I drove by yesterday, and I have to say the apartments over corner alley dont look close to finished.  Was there a rumor they will be finished soon?

Crowd update: Went last night (wednesday) and the crowds were thick on the patios for dinner around 8pm, not too shabby. The show at Hilarities was 25% full...even with free tickets to many...but the restaurant was still active. Leaving around 10pm, we were surprised to see (fewer) but still many people on the streets, still eating and keeping it to a dull roar. Its a worknight after all! Incidentally we took the trolley from the WHD on the way there and it was super convenient and free.

 

We walked all the way back to *West* 4th without any harassment, although most of the bums know me by now so they don't bother.

I hope the Bang and Clatter theatre does well and can make it strong with the arts crowd.  I think I will check out the act that begins Sept. 19

The RE market is still very tough here.  But with the speedy apt development of 668 next door and the (finally) return of Euclid Ave from a dusty/muddy dark corridor from ECP construction, to a major downtown street again,  I expect the Corner Alley apts will start a-building once again.  E. 4th appears to be getting stronger by the day.

Corner Alley apts never stopped building...

I didn't say they stopped or quit, like Jay Lofts; just were perhaps subjected to slow downs.  It may or may not have anything to do with the RE market which, in E. 4th looks pretty hot, though still challenging everywhere in Greater Cleveland.  It could contractor issues or problemss with change orders: who knows, but it does seemed to have slowed down... but not to worry, these units are going to get built.  There appears a feeding frenzy on E. 4th.

Is the Saigon restaurant in trouble?  Even during busy periods it seems like the odd restaurant out; while its neighbors buzz (esp Zocalo and Flannery's), Saigon often sits empty, or near empty.  We've noticed the sometimes close earlier than the other joints seemingly for lack of biz.  Seems like a nice place; well designed.  I hope it hangs in there.

That would be too bad if Saigon were in trouble. Even with it's off the beaten track location, the sister restaurant in Asiatown, #1 Pho, is busy during peak hours and sometimes off hours as well. While the price point is appropriate for the neighborhood, I find Saigon too bland for my tastes. I think of Vietnamese food as having very complex flavors and Saigon seems to dull the palette.  Also the atmosphere may not fit the mold of the other places on the street-which are more festive in general

They do pretty good business at lunch time, like most places downtown, and could probably survive on work-day hours only like Vincenza's or the food courts.  Alcohol is not their staple like many of ther other places on E 4th, so night time business is slower.  The food is pretty good, but a little below #1 Pho which is great.

Clvndr, I'm really not trying to pick... but this is how rumors get started, and I'm going to nip it in the bud.  Please refer to Mayday's watched pot post above.  The apartments above the corner alley (I believe they will be called Euclid Block Apartments) have not stopped.  It has not slowed down. It has nothing to do with the "market".  Honestly this is the thing that most people not in the architecture, construction, and development fields have the hardest time grasping.  If it looks like things have "slowed" it's because most of the "visible" work is finished.  Many  buildings will sit in a state of looking near complete for an extended period of time.  I don't know exactly when they plan on opening... but I asure you after being in and around the field for about a decade this is completely normal.  Over the last couple weeks they have been pulling all the doors and frames they were finishing in the future Black Finn space into the building, they have been pulling all the cabinetry out of the space beneath the sincere building in here, they have been taking truckloads of flooring into the space.  They just finished painting 2-3 weeks ago.  In short they are doing finish work.  And it can take a long time.  I know people that have toured the space recently, and hear it looks greate... so please, let's stop with any sort of markets slowing construction, or doom and gloom talk.  They've been working on this space for almost 18 months and are in the final stages. This is all perfectly normal.

Hold on a second McCleveland, read my post ... carefullly -- there was anything but gloom and doom about it.  My point was to try and assuage BelievelandD who brought it up so, please, cool the lecture circuit.

^Uh, no. You earned his retort because you clearly suggested on more than one occasion that the units weren't being worked on (or the pace had slowed), or that there were issues with them. So what if he called you out on a few off-base comments and cleared things up? Just thank him for the clarification and move on :roll:

Today in the apartments that haven't stopped being built, I saw toilets, sinks, and bathroom hardware being taken upstairs.  I also noticed the kitchen cabinetry in place in the corner unit directly above the corner alley entrance.  In other east 4th news there is a sign in La Strada's window "apply within" for various positions.  The place looks pretty much wrapped up inside, it can't be long now... and i noticed a lot of scaffolding being assembled inside the future greenhouse tavern site.  I was talking to someone who knows the chef / owner who said they are hoping to be ready by the first of the year if all goes well.

Anyone know when the East 4th street website will be finished?  It is listed as new wesbiste coming soon before it takes you to the site.

This is a question/venting. Why does the storefront next to Bang and Clatter look like hell? At a minimum they could paint the plywood black. Does anyone know of plans for this space?

I dont know why...I think very slowly they will make all of those buildings look better.  there are plenty of buildings on Euclid that need lovin.  I cant imagine they would finish this beautiful project and not clean up everything.  Honestly, every available space could be used with something from chipotle to argo tea there is alot of people downtown that probably want to switch up from teresas pizza and jimmy johns.  It excites me to think these places will fill up

i've heard whispers of what that space will be, but it's not confirmed yet.  But basically it looks the way it does because it is controlled by East 4th.  MRN has an easment that allows them to control all the street level space of the WT Grant Building.  As I believe has been stated before MRN owns their own construction crew, and they currently have a whole lot going on finishing both La Strada and the Euclid Block Apartments, while beginning precursory deconstruction in the future Greenhouse Tavern Spot.  Once La Strada wraps up (could be days away), and they remove what's left of the Euclid Block materials out of the future Blackfin space (they've been using it as a staging area for Euclid Block construction) they will start up on Blackfin.  So unfortunately we are going to have to wait a bit longer on that space next to B&C, as its place in line is a little further down.

Does anyone know what the building La Strada is in will be used for or could be used for. It's just a blank wall right now so I don't know if they plan on using it for storage. I can't imagine it would become apartments if it doesn't have any windows.

It's storage and access to the Woolworth Parking Garage.  It's unlikely that it will be used for anything else.

i didn't realize a coffee shop was going in on 4th street...good to see something a bit different going in on that street

i saw that too...I also se that greenhouse tavern will offer 30 jobs.  People can say Cleveland is depressed and all, but obviously all of these businesses coming in see something that the rest of the country doesnt.  There is plenty of space to grow too down there.  This is looking like a very legit neighborhood to reside it, not just hang out for comedy, sports or dinner.  With greenhous tavern serving breakfast it will be more of a place people congregate too in the morning as well.

^ well looks like the cat is out of the bag... that was my big secret.  People were asking what the plans were for the storefront next to B&C... last I had heard MRN was moving their East 4th leasing offices off of 4th into that space, to create room for a cafe.  Obviously Erie Island Coffee opening (across from Lola, and next to Saigon... where the current leasing office is) pretty much cements what I heard.

Hopefull in the future thet can build this neighborhood even more outward onto prospect.  It would be nice to fix up prospect and be able to connect east 4th with prospect/east 9th/huron intersection

That's a good catch VBR... and one I haven't heard anything about.  Last I heard it was still on it's way... and it still has a cleveland location coming soon on it's website.  I'll see if I can find anything out.

Its probably such a long way off that they decided not to include it on the map.  They almost knwo the debut dates of greenhouse and the coffee place and its soon, therefore they want to tell the consumers.  I doubt they want to get peoples hopes up for this restaurant if it doesnt open until next fall.

McC, is they any talk of a grocer going into the area?  That seems to be the only thing missing, now, and I'm seriously thinking about moving to E.4th when my lease is up, next year.

Nope, none that I've heard.  Honestly, I don't think there is a space with enough size around East 4th to support something like that.  Though for awhile I've been clamoring for a "constanino's east" type spot (mind you that's my posturing, not anything currently being considered... at least that I know of).  But none the less, it's really not too big of a deal.  Our grocery needs are met mainly with the 1-2 punch of WSM and Dave's on a Saturday afternoon (less than 1 mile for us... probably closer than many suburbanites are to their store), if I need to pick up something quick I either walk to the reserve square store, or hop the trolley to constantino's.  Don't forget those trolley's run until 11pm and have a stop directly in front of East 4th... so it shouldn't really be an issue.  If you need to tide yourself over on the weekend, CVS has beer and all the essentials.

 

EDIT:  I do know that most of the "retail" they are talking about for 668 is service industry type... dry cleaners, etc.  And it was at least brought up having some sort of convenience store, similar to a constantino's... but that at this point is of course just talk. we probably won't know what's really going in there for another 12-18 months.

You're probably right.  And you have a good point about Constantino's and Reserve Square and CVS.  But, still.  I think a real, live grocery story would complete the neighborhood.  There's a LOT of empty space inside, er, Colonial Plaza ( ?? the arcade with Quiznos in it), and those three retail spots at 551 Euclid could be merged to make a decent sized market, no?

 

Just a pipe dream.
