtown ... The flip side is that a number of Cleveland-based high-rollers are investing elsewhere... We won't get into those pirates at Forest City... The latest is that John Ferchill's group is doing a ground-up rehab of the Detroit's old Book Cadillac Hotel into a 67-suite luxury Westin Condo.

Gilbert's in a tough spot.  I love the guy for what he's doing for the Cavs, the Q and the local econ in moving 300 Quicken jobs here... Moving the 3,500+ Rock/Quicken HQ downtown would awesome, but the man still has a ton of good will and family in his hometown.  If he yanks he HQ from Livonia (in econ struggling Michigan) to Cleveland would make him Darth Vader there.

Id take Darth Vader over Art Modell anyway.  Hell, I would love for someone to move their HQ here for once.  Even if it meant suffering in another state.  I know it sounds harsh, but its business.

Well, I'm just talking about investment. I don't think he's going to uproot Quicken Loans. But maybe he can seed something here and we ALL can get a piece of the pie. That's what I'm talkin' 'bout!

Better yet, grow some stuff locally ... Instead of waiting for the market to tip to being suitable for outside investors, we should expand a small effort already launched by the city. When cTIX moved to an online system, emerging tech businesses were given three-month leases in the former cTIX building while they found their footing (and established a lot of visual attention). When the lease is up, the city provides these businesses with counsel on finding space elsewhere. We could do the same thing with multiple sectors ... offer technical assistance (branding, signage, accounting), coupled with paid, short-term leases (perhaps six months), to the five start-up companies that prove to have the most market savvy and most desirable new product/service offerings for downtown neighborhoods.

 

In small storefront spaces, I think you could probably accomplish all of this for less than $1 million annually. If you carefully selected the businesses that looked to have the most staying power, this investment could spark a lot of other investment in downtown. And it would certainly beat bending over backwards with tax incentives to lure outside businesses.

As long as cities in this state insist on frivolously suing companies like Sherwin-Williams, we're going to have a hard time convincing companies to move here (much less keep the few remaining HQs we have left). Talk about biting the hand that feeds you.

speaking on the old ctix place @ star plaza:  PMO moved out over a month ago and there is nothing in there now.  i would have thought there would be a waiting list of sorts to get the next available crack at this space. 

 

anyone know what or who is going to occupy this space, and more importantly, when?

 

as for jump starting downtown street level investment (and otherwise), i think that the city needs to become much more transparent. 

 

2 recent examples:  I was looking for an email address on the city's webpage (i see city employees with blackberrys, so surely some of them have emails).  There are very few department or individual emails.  The city needs (and i think wants in many cases) the help of interested parties in identifying problem areas or potential solutions.  The city needs to make it easy to communicate and do business with.

 

the second is the City's land bank.  although they are collecting properties around the city that are available for redevelopment, none of the properties are listed on the city's website.

 

it will always be more difficult to develop downtown, due to the size and varied interests, but the city has to make it as easy and streamlined as possible for citizens and investors to participate.

walked by the corner alley for the first time in a bit. I recommend you doing so also in the near future, some good progress cranking out still. (or just take a camera)

No camera, sorry, but I walked by on my lunch break. Corner Alley is looking nice! I noticed they had the pin-stacking machines in. I wonder if you'll be able to see them at work at night. That'd be pretty neat!

 

I'm very happy they took all that street space, too. That section of Euclid is starting to look like it should!!
