Meanwhile across the street I'm very excited for the new UDF to open. There's really no easy convenience store in the neighborhood without it. And they're almost done now, signs are up and they were installing the coffee machines today. In addition to the High St entrance there's one in the back on Pearl with some parking available

At the Pizzuti project, foundation walls are done, and steel is on site. This should start going up pretty quickly now

 

I drove by around 6:30 this evening and columns were erected in the north end of the building. We should see a skeleton emerge by the end of next week.

Kaufman Looking for Buyers for IBEW Site in Short North

 

The former International Brotherhood of Electrical Workers (IBEW) site at 23 W. Second Ave. appears to be on the market again. The 1.5-acre piece of land was purchased by Kaufman Development in 2016 and has since been the subject of dozens of meetings of the Victorian Village Commission.

 

A new website is touting the site as “an incredibly rare development opportunity in the nationally recognized Short North Arts District of Columbus.”

 

The national marketing effort follows the developer’s announcement last July that its plans for the site were on hold. The latest iteration of the project – which called for a mix of office, retail and residential uses – had failed to gain the support of the commission.

Kaufman puts stalled Short North development site on the market

 

Frustrated with repeated pushback from residents and area commission rejections, Kaufman Development is selling a Short North property where it planned to rehab two buildings and put up a grand tower.

 

The developer has launched a website to market the 23 W. 2nd Ave. site.

 

The developer paid $3.25 million for the 1.6 acres in April 2016, and proposed rehabilitating it as a mixed-use development. The plans were reworked again and again to appease neighbors who said the project would affect traffic, parking and utilities. After failing to gain backing from Victorian Village Commission, Kaufman walked away from the project in July.

It's getting to the point where I can't even visualize where these buildings are anymore - so much construction! 

 

Question for those still in Columbus:  how much more space is there in SN for future growth? Is it close to being built-out? What do the next 5 years have in store?

Other than those spots, there isn't much more that can be developed without tearing down historical buildings. The good news is development is already starting to spread east into Italian Village.

They applied for their building permit two days ago so they’ll probably break ground in the spring unless it gets approved unusually quickly.

The strip center next to the Wood Co building will probably be redeveloped once Wood finishes their multiple large projects they're working on now; i.e. Hubbard Park Place, Parkside on Pearl, and Market Tower. I'd like them to purchase the IBEW lot and have one large project that might more easily pass the commission, and financing rounds.

 

The check cashing place, and the old Dollar General can't hold out too much longer I wouldn't think.

 

In addition to the Luxe 23 project at the former Yoga on High building you also have the Corso Ventures property that currently houses Montecristo House of Cigar that had that preliminary Miami Beach-looking condo building that was put out there.

 

Other than that, you have the city-owned parking lot across from the Stonewall building south of the Garden Theater that needs developed.

 

That's five, perhaps six, projects before the Short North is fully built out and it moves north to fill the Weinland Park gap to campus.

There is a tiny sliver of a surface lot next to the Greystone Apartments. I will be interested to see if anything ever gets built there.

Also, hello Urban Ohio! This is my very first post here! I can't believe I just now found this place. This is a treasure.

 

As far as Union Cafe's addition, I hope it actually happens! For some reason I'm skeptical of that one.

The latest City update on the High St. streetscape project indicated asphalt paving will start 10/22. Sidewalk and planter work will continue - they're getting close to completion. I imagine traffic light installation and removal of the remaining wood poles may stretch into next year. It also indicated utility work will begin in the coming weeks on the next phase from Starr to 9th Ave with sidewalk work beginning in 2019. 711 North High
Build-out is set for completion next month.

750 North High (Bollinger Tower)
During construction, the parking lot behind the tower is being used for construction purposes and unavailable for vehicles. Build-out is set for completion summer 2019.

800 North High (Moxy Hotel)
Build-out is set for completion September 2019. Foot traffic is able to travel through on a portion of the new sidewalk.

875 North High (The Mercantile Development)
Buildout of the development is set for completion May 2019. The lane and sidewalk restrictions on W. First Ave. between High and Park streets will continue through the beginning of December.

40 W. First Ave (Improve it! Development)
Buildout is set for completion June 2020.

900 North High (UDF DEVELOPMENT)
Buildout is primarily complete with tenant construction and move-in occurring now.

944 North High(THE BRUNNER BUILDING)

High Street where the new streetscaping has been going on was repaved this past week : )

UDF Opens Updated Short North Location

 

The long wait is over. United Dairy Farmers closed their old Short North location in April 2017, but promised to return with a bigger and better store located inside the four story mixed-use office building that was replacing their suburban-style spot at 900 North High Street. The new UDF opened up to customers this weekend, brining back their expected selection of convenience store goods along with an assortment of new offerings, including a “Barista Bar” with cold brew and nitro coffees.

I just went into this UDF today. It's very nice. Like.....the nicest UDF I've ever been in. My goodness, this is what's been missing from my life. So glad to see them back in the Short North. Sometimes you just don't want to spend $20 on a bougie dinner and just want to make a Bob Evans sausage link in a bun with whatever toppings your heart desires for less than $2.

 

Interesting bit: It seems like there are two "garage" doors that open up and can have seating for eating where those rails are in that picture above.

The Bollinger Tower hotel project has cordoned off the High St. frontage yesterday. Should see activity on the additions to the building soon.

The actual units look pretty nice based on the pictures, and the large windows will be nice I'm sure. The outside is atrocious though.

Nope. The color is just awful. I thought it looked like a cool building until they put the siding on, which I as well thought was construction siding for a while. But the building is actually fine in design, I think, outside of that atrocious siding, lol.

The first half of the massive $32.7 million High Street streetscape project in the Short North is finishing up.  Most of the work south of 2nd Avenue has been completed, with only a “punch list” of items to be worked on through the winter, according to the above linked article.

 

Work will begin next year on the final two phases of construction between 2nd and 9th avenues.  The article says this work will continue into 2020, and also that early in this part of the project, the city will need to tie into a large sewer line under the intersection of High and 5th, which will cause traffic problems.

This is another sliver of land left over by I-670.  This one is directly behind the I-670 Cap west of High Street.  It is currently a surface parking lot.  Earlier this year, the Victorian Village Commission granted approval to construct a new 3-story building on the lot.  The building would have street-level commercial space facing Poplar and would have six apartment unit on the two floors above.  The latest update for this project in this thread is here.

 

Whatever happened to this? Too expensive due to engineering around that cap retaining wall? Nothing comes up when searching permit tracking for that site.

Brunner Building opens in Short North, with $4,000 penthouses

The Brunner Building, at 936 N. High St., rents three 1,350-square-foot penthouses for $4,000 a month, making it one of at least three new Columbus apartment buildings to top out at $4,000 or more.

 

People “can move from their shoebox in Manhattan to a unit like this for relatively the same price,” said Tyler Puhl, leasing manager of the developer, Wood Cos.

The Pizzuti office project is moving right along. Foundation work on the 6-story residential portion behind the office has begun.

I disagree. I think this will be one the nicest looking building in the Short North once it is complete. The front complements the rest of the Short North with its brick facade, and the top is a more modern glass scheme that complements the other mostly glass buildings going up as we speak (711 N High and the Pizutti office project). A well done design in my opinion

The all glass look is just more modernist ugliness that we'll be tearing down in 25 years wondering why anyone ever thought it looked good. It's 21stcentury brutalism. Adding a bricked up lower level in a lazy attempt to blend the buildings in doesn't change that. It looks like a building designed by Soldier Field. Ugly.

Nope. 

I kind of like the juxtaposition of old and new. Everyone has different tastes - I think the SN has a nice mix.

Really? It is one thing to not like the building, but "...we'll be tearing down in 25 years..." is just a bit over the top-like the whole post really.
