I had some friends who attended a pre-opening of the Lincoln Social lounge/club occupying the new retractable rooftop space of the 711 building.  Not the most polished of photos but good shots of High Street both looking North and South.  It's crazy how in the last decade it has filled in to almost a completely non stop row of buildings now.  This has all filled out quite nicely.  The view of the new Hilton Hotel expansion looking towards downtown will be fun to see as well in the future!!

Wish they'd at least put a mural on the giant elevator core blank wall on the north side of the Joseph office building.

I was kind of shocked by this picture, I don't think I have ever noticed this was just a large blank gray wall. Im guessing not being visible from the street is the reason it's never gotten any treatment, but I think it does call for something now that more and more structures are being built where this will be routinely seen. I think that means it's time for another living wall or bold mural (I can wish right).

 

I always thought it was strange that the Joseph Hotel side got such a large blank wall too, though it seems they attempted to dress it up a but with the brick pattern.  I wish they would consider a large  installation in the brick pattern like the Citizen M Building in Manhattan did a few years back in its windows.

I think you're spot on.  From street level, you never see this wall, but as it does become more visible from new heights, it's a great opportunity to dress it up.  Given that this is the building that connects to the beautiful Pizzuti Collection Art Museum, which is officially in partnership with CMO, this could be a great opportunity for them to advertise or promote "art" on this huge "canvas".  Just a thought.....

First Look: Hubbard Park Place

 

Hubbard Park Place, the new mixed-use development at the corner of Park Street and West Hubbard Avenue, was first brought before the Victorian Village Commission in 2013. The design proposed at that time – which called for an underground parking garage, a raised interior courtyard over a second level of parking, and three distinct sections surrounding the courtyard designed to blend in with the neighboring streets – very much resembles what has now been built on the site.

 

Schooley Caldwell was the architect for the project, which was developed by the Wood Companies and Schiff Capital Group.

 

About 70 percent of the 101 apartments are now spoken for (with around half of those renters coming from out of town), and half of the 12,000 square feet of office space has been leased, according to Tyler Puhl, Leasing Director for the Wood Companies. He and company President Mark Wood recently gave Columbus Underground a tour of the development.

Yes, it's designed to look like the old Grandview Mercantile building on the ground level. I really like it as well.

^ Agreed. This building is phenomenal. I really like how the upper portion is not overly imposing and actually seems to blend in with the sky. They really did a great job of making it mesh with the neighborhood from the street level.

Crews are setting up a crane to remove the tower crane at the Moxy Hotel project.

The new rooftop has been quite the hit lately.  I'm pumped that this is the first of several more to come in the very near future!!  Adds a great perspective and vibe!!

City Adjusts Short North Parking Rules, Starts Planning for Other Neighborhoods

 

Some of the new parking rules for the Short North that the City of Columbus rolled out in January will be changing this summer, including a price cut for resident guest passes and a reduction in how much it costs to park along side streets during the day.

 

When the city’s Assistant Director for Parking Services, Robert Ferrin, spoke to Columbus Underground last year about the new rules, he said that the overall goal was for 60 to 80 percent of on-street spots to be occupied at any one time. The new adjustments are designed to help achieve this, and to respond to feedback gathered from residents, businesses and neighborhood groups.

 

The first round of changes, which will go into effect on June 24, as outlined on the city’s website:

  • Lower the 24-Hour Resident Guest Pass rate from $6 to $3
  • Adjust the rate change timeframe from 3 p.m. to 4 p.m. (at both meters and mobile pay zones) 
  • Lower mobile pay only (side street) parking rates from $2/hour to $1/hour between 8 a.m. to 4 p.m. in permit zones SNA, SNB and SNE
  • Reduce Goodale Street meter rates to $1/hour and remove time limit restriction
  • In partnership with the Short North Alliance, enhance the already successful off-street retail validation program with a new on-street validation program through the Park Columbus app

High St streetscape plantings are nearing completion. More than a dozen trees didn't survive the winter and need to be replaced.

It appears exterior finishes are mostly complete on the Pizzuti commercial building. It looks great. Crews were pouring the parking garage component of the 6 story residential piece to the west today. The sidewalk and parking lane on southbound High are open.

This project is a great example of, even though it was reduced in height a couple times, of infill that is in-scale, unique, with quality [-looking] finishes. It is unique yet blends with the aesthetic with the area. It is modern yet with traditional flair and massing. This is the kind of architecture that we need more of and less of the... downtown Edwards block.

That is a marvelous looking building

I spy a dead tree, though ? . Also all the new trees in front of the new Brunner building are also dead. Just an observation!

Great looking building. Happy to see more up-lighting -- not enough buildings are taking into consideration the increase in curb appeal that a small investment in up-lighting brings. The Del-Mar building looks amazing at night.

Since the Pride Festival is going on this weekend, I thought it appropriate to hi-light the recently completed Stonewall Columbus renovation project in the Short North.  Stonewall has been located in the Short North for so long that it pre-dates the current trendy version of the Short North.  Their previous offices occupied a former bank building at High & Fourth.  It was a nice tidy little building (including a free-standing sign with an analog clock) that was previously surrounded by marginal properties.  But in recent years this northern part of the Short North has seen the same development boom that the southern portion of the Short North has been seeing for years (see the Jackson on High condo building and the renovated Garden Theater across the street from Stonewall Columbus).  So the time was right for an updating and expansion of Stonewall's High & Fourth location.  Below is a 2015 streetview showing Stonewall's High & Fourth location as it was prior to their expansion project:

Below is a rendering of Stonewall's expansion project.  The project included gutting and reusing the original two-story building at the corner of High & Fourth and connecting it to a three-story building next door along Fourth Avenue.  These two existing buildings would be joined by the construction of a new contemporary connector structure:

Here is a construction photo of the High & Fourth building at the early stages of the expansion project.  The exterior walls still remain but the rest has been removed to allow for the construction of the connector portion of the project (the early stage of which can be seen to the right in this image).

It is a little difficult to see in that final image, but Stonewall kept that neat vintage sign with the analog clock that previously faced High Street and relocated it at the new Fourth Avenue entrance of the updated Stonewall Columbus center.  CU had a photo-tour of the new center's interior, which shows the new open gallery and gathering spaces within the renovated historic three-story building and the new construction in the rest of the project (they even include a close-up of the clock/sign) at the below link:

I like this renovation/expansion. I'm glad they decided to re-purpose the building on 4th.

Third and High is moving very quickly. This picture isn't the best but they've excavated down quite a bit and all the concrete supports are formed. Most of this is blocked by the concrete form on the left of the picture. 

Whhhyyyyy must that abandoned Dollar General still remain but Yoga on High had to go!?! bblllaaahhhh.....someone buy that land!!

WeWork is committing to a big Columbus presence in the Short North.

 

The well-known New York-based coworking giant has signed a lease for 46,000 square feet of space in three floors at 800 N. High St.

 

WeWork will take all of the office space in the 10-story, $54 million building. The 150,000-square-foot project, developed by Crawford Hoying, will also include a 116-room Moxy Hotel by Marriott, Cleveland restaurant TownHall and a rooftop bar.

New Permanent Public Art Projects Arriving in the Short North

Two new permanent art projects will be unveiled this summer in the Short North Arts District.

 

The new Graduate Columbus Hotel in the Short North, due to open early this fall, is set to house some of the tallest murals in the City of Columbus.

 

To be created is a series titled “Journey,” made of three new permanent murals depicting a hummingbird and mythological figures, which signifies prosperity. In another mural, a Somali woman wearing a traditional guntiino will represent the journey of new Americans in Columbus. The woman depicted in the mural is Hodan Mohammed, who is the leader of Our Helpers — a local Somali community organization — and the founder of the Columbus Somali Festival.

Is it ever possible that we could see more development over top 670 in these areas around the cap?  I've always thought there's a bit of a dead zone there with that weird seating area across from the church on goodale that juts out over the highway and you could just cover the highway there.  There's also another weird spot that juts out west of park st across from Goodale that is next to that new hotel being built.  Could they also expand the development of that last parking lot by the Convention Center out over 670 behind Bar 23? Is it prohibitively costly to do this in the near future or is this something that would even be considered? thecap.thumb.PNG.d93eac50a76d77f89deeda709bc6186d.PNG

The two on the left are used for event staging areas and don't really have the structure to support buildings, but would  be cool to do food trucks on them or something.  The one behind Bar 23 is spec'd to get a condo building or a hotel, there is info on it under the convention center thread I believe.

 

*Edit: The lot behind the "Park Royal Apartments" has been long rumored for redevelopment but it has never happened.

Yea, I know they can’t currently support anything.  I was mainly wondering if they could do work to make it support a structure and actually completely cap off 670 behind Hyde Park and build a bigger structure behind Hyde Park over top 670.

I think it should be a beer garden-type of thing.  It obviously isn't built to handle structures so go the easier-lite route and make it all about alcohol.  I mean, it's next door to the DoucheBag District, might as well go all in!

I think it should have been fully capped to filter the noise from below. Once capped, I believe a beer garden or goodale Park "annex" with grass and the ability to host events would be great.

Yea, that would have been great if 670 was capped completely from High St. to the western edge of Goodale.  I wonder if they'll ever consider it, especially now that those gravel lots in Arena District right there are finally being developed.

Construction barriers are down on High St. at the Graduate project.
