March 23, 20178 yr CU reports that there's finally confirmation the new development at 1st/High WILL include a new UDF location. This is pretty great news as it's quite a useful 24/7 convenience shop to have in the heart of the neighborhood. UDF will take the southern-most retail spot on the ground floor of the new 4-story building. The current store will close April 2nd, and construction will take ~18 months. No other tenants have been identified yet. April 3, 20178 yr Work Starting at 3rd and High, Smart Car-Only Parking Nixed by City The six-story apartment building that will soon start to rise at the southwest corner of West Third Avenue and North High Street will not feature the smart car-only parking garage that was originally proposed for the project. Adam Trautner, Vice President of The Stonehenge Company, the developer of the project, said that “pushback from the city” led to a redesign of the garage. The original concept called for 35 spaces in the ground-level garage, each about half the length of a normal parking space. At the time, the developer and the project’s architect — Jonathan Barnes Architecture and Design — touted the idea as an innovative way to provide some parking within the building’s relatively small footprint. April 9, 20178 yr UDF is officially underway. Update from the Dispatch, Short North UDF is latest property slated to be redeveloped UDF closed its decades-old Short North store at 900 N. High St. this week, but it plans to return when a new four-story building is completed on the site by early 2018. The Cincinnati-based convenience store chain will take about 4,800 of the 13,000 square feet of ground-floor retail space for a new urban-concept store. About a quarter of its space will be devoted to a hand-dipped ice cream parlor area with counters overlooking High Street. In addition to the larger ice cream parlor, Kling said there also will be an expanded coffee bar and a more extensive mix of takeout sandwiches and other fresh grab-and-go food. May 4, 20178 yr Art Piece Approved for White Castle Building in the Short North The Victorian Village Commission last month approved an art installation for the White Castle building in the Short North. The piece, called “Orange Slide Double Fade,” will be positioned on the overhanging portion of the building at the corner of West Second Avenue and North High Street. Pedestrians will need to look up in order to see the collection of shapes hanging down from above, each a different shade of orange and made of reflective, highly-polished stainless steel. The new sidewalks are wider so curbs and walks need to be moved and regraded. I don't think the trees can survive the construction even though most are tough honeylocust trees. Looks like the City is placing trees in open planters like in the Arena District. That's ultimately better for the long term health of new trees. Work Begins on Major Short North Streetscape Improvements Work started this week on the first phase of streetscape improvements along North High Street in the Short North. A three-block stretch of the street in front of the Convention Center is the first to undergo the transformation, with construction scheduled to continue through the end of September. The improvements will be both above ground and below — new street trees, decorative crosswalks, and bump-outs (meant to shorten the distance that pedestrians need to travel to cross High Street) will be added, and a new water line and storm sewer will be installed under the street. It was just sloppy headline writing by CU. Phase 2 & 3 of the High St. improvements are in the Short North. Phase 4 is in the University District. Just a pet peeve of mine.

May 19, 20178 yr ^ Before looking this up, I was unaware that the Short North SID included that part of Downtown (which might explain why this block south of Goodale sometime gets referred to as "The Short North"). It also might explain why the recent downtown streetscaping work on High Street stopped at Nationwide Boulevard (the boundary of the Capital Crossroads SID). I was wondering why this downtown block was included in the Short North SID and not the Downtown SID (Capital Crossroads). I do know that the Short North SID predates the Downtown SID. I believe the Short North SID began in the late 90's and the Downtown SID was started in the early 00's. And since the downtown property included is mostly convention center property, its possible that (1)the convention center wanted to be included in this first SID to get its benefits; or (2)the Short North SID wanted the convention center property included so they could reach the necessary thresholds of property owner interest to create the SID. In any case, its an odd overlapping of "Downtown" and "Short North".
May 19, 20178 yr ^Thanks for the clarification. To add to the overlap, the Downtown Commission's north boundary is 670. I still think the boundary between the SN and Downtown is 670 regardless of which SID maintains the area.
May 19, 20178 yr ^ That's right. The regulatory boundary between the Short North and Downtown is I-670. The only bit of regulatory overlap is the High Street I-670 Cap that was built around 2005. In that one case, both the Downtown Commission and the two Short North commissions that cover High Street (Victorian Village and Italian Village) approved that project.
May 28, 20178 yr I hadn't seen these renderings posted before - from https://800northhigh.com/ 800 North High is located in the heart of the Short North amid a buzz of restaurants, shops, galleries and among a wide mix of housing options. As the primary use in this building, the office was designed with a special attention to outdoor spaces, an abundance of windows with views of the Short North and Downtown, valet parking and a prominent lobby on the corner of Hubbard and High. Two restaurants and a hotel will compliment the o ce and add a level of convenience not currently available in the Short North.

May 28, 20178 yr ^Purely anecdotal, but I do think people have an irrational fear of traffic and other people, based on conversations I've had with a few people about all the growth at Crocker Park. It's easy to think that it's something more nefarious but really a lot of the time I feel it just comes down to "this is nice how it is right now and these new apartment people will take my parking spot." Yes, these people may be living in a dynamic urban (or faux-urban in the case of Crocker) environment, but I don't think they really comprehend that crowds come with those environments, especially in Ohio. “To an Ohio resident - wherever he lives - some other part of his state seems unreal.”
May 28, 20178 yr The 800 N High proposal has already been approved I believe, at least in terms of height/massing, so any NIMBY concerns are moot with this particular project.
May 28, 20178 yr I bet it's also approved for a 15 year, 100% tax abatement, too. Those developers contribute to local political campaigns. It's pretty disgusting. CRAs are supposed to be for struggling neighborhoods, not the one that is by far doing the best. In the article I read, the mayor completely dodged the question regarding whether or not it's time to end it and have CRAs elsewhere. Must be nice to own a half million dollar condo, tax free. This is why nothing is happening downtown and everything is happening in the short north. If the SID uses property taxes within that district, doesn't that mean the folks who are paying property taxes are essentially paying extra for services that benefit the new developments since they are not paying anything?
May 28, 20178 yr I believe SIDs pay a special assessment, not a portion of the property tax. As such, I do not believe that part is abated. Not totally sure tho.
