What are they doing with the streetscape/trees?

The parking lanes will be made permanent so they can be narrower. That extra space will be added to the sidewalks. Trees will be in planters for the most part to promote better growth - similar to what's been done south of the cap across from the convention center. Some trees I believe will be in grates if there are space issues. I believe all overhead utilities will be moved or buried. Once complete it will be a better pedestrian experience.

Public Art to Transform Short North Construction Sites

Nearly every block of High Street through the Short North is currently under construction, and will continue to be so for quite some time. To help alleviate some of the visual eyesores, the Short North Alliance is working with the Columbus College of Art and Design and several other partners to bring artwork displays to construction barricades.

Construction barriers will become canvases for art during Short North streetscape work

Leaders in the Short North are turning to public art to help keep the neighborhood inviting during streetscape construction over the next couple years.

Several public and private organizations and businesses are backing a project called ArtPaths that will cover construction barricades with murals, creating art-filled walkways through the construction zone.

The 23 themed murals will cover more than 400 barricades, starting Feb. 5 and moving up High Street as construction progresses. The city’s streetscape improvement program will move north from the area around the convention center in two phases in 2018 and 2019, bringing the new look all the way to King Avenue.

Wow that building is going to be hugely prominent.

I posted this in the gentrification thread, but it seems like for now it would mainly (exclusively?) focus on the Short North. There's also a great aerial pic of the construction activity along High St from this summer,

Columbus plans changes to real-estate tax breaks to boost ‘affordable housing’ in desirable areas

Under the proposal, to be eligible for a 100 percent, 15-year property-tax abatement from the city, housing developers in the economically strongest neighborhoods, such as the Short North, will be required to set aside 20 percent of units for affordable housing or make a payment to an affordable-housing fund that will be used to aid other projects.

At the bottom of each bulletin are updates for major activities for adjacent private projects. For instance, highlights from the Jan. 26th bulletin include the following:

711 NORTH HIGH

Work is currently under way on the structural steel framing of this development which will be followed by the pouring of concrete slabs on deck for each level. This work continues until the end of February.

Traffic impacts: The southbound parking lane of N. High St. directly in front of 711 N. High St. remains closed during working hours. Pedestrian access on the west side of N. High St. continues to be maintained as well.

750 NORTH HIGH (BOLLINGER TOWER)

Demolition activities are scheduled to start in March, with construction scheduled to start in April 2018 and last for approximately 12 months. No traffic Impacts are anticipated at this time. Once demolition activities begin, the existing surface parking lot behind Bollinger Tower will no longer be accessible.

I wonder if that's when the tower crane is going to be constructed. It would make sense considering the site seems to be fully excavated. I haven't been by the site recently so I'm not sure if a crane base is already in place or not.

There isn't a crane in place yet. The closure could be for utility work as well.

They typically try to do that on weekends so who knows, my guess is what Pablo said for utility work.  They've been working to sort of meet in the middle between 5th & Goodale.  I'm not sure who is providing the crane for this one yet, but can ask.

Yea, do some recon work for us.

I'm just wondering if we could end up with 4 cranes up at the same time within a couple blocks of each other in the Short North.

Well the Park Street one will be coming down shortly.  I just got business with some of the crane rental places so I pry every chance I get :).

^I thought that was a possibility for Park St. From casual observations, it looked like heavy lifting has been complete for a few weeks.

^I thought that was a possibility for Park St. From casual observations, it looked like heavy lifting has been complete for a few weeks.

Yea it's a possibility that we get some crossover for a couple of days or a week at most.  Park Street is mostly exterior finishes now.  The main thing will be if they've put the air conditioner on the roofs yet, for the sizes required it will take a tower crane to get them in place.

A snowy walk through the Short North to my office today, I decided to snap a pic or two.  You can see the iron has gone up to about the 6-7th floor now in the distance on the 711 N High project.

Five-story, $15M Short North development gets approval after adding more parking

The latest development in the Short North is set to break ground after securing approval from the neighborhood commission.

Wood Cos. and Schiff Capital Group say the planned $15 million, five-story mixed-use development on the northeast corner of Lincoln and Pearl streets will complement the 711 N. High St. project that the two are already building.

Both are planned as new landmarks for the fast-rising neighborhood. Plans call for a 4,000- to 5,000-square-foot two-floor restaurant,16 apartments and a parking garage that now will have 260 spaces – 20 more than in the original plan.

During my lunchtime walk today, I decided to snap these shots looking into the Short North from the new addition of the GCCC.  They are starting to put in the iron for the 8th and 9th floors of the 711 High project today.  From this view you can tell how dense this area of the SN is becoming.

The Castle's crane will be coming down this weekend. From the High Street streetscape updates:

The crew at the Castle Building (965 N. High St.) will be removing the large tower crane from their site over the weekend. What to expect:

- Sat., Feb. 17, High St. will be closed for approximately 2 hours, from 7-9 a.m. Afterward, High St. will be re-opened just to northbound traffic the remainder of the day.

- High St. will close again for approximately 2 hours early Sunday morning. All of High St. is scheduled to be re-opened by mid-afternoon Sunday.

- If something unexpected comes up, such as high winds, the crane removal will stop and resume at a later date.

Build-out at this site is set for completion July 2018. The parking lane on the west side of High St. is currently closed and will remain closed until May 2018. Pedestrians have been rerouted to a walkway on the west side of the street.

^The crane has been removed. I think the project is looking good!

Time to replace it with a new crane I suppose. I imagine there will probably be two new ones in the Short North before too long.

I snapped a picture early Saturday.

I'm on the email list -- the High Street project page says to send an email to [email protected] to get added to the list.

The Graduate Hotel presented preliminary plans to the IV Commission. The commission pushed back on the removal of green space along High St. I'm kind of in agreement with the commission. There's nothing wrong in having a break in the streetwall for a pedestrian respite, especially since the streetwall will be continuous from Goodale to 5th in a few years.

If it means pushing the project back though I'm not for it; this is going to be a hotel in the premier part of our city.  This is only going to enhance the experience for the guests and make our city look good.  If they want green space hit a suburb, that area looks like trash during the winter and is worn down and grease stained the rest of the year.

^That's more of a lack of maintenance issue with the housing authority. I'm sure the hotel would take better care of the green space, especially if it's redesigned and/or refreshed.

As much as I'm all for green space, in this situation they have the ultimate green space one block away at Goodale Park.  I enjoy the open space during a good Gallery Hop because there are some good performers but this developer clearly has plans to capitalize off of the store front potential on this thriving urban street, and I can't really blame them.

That Biz1st article is poorly written and misleading about the objections of the IVC to the latest plans. They have no problem with removing the greenspace itself, and in fact pushed for its removal and replacement with retail in the previous iteration developed by Schiff for Cambria Suites.

What that previous version had that this doesn't was a break in between the two halves which would act as a sort of public plaza space.

Compare the renderings of the previous design (which was approved),

GCW0mVj.jpg

tr5BGov.jpg

And the current Graduate Hotel proposal -

nlWG4r9.jpg

From a design standpoint, I like the varied and modern facades on the original proposal.

But either are fine; I just want to see that awful green space erased and the urban fabric restored. I'm disappointed the commission is so invested in having a postage stamp there for an event that happens once a month.

I have to disagree - there is nothing wrong with having a postage stamp green space or pocket park in an urban area. So what if Goodale Park is a block away. Redesigned and well maintained, the Bollinger green space can be an asset to the SN.

The new design looks like generic crap. I like the older design better, including the pocket park/plaza. The older design is at least a bit unique looking-the new design looks like the ugly stuff along Lane across from OSU.

FYI - The tower crane base has been installed in the basement of the Moxy Hotel site.

I agree, the original design of the "bump outs" was better, but I was worried about how the upper floors would look. Perhaps there is a good hybrid of the two that we will get to. Sounds like the commission wants to see the footprint look like the original design, with a plaza around the entrance. That's probably a good compromise.
