Looks like there's two businesses there currently. Columbus Eyeworks and Salons at High & Hubbard, according to Google Maps.

Hopefully they’ll get to stay if this tower goes through. It looks like the portion of the building that houses the Hubbard Grill will remain intact.

Yep, which is interesting because the entire building is one parcel. I initially thought it was a separate building/parcel than the Hubbard Grill, but apparently it isn't. I'm glad the Hubbard Grill portion will remain untouched. 

I agree that it's good that the Hubbard grille stays untouched. My one 'fantasy' request would be a rooftop amenity for Hubbard. The new building could offer the right space for a stairwell and short elevator to access it. 

 

The street names are an interesting touch.

I'll bet the roof of the Hubbard Grille couldn't support the load of an amenity space without serious structural modifications.

I would think the parking lot just north of this is going to become to valuable to remain parking. I know it’s used by the apartments, but a new building could add parking. 
 

it would also be a great space to just have a little park. 
 

This building looks great and hopefully it gets pushed through quickly.

This is awesome. This is the exact type of proposal I want to see at the check cashing and family dollar locations!

I went by the IBEW again today and there's a new excavator parked on site. Maybe we'll see a ground breaking soon. 

I love this!  Build it has quickly as possible!  The renderings sort of make it look like it is "THE center" of the Short North-it looks like it will have a nice commanding presence.

 

The hotel they are planning right across from OSU on the plaza should be more like this in height and massing-something that makes a statement. I mean if we are going to be the silicon heartland and all, we need to step up. Just sayin. 

 

*I would like this even more if the Hubbard street facade was the High street facade.

I believe they went away for a short while-I checked over there and the comment section was missing on the articles...but it is back just like it used to be. I looked at some of the recent comments and they were not that bad at all, surprisingly. Many of the usual miscreants and reprobates were not commenting.

Yeah that one is weird, because that is also Wood Companies, so you would think they would want to start Parkside before, but who knows.

Wood Cos. reveals plans for 12-story Short North building
 

“According to Franklin County Auditor's records, the Hubbard Avenue property has been owned by an LLC affiliated with Wood Cos. since 2004. 

 

The new building would include two ground-floor retail spaces; one would be 2,100 square feet and the other 2,600 square feet. There will be two floors of parking and one floor of about 10,000 square feet of office space, according to plans submitted to the Victorian Village Commission. 

 

On top of that would sit eight stories of apartments, with units ranging about about 1,100 square feet to 1,600 feet. Plans show a rooftop pool and clubhouse area on the top floor. There would also be a fitness center on that level. 

 

The Victorian Village Commission will consider the plans on a conceptual basis March 9.”

Wood Companies has submitted a proposal for a 12-story building to the Victorian Village Commission. The plan, which calls for a mix of residential, office, retail and parking at 21 W. Hubbard Ave., will get an initial review from the board at its meeting on March 9.

 

Currently occupying the site is a one-story building that holds Columbus Eye Works and Salons at High and Hubbard. The proposed building would sit directly behind the historic building at 793 N. High St. that is home to Hubbard Grille and several retail shops.

The comments on CU’s Facebook about this are hilarious. Apparently it looks just like everything else being built and will be sh*tty quality. Wood companies does great work and this will be a great project.

Reading comments on places like Facebook and Reddit you know there is always going to be so much negativity there. It's honestly exhausting. Whatever the topic is doesn't matter, someone will come in and start being super negative and once someone initiates with them they'll likely start throwing out insults and talking down to people. Rinse and repeat for literally everything these days.

 

It's my favorite part about Urban Ohio. We mostly have discussion here, even when people disagree. It's how it should be!

Responding a tad late, but had to say that I love basically everything about this proposal. The height, the aesthetics, the location, right down to the cool use of the street names on the upper façade. I hope it gets approved and under construction quickly!

There was a lot of activity on the IBEW site today. Looks like they've dug about 4-5 holes around the site for underground utility work. I've also noticed a lot of workers coming in and out of the old IBEW building.  

Crews have fenced off the entire IBEW site, including the grass field next to the parking lot. Also, there’s a bunch of orange plastic barriers for traffic or pedestrians. 

Forgive my ignorance here but what is the IBEW project? I went back a few pages and couldn't find anything unless I just completely missed it.

It’s Kaufman’s Greenhouse mixed-use project. I think most of the discussion about it is in the Vic Village thread.

According to the article, Columbus Eye Works will not able re-up their lease in the new building, but Wood Cos. is offering them space at Parkside on Pearl which is expected to break ground this spring. 

 

The commissioners were generally receptive toward the plans, but naturally had concerns about traffic and parking. 

 

 

The 12-story Hubbard tower was presented to the VV commission. Sounds like it was well-received. They also mentioned that Parkside on Pearl will start this spring.

Any updates on this project? I hope we see this one start and finish in 2022. That little area NEEDS some love.

Seems to be a pretty standard build. 

 

I know there's been talk about the NW corner of High & Price, but it's not 100% clear to me who owns that strip center. The LLC name fits with Wood Cos LLC patterns but doesn't share the same main mailing address. Oddly enough, the mailing address for Price&High LLC is 21 W Hubbard, the location of this build so probably Wood(?) If so, then that piece appears to be the last blank slate for Wood in the neighborhood they had a HUGE part in developing. I hope those leases expire soon and those businesses can relocate because I'd love for Wood to do 'something special' there as well. I imagine the leases are what is keeping a project there from really moving forward. The loss of Paradise would be significant to the community so there would need to be logistics involved in relocation or ability to maintain a presence. Local bar is close to an institution at this point, but, as much as I like it, there's many more bars to fill the void.  And we have seen that Salon Lofts is holding on to that space. And they may have quite a bit of power over leases. I had really hoped that Hubbard would have totally addressed their needs but I guess not. And we all know the Short North has a shortage of salons /s 

 

The Family Dollar property is still held by Family Dollar Corporate. I'm pretty sure they aren't in the development business and have no intention of opening a new store there. The key will be to figure out who can offer them enough money to release the property with an unsolicited bid or how the city can sway them to release the property. The land would sell in no time if it went up. And it would demand a hefty price and warrant a hefty build. And the size of the lot would allow for a great build and (annoyingly) with space enough to include a sizeable deck to service the Northern section of the SN. 

 

Lastly, speaking of the cash checking place.... Equitas bought it in December for $3.06 million. 

 

This means Equitas owns quite a bit of land on that corner. I wouldn't expect anything huge, but perhaps they have long term vision of something like the King Lincoln Medical Center. If they partner with someone else, it could be more significant. I wouldn't expect them to sit on it too long so hopefully we hear something this year.

From what I understand, Equitas has a really commendable business, and obviously access to healthcare is invaluable. It’s bad, but I can’t help to be a little nervous though because between the new building and the building next door, they’ll take up quite a bit of store frontage. Obviously they’ll need to cover the windows to protect privacy. I guess I just worry two buildings with protected windows in the Short North is quite a bit of a break up. Maybe the nerves are for nothing.

They may develop it with a mixed use aspect also, you never know. They could keep their current building and create a space for lgbtqia+ businesses and then have housing above that for lower income. It could be a great thing. 
 

I saw the plans submitted for that restaurant, and it could be cool, after you shared who submitted the plans, I am no longer excited.

Looks like it may have gotten some sort of arbitrary haircut compared to the last release. 

 

Do we know if improvements to the park including pavilion are still in the plans?

I thought it looked like it lost a floor. Wonder what prompted that. 

If I understand correctly, the additional height was for a more impressive penthouse level so i don't believe it will affect the number of units but I would be interested to find out for sure and the rational. The additional height looked better. The updated looks squat and I can't find the right word for it... unfinished? 

 

There is also the update to the park facing facade. I'm not entirely sure how I feel about it. I don't dislike it but I don't love it? It might make more sense if it is intended to be the backdrop of the pavilion maybe.

Maybe that Liz Lessner petition finally worked....
