15-Story Short North Building Approved by Commission

 

The commission supported the final height of the building (108 feet), and at the April 17 meeting unanimously voted to approve both the demolition of the existing building and the design of the new one. 

Don’t expect work to start on the project any time soon, though. 

“We have a few years of planning and utility relocation ahead of us,” said Tyler Puhl, Wood Companies VP, adding, “interest rates and financing availability will also play a big role in start time.”

He also said that the final unit count could potentially change with time as apartment layouts are adjusted.

I’m thinking that is a typo, the original plan called for 180’ and I don’t remember them going lower.

Hate that this will be several years away from beginning construction, but it will be a great addition when finished.

I like the first one-final approved design-better.

 

* I should have been able to automatically tell because of the elimination of the taller non-residential floors not being in the new design...oh well. I really like it a lot.

My one wish (not a criticism) is if they were going full art deco, some sort of pinnacle type feature such as a clock tower, lighted sculpture etc. This is likely to be the tallest building in the Short North, at least in the hub of the SN and a bit of a beacon would be fun.

I disagree, I think the new design is way way better. The transition from the Hubbard restaurant building looks ways better on the final design. Either way a 15 story in the short north is amazing and I hope it’s closer to 2 years and not 10 ha.

I checked the agenda for the commission meeting and it is supposed to be 180’ not 108’

The first one meant the first picture-I was referring to the rendering placement-the new one was the first one. So I was in agreement with you-the new one(what we are getting) is way better IMO

Sorry for the misunderstanding haha

Plans to renovate the 608 N High building are back before the IVC next month. Looks like restaurant on the first floor and office on the second.

I'm sad that the addition doesn't look like it is happening, but this building getting use is a great thing. Office still seems like a dumb idea, unless they already have an interested company.  

Wonder why they switched from the original plans. I liked those 100x more. Maybe it was too difficult to find a nice restaurant that could take up two stories. I remember they teased that they were in talks with some really big name popular restaurants and I got excited.

I thought the top was going to be offices? I don’t remember a two story restaurant space, but I might just not remember.

I think you’re thinking of the renovation by Woods Companies up the street in the old Monarch bar location. They also backed down on their renovation from a two story restaurant with a roof and teased a big name - but then Covid hit

Next replace that plaza.

I was not able to snag a pic but the renovation of the old Level is much more significant than I expected. The entire front half was demo'd which seems like at that point just rebuild the entire building? Unless I'm misunderstanding the scope of work there.

After 478,209,162 years of waiting for it to get off the ground, I'm surprised how little we think to document Parkside on Pearl now that it's actually happening.

They presented some facade updates to the Italian Village Commission earlier this month, which likely influenced the delay:

Agreed, I’m not sure why they didn’t just throw up a 3 story with really cool design and call it a day. This seems kind of pointless, even though it does look better.

It's really baffling, especially compared to the ambition of their other recent proposals and given the fact that I believe there is no tenant signed as of yet

 

It doesn't even necessarily look better to me, just different

It's Wood companies. For them, time is never of any importance.

Still with they would have put a floor of apartments above it. Seems crazy to basically tear the whole building down to only build the same basic thing. 

I'm really curious about the tenant. Also seems like alot of work, time, and money for a specific tenant. Must be an ironclad, valuable, long term lease or some restaurant Wood assumes will have longevity. 

Could it be the Smith & Wollensky that moved from Easton?  I know they said "Downtown" but this is close enough.
