I really don't think there will be any large private invetment along Euclid (515 Garage, Atrium) until the corridor is completed due to ease of travel etc.  Also, I think private investors would like to study the impact of the corridor for a couple years before they spend money along it.

I agree.  I think that the city is working with investors to rent/buy spaces in buildings, but we'll see more openings as the ECP winds down.  I'm sure retailers/real estate agencies are already locked on leases on Euclid/Prospect. 

 

With more condos coming on line, more services are needed in the immediate area.  Its only a matter of time.

 

Right now we're in the real estate slow months, I have a feeling things will pic up mid march.

If that's the case, then there will be no impact.  Ultimately somebody has to jump in first.

1) flannery's has a big ugly black fence. Which is seemingly for zoo animals, since its seven feet tall.

I walked by the varying height fence today too.  It looks like a GreenScreen (http://www.greenscreen.com) sort of fence that would enable some sort of vegetation to grow on it, though I don't recall it being a three dimensional fence as GreenScreen advertises.  The fence at EcoCity Cleveland offices has vines growing on it, though I've never seen it completely filled in.

side note: I overheard Lola's Michael Symon about a week ago saying that their first few months have done far better than anticipated, giving them a comfy cushion heading into the slow winter months.  Kudos to Symon, Lola, MRN, and Cleveland!

Was disappointed to find that bowling was still $35/hour on a Sunday afternoon at Corner Alley...the lanes were still pretty active, despite this, but it was too rich for my blood!  My gang went to Flannery's for a round and I scoped out the new windows across E. 4th in the ground floor of the Sincere Building.  Much like the ones in the Corner Alley space did at first, these look rather cheaply done.  We'll see how they shape up as work progresses!  Lots of people walking around and the Exhibit Cleveland storefronts (3 or 4 on E. 4th, plus the May Co. Building) continue to shine at all hours.  Kudos!

why are you disapointed?  Its Sunday, no football in Cleveland, and winter.  If I owned it I'd charge a premium also.

 

In April, I would suspect the "newness" would wear off and with outside activities resuming, there will probably be specials for afternoons but the weekends will still be a draw and there will be more street life after Indians games and concerts, special events.  Then we'll see it happen again when the next cool spot opens.

cool. i remember someone mentioning that a club would be opening on east 4th. east 4th is becoming quite an entertainment hub.

One of the workers working in that building was standing outside either last week or the week before when I was walking by.  I asked him what they were working for that building.  He said it was a bar & grill modeled after an existing one in Boston.  He told me the name, but I don't even want to try to spell it.  I'll definitely butcher it.

That's the Krause Building, and since the developers are calling themselves Krause Project Partners, it's a good bet that the reference to West 4th Street is a mistake. (In addition to running for a block in the Warehouse District, West 4th also runs through a stretch of Tremont.)

Why can't a nightclub be within 500' of another one as stated in the zoning laws?  Guess the city doesn;t want a concentration of activity...

I'm glad they found a use.  I'd seen them in there alot lately and was wondering.  Last time I had talked to them a couple of months ago, they didn't, but were fixing it up a little for marketing purposes.  It would be nice if it was something besides another bar/club/restaurant, though.

Yeah. It's weird to me that MRN is simply replicating the Warehouse District.

^I think that this is the one building on the street that MRN doesn't own.  I wouldn't mind if this street was completely entertainment. If that were so, I'd like to see a lot of neighborhood retail on Euclid and Prospect to help the housing market. That said, I heard that there is only one residential vacancy on the entire street.

I really don't see this as a replication of the Warehouse District. The Warehouse District is simply geared toward a different style/level of entertainment. It's either restaurants or nightclubs/bars - whereas East 4th (with HOB, Pickwick, and Corner Alley) offers more in the way of "destination" entertainment for lack of a better term. There are similiarities to be sure, but I think each neighborhood has a distinct flavor - and with the residential components, I think each will be much more sustainable than say, the Flats.

I was going to go for the entire pimp dinner set.  Great for entertaining ho's.

^^I think E.4th has it's own vibe and is distinct from WHD.  For one thing, E. 4th is emerging as an all day/night place with more diverse locales.  Corner Alley, alone, is responsible for a lot of this and I'm seeing a lot of families pouring into the place during the day -- what kid doesn't love to bowl?  Also, HOB's restaurant, w/ it's Company Store, also draws more daytime/family crowds.  W. 6th, on the other hand, is a virtual ghost town north of St. Clair until sundown.  There's more buzz in other WHD areas, like W. 9th, esp around Constantinos, and the little strip of art galleries and clothing shops.  Starbucks and the Chinese joint keep a buzz on lower 6th...

 

Bottom line, I welcome both hoods.  E. 4th gives us variety; the 2 complement each other.

i spent last weekend nights out at east 4th street establishments and had a complete ball. i noticed an older crowd as opposed to the WHD. oh, and if you want to spend valentine's day dinner at lola with your special someone you'd better call now. i got mine today and there were not many slots left.

Sounds like a nice addition to the street.  Wonder Bar is a funny name, though.  It makes me think of that crappy bread, or those fantastic bras!

Looks like a cool place from the website and pics on myspace, but looked like a rather young crowd from the pictures, and the lineup looked more like spinners as opposed to Jazz.  Kinda Warehouse District. 

The Corner Alley has a new neon-bowling pin sign on East 4th with a 'moving' pin.  Can't remember if it's been mentioned here before, but I'm pretty certain I haven't seen pictures of it at least.  So if someone has a camera when they're going by at night, it looks really cool.

 

Also, the View Nightclub on Prospect is advertising itself as part of the E. 4th Street District - interesting.

i saw a few things in gas lamp district in san diego last week that might apply to cleveland/e.4:

 

tequila bar (possibly what we can expect for the new place on e4??)

a downtown bike shop, with bike rack (why isn't there one of these in playhouse square or warehouse area?  rentals, repairs, etc.)

^That's an interesting comparison- E4th to Gas Lamp.  I know it's purely a matter of taste, and thus subjective and not a criticism, but I really couldn't get into the Gas Lamp at all- just seemed totally manufactured and blandola.  Like a night life Crocker Park that just happened to use existing buildings instead of new ones.  It's actually been in the back of my mind as something I hoped E. 4th/lower Euclid wouldn't end up like.  I really am not one who laments the departure of "grit" if windows get fixed or litter picked up, etc., but there's just something about those tidy brick sidewalks and immaculately "restored" facades that sort of creeped me out.  And I sort of barf when I see those bike racks with "San Diego Gaslamp"- it's like, OK, I get, it, I know where I am.  I feel that way about those light post things at the end of E. 4th and most other "gateway" signage.  Cheap place-making.

 

And yeah, Wonder Bar is definitely WHD material- I think I hit that one in Boston a few times about 8 years ago soon after it opened.

Would you prefer if they did a crappy job with the brickwork and facade restoration?  I just don't get what people mean when they make this sort of complaint.
