February 1, 201411 yr Projects #13 & 14: Pizzuti Offices and Hotel (The Joseph Project) Type of Construction: New Building Type: Commercial, Parking Garage and Hotel Status: Under Construction This is a $55 million project on both sides of High Street located one block north of the I-670 Cap. Below is a recap of the four parts of the Joseph Project being developed by the Pizzuti Company: - An 11-story, 135-room hotel - to be named The Joseph - to be built on an existing parking lot on the east side of High Street. - A six-story, 55,000 square foot office building with ground-floor retail space to be built on an existing parking lot on the west side of High Street. - A four-level, 313-space parking garage to be built behind the six-story office building. - Renovation of the existing United Commercial Travelers Building at 632 N. Park Street. The front part of the UCT Building would contain The Joseph Gallery, an art collection compiled by Pizzuti Company CEO Ron Pizzuti. The rear part of the UCT Building would be demolished to make way for the parking garage. The renovation of UCT Building at 632 N. Park Street has been completed and the Joseph Gallery is now open. The remaining parts of the project, the retail/office building with parking garage on the west side of High Street and the hotel on the east side of High Street broke ground last month. The latest project update for the Joseph Project in this thread is here. The 11-story, 135-room hotel part of the Joseph Project broke ground in Fall 2013. We are now starting to see some verticality from the hotel construction site. Below is late January 2014 photo from http://www.columbusunderground.com/construction-roundup-january-2014
February 1, 201411 yr The Joseph's six-story office building site - across High Street from the Joseph Hotel - broke ground a little later in the winter. No verticality yet for the office site, only digging. But there's also a photo of the office building construction site at http://www.columbusunderground.com/construction-roundup-january-2014
February 9, 201411 yr ^ The Joseph Office site, across the street from the Joseph Hotel site, is non-vertical no more. Photo of the office site taken two weeks after the photo taken at the link in the previous post. That steel frame went up fast! February 11, 201411 yr As all the developments posted here show, the Short North is changing for the better. But no matter what changes come to the Short North, two issues remain evergreen. (1) Concern about the arts; and (2) concern about parking: The concern about the arts revolves around the number of galleries in the Short North. According to a recent Columbus Alive article, 30 galleries participated in the monthly Gallery Hop alongside about a dozen other businesses in 2004. In 2013, there are only 16 galleries listed by the Short North Business Association’s website. However, more than 40 venues regularly show art during the monthly Gallery Hops in 2013. Most of the reduction in the number of galleries involves smaller galleries being unable to afford higher rents and either closing up or moving outside the Short North. However, one new gallery that opened last year was a big one: The Pizzuti Gallery. This gallery is part of the $65 million hotel and office project being built by the longtime Columbus development company owned by the Pizzuti family. Business First had an in-depth piece about the opening of the Pizzuti Gallery at http://www.bizjournals.com/columbus/print-edition/2013/09/20/pizzutis-design-for-short-north.html. Huffington Post also had a review of the first exhibition to go in the gallery at http://www.huffingtonpost.com/edward-goldman/columbus-here-i-come_b_3903101.html
February 11, 201411 yr Now for that concern about parking in the Short North. This is natural as an urban area gets more dense. Add in a growing thriving retail scene that includes many visitors and you've got both a real and a preceived parking space crunch. Some of the larger new developments are addressing this issue. The Hub project at High & Hubbard built an adjoining 322-space parking garage thathas 250 public parking spots reserved in it - more about this at http://www.columbusunderground.com/hub-garage-to-open-thursday-adding-250-parking-spots-to-the-short-north-bw1. The massive Joseph project further south on High Street is including a 313-space parking garage as part of its hotel and office development. Another strategy to address public parking needs is the management of existing on-street spaces on High Street. The City of Columbus announced last week that 122 meters on High between Goodale Street and King Avenue will have its rush-hour restrictions lifted starting this month. Previously parking was not allowed at those spaces between 7 to 9am and 4 to 6pm. More about this at http://www.columbusunderground.com/city-to-lift-parking-restrictions-on-high-street-in-short-north-bw1
February 16, 201411 yr Time for some Short North projects updates. First, the four-unit Burwell Apartments that are replacing a vacant lot at Mt. Pleasant and Fourth Avenue. Below is the previous update - followed by a late December 2013 construction photo from http://www.columbusunderground.com/construction-roundup-december-2013 Project #2: The Burwell Apartments Location: 42-48 E. Fourth Avenue The Burwell Apartments is a four-unit townhome project being built on a former vacant lot at the northeast corner of Mt. Pleasant and Fourth Avenue. Why is the address considered on E. Fourth? It looks to me like the actual entrances and the front of the structure will be along Mt. Pleasant. Also, is that a garage on the ground level of the furthest left (northern most along Mt. Pleasant) unit? I don't believe I have ever seen something like that anywhere before, with a garage cut out of the side...they even have the windows continuing along just like it is a human area.
February 28, 201411 yr I haven't been to Columbus, just moved to Cincinnati a year ago. I have been following this thread a bit though, and these are some very neat projects, and I like the architecture and style of the buildings. I look forward to checking it out soon! -LD
April 1, 201411 yr Pizzuti, the project developer of the multi-building Joseph development in the Short North, will be moving from Miranova in downtown into part of the Joseph office space. Miranova is a previous Pizzuti development. Pizzuti Cos. moving to its Offices at the Joseph in the Short North By Brian R. April 6, 201411 yr 11 temporary outdoor wall murals went up last month in the Short North. This is the second round of outdoor murals in the Short North replacing the previous 10 that were on display from August 2012 to September 2013. http://www.columbusunderground.com/short-north-adds-new-public-art-murals http://www.dispatch.com/content/stories/life_and_entertainment/2014/02/27/murals-murals-on-the-walls-for-all.html
April 6, 201411 yr A proposal to build a three-story, 24-unit apartment building at the corner of East Prescott and North Pearl Streets is working its way through the approval process. The development, dubbed Prescott and Pearl, would sit on an empty lot. More about the proposal, including renderings, at http://www.columbusunderground.com/proposal-calls-for-24-units-at-prescott-and-pearl-in-italian-village-bw1.

April 15, 201411 yr It really is going to change the "look" of the Short North, which is a good thing. "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers
May 8, 201411 yr ^ Great shots of the Joseph, Eridony. I especially liked those last two views showing both the office and hotel towers going up side-by-side.
May 8, 201411 yr And speaking of the Joseph Office and Joseph Hotel towers going up on opposite sides of High Street. The always excellent Columbus Underground has a hard hat photo tour from the inside of the Joseph Office building at http://www.columbusunderground.com/hard-hat-photo-tour-the-joseph-office-building. Go to the CU link posted above for the full tour (it is definately worth it). Some of my favorites images from the tour were the views from the six-story office building looking outward. Below are two of the most striking of those views. This is a view from the Joseph Office on the west side of High Street looking at the 11-story Joseph Hotel being built on the east side of High Street: This is a view from the Joseph Office building looking northward down High Street. At six-stories, the office building has a height advantage over almost every other building along High Street - except for the 1980's vintage Bollinger Tower (which is CMHA senior housing) and Jackson on High Condominiums completed in 2008:
May 9, 201411 yr At six-stories, the office building has a height advantage over almost every other building along High Street - except for the 1980's vintage Bollinger Tower... Ever since I moved here last year I had wondered how that building (Bollinger Tower) was approved. Unlike every other building on the street is is set back and has no ground level retail. I did not realize it was built in the 80s. It doesn't look that old.
May 9, 201411 yr It was re-clad in the 2000's. "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers
May 9, 201411 yr I believe there was once a plan, or at least talk, about building one story retail storefronts on the lawn in front of Bollinger. Too bad that idea never moved forward.
May 9, 201411 yr I believe there was once a plan, or at least talk, about building one story retail storefronts on the lawn in front of Bollinger. Too bad that idea never moved forward. +1 That would be both a massive improvement to the street and a very minimal inconvenience to Bollinger residents. Win-win.
June 9, 201411 yr Northstar Café Celebrates 10 Years with Short North Renovations By Walker Evans, Columbus Underground April 25, 2014 - 11:03 am If you’ve been by the Northstar Café in the Short North recently, then you may have noticed that some changes are under way. Their popular patio is in the process of being completely demolished and rebuilt for the summer season. Northstar Café owner Kevin Malhame says that the changes are taking place at the original Northstar Café location as a part of the 10th year anniversary of their opening, which is planned for September. ... In addition to the patio work, a refurnishing of the restaurant and remodeling of the bathrooms is planned to follow. Northstar’s original architect, Andrew Rosenthal of GRA+D Architects, has been brought back to design the improvements so that the existing aesthetic of the restaurant will be preserved. July 2, 201410 yr It's definitely coming along! "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers
July 30, 201410 yr I took a stroll through the Short North last night with some friends. They have taken down the barricades that were on the sidewalks and have really cleaned up the street fronts. I really like how these 2 buildings are framing up the entrance into this neighborhood! I would post some pictures but seem to be having difficulty attaching them. Any advice on the best way to insert pictures?
July 30, 201410 yr Welcome to UrbanOhio. One method of posting pictures is using a hosting site (flickr, photobucket etc.) and copying the http/jpg shortcut into {img}{/img}. Only replace the { & } with [ & ]. For example {img}http://hosting site shortcut.jpg{/img}. Another method is using the attach feature within the reply page. But I've never had much success with that route. So maybe someone who posts pictures that way can give you some tips? (Eridony?)
July 30, 201410 yr #jealous These projects look great. The amount of construction in the Short North is unreal.
July 30, 201410 yr Another method is using the attach feature within the reply page. But I've never had much success with that route. So maybe someone who posts pictures that way can give you some tips? (Eridony?) The limited file size it what makes it difficult. It looks like Gnoraa figured it out. Thanks for the pictures Gnoraa. That project is progressing fast.

August 12, 201410 yr The five-story "Hub" building at the northeast corner of High & Hubbard has 72 apartments and street-level retail. The rest of the Hubbard Project includes an adjoining 322-space parking garage with four additional townhouse units in front of the garage facing Hubbard Avenue. These four townhouse "liner" units are finally finishing up. Photo taken late June at http://www.columbusunderground.com/construction-roundup-june-part-2. Can't even tell there's a parking garage behind these residences. The only indication is the "P" parking sign at the alley entrance to the garage.

So far I've only see the conceptual one for 940 North High Street
August 20, 201410 yr I really like the rendering for 940 North High/Wood Companies latest project. They are slow to execute, but always do a good job.

September 17, 201410 yr Some updates on the Joseph development. First the hotel side of the development - Le Méridien Columbus. September 17, 201410 yr Then, the office side of the development. Columbus-based venture capital firm Drive Capital is headed to a new space in the Joseph office building. The firm will occupy 11,000 square feet and will almost double the square footage of Drive Capital’s current Arena District office. http://www.themetropreneur.com/columbus/drive-capital-moves-to-short-north/
September 29, 201410 yr Interesting Q & A with a long-time developer in the Short North. Mark Wood's father, Sandy Wood, began doing renovation projects in the neighborhood back in 1982: http://www.columbusunderground.com/mark-wood-on-the-past-present-and-future-of-the-short-north-bw1
September 29, 201410 yr And at the other end of the developer spectrum, Business First profiled Short North newcomer, Borror Properties. Borror has traditionally done only suburban housing. But Borror's CEO has a condo in the Dakota building. Because of this, his company now has two projects underway. http://www.bizjournals.com/columbus/blog/2014/09/deals-just-keep-coming-as-borror-properties-jumps.html
