Pizzuti signs Anthropologie to anchor Short North complex

 

Developer Pizzuti Cos. has a retail anchor for its Short North complex as it prepares to break ground on the $60 million project straddling North High Street just south of Russell Street.

 

The Philadelphia-based Anthropologie women’s apparel and accessories division of Urban Outfitters Inc. will take 9,800 square feet split between the ground floor and second-story of the six-story commercial office building set for 621-629 N. High St. The complex also will include a 313-slot parking garage.

Catching up on construction of the Hubbard.  The Hubbard is a five-story mixed-use building at High & Hubbard which will contain 72 apartments with ground-floor retail plus an adjoining 322-space parking garage with four additional townhouse units in front of the garage along Hubbard Avenue.  First, some construction photos from the corner of High & Hubbard:

Now, some construction photos along Hubbard Avenue.  The pre-cast concrete 322-space parking garage went up first.  Then, the four townhouse units started construction in front of the garage along Hubbard Avenue.  Each townhouse unit will be one room wide and three stories tall.  Here is the ground floor plan of the Hubbard project that shows the townhouse units along Hubbard Avenue.

The massive Joseph Project begins in earnest today with the closing down of the metered parking lot that the 11-story Joseph Hotel will be built upon.  This is the project site on the east side of High Street.  More about this from Columbus Underground at http://www.columbusunderground.com/short-north-metered-parking-lot-closing-permanently.

 

Below are the project diagrams and renderings that were posted in 2012.  So far, the renovation of the UCT Building into the Joseph Gallery has been completed.  Plus utility work has taken place at the office/parking garage portion of the project.  The rendering for the 11-story Joseph Hotel is at the bottom.

 

The Pizzuti Short North Hotel project has been on the back burner for a while.  But it looks like it is ready to go, according to today's Business First article (linked below).

 

Pizzuti gets key OK for high-rise hotel, offices in Short North

 

According to the article, the project received its final zoning approval from Columbus City Council on March 5.  That approval clears the way for the following construction:

 

- An 11-story, 135-room hotel - to be named The Joseph - to be built on an existing parking lot on the east side of High Street. 

- A six-story, 55,000 square foot office building with ground-floor retail space to be built on an existing parking lot on the west side of High Street.

- A four-level, 313-space parking garage to be built behind the six-story office building.

- Renovation of the existing United Commercial Travelers Building at 632 N. Park Street.  The front part of the UCT Building would contain The Joseph Gallery, an art collection compiled by Pizzuti Company CEO Ron Pizzuti.  The rear part of the UCT Building would be demolished to make way for the parking garage.

 

According to the Business First article, the Pizzuti Company expects the $55 million project to begin construction this summer.  Pizzuti estimates the parking garage could open in the second quarter of 2013 with the adjoining office/retail building opening later in 2013.  The Joseph Hotel is estimated for an early 2014 opening.

 

Since it's been a while since the original postings, here's a recap of the project.  The Short North Civic Association posted a PDF of the developer's presentation.  Some of exterior materials have changed, but otherwise the project is the same.  And it is still the most detailed look at the total project available online.

Time to catch up on the current boom in Short North construction projects.  The Dispatch had a really good rundown of projects underway and recently approved in Victorian Village and Italian Village (i.e. The Short North).  Below is the link to the article and a scan of a map and chart showing 16 projects in the Short North:

Project #1: Out of the Closet

Location: Northeast corner of Fifth Avenue & High Street

Type of Construction: New

Building Type: Commercial

Status: Under Construction

 

Technically, this is located within the Weinland Park neighborhood boundaries because it is north of Fifth Avenue.  Information on the $3.1 million clinic, pharmacy and thrift store building has been posted here, here and here in the Weinland Park neighborhood development thread. 

 

Since it is north of Fifth Avenue, this project followed a different approval process then all the other Short North projects listed.  This project was approved by the University Area Commission instead of either the Victorian Village Commission or the Italian Village Commission, which have stricter design standards.  Because of this, it is the least urban of the 16 projects listed in the Dispatch article.  Although, the one-story, 9,000 sq. ft. structure was made to appear as if it is a multi-story building.  It's groundbreaking in February 2013 is posted here in the Weinland Park thread.

Project #2: The Burwell Apartments

Location: 42-48 E. Fourth Avenue

Type of Construction: New

Building Type: Multi-Unit Residential

Status: Under Construction

 

The Burwell Apartments is a four-unit townhome project being built on a former vacant lot at the northeast corner of Mt. Project #3: Aston Place

Location: Third and Dennison

A thre-story, 59-unit apartment project being built on a former parking lot at Third and Dennison in Victorian Village.  Information of this project was previously posted here and here in this thread.  Below is rendering a rendering of the building and a CU construction photo from late July.

Project #4: Fireproof Building

Location: 1024 N. High Street

Type of Construction: Renovation and new

Building Type: Multi-Unit Residential and commercial

Status: Under Construction

 

This project would renovate the Fireproof Building, including its iconic sign, at Second Avenue and High Street.  Originally, a five-story addition to the Fireproof Building was approved for the existing corner parking lot at High and Second.  Information on that approval was previously posted in this thread here.  Since then, the developer received approval to reduce the addition to four-stories.  The Fireproof project will now contain 56 apartments and 15,000 square feet of street-level commercial space.  Renovation of the existing is underway.  Construction of the addition has not yet begun.

Project #5: The Market

Location: Southeast corner of Summit Street and Third Avenue

Type of Construction: Renovation

Building Type: Commercial

Status: Under Construction

 

This is a really nice little renovation of a formerly sketchy carry-out place at Third and Summit in Italian Village.  A new owner has taken over the place with the intent to create a neighborhoodd corner store that has a bar/bistro vibe.  Columbus Underground had an excellent profile of the project at http://www.columbusunderground.com/the-market-proposed-as-new-italian-village-corner-shop.  Extensive renovations are being done to the building.  Photos and renderings from http://www.columbusunderground.com/forums/topic/saveway-mart-on-summit/page/3.

Project #6: 895 N. 6th Street

Location: Southwest of N. 6th St. & E. Second Ave.

Type of Construction: New

Building Type: Multi-Unit Residential

Status: Approved

 

This project would be new 52-unit apartment development on an existing vacant lot located immediately north the renovated Jeffrey Mining Building.  The development would consist of two and three story buildings.  Because of its promixity to the former Jeffrey Mining (now Jeffrey Park) site, it was previously posted here in that development thread.

Project #7: Jeffrey Park

Type of Construction: New

Building Type: Multi-Unit Residential, Commercial

Status: Initial Phases Approved

This large project has been dormant since the original developer filed bankruptcy in 2008.  Last year, a new developer was able to purchase the former Jeffrey Mining property from the bankruptcy court and has proposed to build 1,350 residential units on the 41-acre site.  More information about this here in the Jeffrey Park development thread.

Project #8: The Hubbard Project (The Hub)

Location: Northeast corner of High Street and Hubbard Avenue

Type of Construction: New

Building Type: Multi-Unit Residential, Commercial

Status: Under Construction

 

The Hubbard Project is a five-story mixed-use building at High & Hubbard which will contain 72 apartments with street-level retail.  It also includes an adjoining 322-space parking garage with four additional townhouse units in front of the garage along Hubbard Avenue.  The Hubbard (or "The Hub") has been extensively posted in this thread.  The latest update was posted here.  But there is an update to share.  The parking garage is opening to the public today.  More about this from Columbus Underground at http://www.columbusunderground.com/hub-garage-to-open-thursday-adding-250-parking-spots-to-the-short-north-bw1.

 

So there's half the projects listed in the Dispatch's Short North construction update.  I'll post information on the other eight a little later.

Project #9: Parkside on Pearl

Location: Pearl Street between Hubbard Avenue and Hull Alley

Type of Construction: New

Building Type: Multi-Unit Residential

Status: Preliminary Approval

 

The Parkside on Pearl is a 6-story, 44-unit apartment building proposed for a surface parking lot immediately west of Italian Village Park that was built in 2008.  The site is also immediately south of the Hubbard project.  It is being developed by Sandy Wood of the Wood Company, a longtime Short North developer whose most recent project was a three-story vertical addition above Northstar Cafe at Second & High.  It is being designed by Jonathan Barnes, who also designed the Brunson Building addition and Hartman Building addition in downtown. 

 

The ground floor and a below-ground level was be used for internal parking decks.  The upper five floors would contain the 44 apartments.  The overall height of the Parkside on Pearl is about the same as the neighboring five-story Hubbard apartment building.  The project is currently going through the approval process with the Italian Village Commission, but has received conditional approval of the height and massing of the building.

Project #10: Leafy Dale Apartments

Location: 789 Dennison Avenue

Type of Construction: Renovation and new

Building Type: Multi-Unit Residential

Status: Under Construction

 

The 3-story former Dennison Hotel Building at 789 Dennison Avenue would be renovated.  A 1970's-built apartment building in the lot next door would be demolished and replaced with a 3-story addition to the Dennison Hotel Building.  Together, there would be 26 apartment units in the new Leafy Dale project.  This is also a Wood Company project.  Below is a photo of the Dennison Hotel building.

Project #11: 50-52 Brickel

Type of Construction: Renovation and new

Building Type: Multi-Unit Residential

Status: Under Construction

 

I haven't heard about this project before and haven't found any information on it outside of this list.  But it is an interesting building in a prime Short North location.  The building is a one-story, former repair shop. Below is a County Auditor photo of the building taken in April 2010:

The location is east of High Street in Italian Village.  Below is a Google aerial.  Brickel Street is pretty much an alley that runs between Pearl Street to the west and Kerr Street to the east.  Brickel Street is location halfway between Lincoln Street to the north and Russell Street to the south.  50-52 Brickel is located immediately east of Lincoln Street Studio.  This is a similar but larger building that was renovated into an office for an architecture firm within the past decade.  50-52 Brickel is also located immediately north of a 9-unit apartment development built five years ago.

Here's a Google Street view taken in June 2011 just west of 50-52 Brickel.  Directly across from 50-52 Brickel is a two-story, three-unit portion of the larger 9-unit development built five years ago.  This building is built in a neo-industrial style with a concrete block exterior that matches the 50-52 Brickel building.

Project #12: Wonder Bread Lofts

Location: 697 N. Fourth Street

Type of Construction: Renovation

Building Type: Multi-Unit Residential

This is a $5 million renovation of the former Wonder Bread bakery building that fronts Fourth Street between Warren Street and Lincoln Street.  The former bakery is being renovated into 56 loft apartments.  This project has it's own thread at http://www.urbanohio.com/forum2/index.php/topic,18651.msg621935.html#msg621935.

Projects #13 & 14: Pizzuti Offices and Hotel (The Joseph Project)

This is a $55 million project on both sides of High Street located one block north of the I-670 Cap.  Below is a recap of the four parts of the Joseph Project being developed by the Pizzuti Company:

Project #15: Kerr Street Place

Location: Southeast corner of Russell Street and Kerr Street

Type of Construction: New

Building Type: Multi-Unit Residential

Status: Under Construction

 

Kerr Street Place is a series of three individual 3-story condo units to be built on a narrow trapezoidal lot that was left over when I-670 was originally laid out.  Each condo unit is being built as a separate building.  The first building was completed last year and sold this year.  The developer has now begun construction on the other two buildings.  The latest update for this project in this thread is here.

Project #16: Poplar Building

Location: 15 West Poplar Street

Type of Construction: New

Building Type: Multi-Unit Residential and Commercial

Status: Approved

 

This is another sliver of land left over by I-670.  This one is directly behind the I-670 Cap west of High Street.  It is currently a surface parking lot.  Earlier this year, the Victorian Village Commission granted approval to construct a new 3-story building on the lot.  The building would have street-level commercial space facing Poplar and would have six apartment unit on the two floors above.  The latest update for this project in this thread is here.

Thanks.  The growing number and quality of the development projects in the Short North is impressive.  I tried to get information for 16 projects in that latest list, but didn't have too much on Project #11: 50-52 Brickel Street.  After posting this, I found a project page for it at Lincoln Street Studio, an architecture firm located next door to the Brickel Street property: http://lincolnstreet.com/residential/2012/11/13/brickel-street

 

The Lincoln Street Studio residential projects page also contained a project page for Project #15: Kerr Street Place at http://lincolnstreet.com/residential/2012/11/2/russell-and-kerr which includes an excellent photo slideshow of the completed building.

 

Also at the bottom of their residential projects page is a decade-old project in Italian Village called New Village Homes.  This is a 100-unit low-income housing project on a full city block designed for the Columbus Metropolitan Housing Authority.  New Village Homes replaced an older CMHA project on the site.  I've always thought it was the best low-income project built in Columbus and compared well with the best in the nation.  Many photos available at http://lincolnstreet.com/residential/.

 

 

And yet another project.  Technically, it is on the downtown side of I-670.  But it is a project that would have an enormous impact on the Short North if completed.

 

Convention center considering new parking garage to enable expansion and aid Short North

The Short North may get access to more parking under a plan to put a 786-slot garage on the site of a surface lot next to the Greater Columbus Convention Center.  The Franklin County Convention Facilities Authority has asked architects and engineers to submit qualifications to design the garage, estimated to cost between $16 million and $20 million, Executive Director Bill Jennison told me.

 

Jennison told me the authority wants the garage in place before it contemplates any further expansion of the convention center.  The garage would replace a 198-slot surface parking lot the authority controls between Goodale Street and Interstate 670 on the east side of North High Street, while expansion plans have centered on 6½ acres east of the convention center, where it has 1,100 slots.

The Hubbard Project is a five-story mixed-use building at High & Hubbard which will contain 72 apartments with street-level retail.  It also includes an adjoining 322-space parking garage with four additional townhouse units in front of the garage along Hubbard Avenue.  The Hubbard (or "The Hub") has been extensively posted in this thread.  The latest update was posted here.  But there is an update to share.  The parking garage is opening to the public today.  More about this from Columbus Underground at http://www.columbusunderground.com/hub-garage-to-open-thursday-adding-250-parking-spots-to-the-short-north-bw1.

Short North parking garage may get more than just parking

A parking garage planned for the south end of the Short North in Columbus has a tentative designer and perhaps a design twist.  I reported in September the Franklin County Convention Facilities Authority wanted to build a garage with up to 786 slots for vehicles next to the Greater Columbus Convention Center.  Authority Executive Director Bill Jennison said Monday that the NBBJ architecture firm has gotten the nod to design the project.

Now about that twist: Jennison said the project could get some commercial uses on the section closest to the Cap at Union Station on High Street bridging over Interstate 670.  “We may want to fold some mixed-use development in that corner,” he said.
