Darshan Vyas, Dave Hunegnaw and Ernie Malas are partners with Black Gold Capital. Other investors include Tom Heilman, who founded Worth Capital. Heilman used to own Hometeam Properties, and is still an investor in the company, but no longer runs it. Heilman called the project "the gateway" into Italian Village from the Short North. I’m not sure what you mean by a lesser build quality? It’s just wood so far, it doesn’t have any finishes. I would guess it will have the same look as all his Franklinton stuff. I still wish it was the original plan they put out, but I don’t think this will be bad.

But isn't the reason we have Greenhouse the commission? So concerns over massing and quality and materials isn't necessarily Kaufman regressing?
March 23, 20232 yr Kaufman had a 10-story version of this development fully approved by the VVC. He could have built those approved plans, but instead came back again wanting 12 which he didn't get The reason we have a 6-story stick frame is because he declined to build the approved 10-story version FWIW the original Gravity building is also a 6-story wood frame so this isn't too dissimilar although the apartments here will have more desirable floor plans from a leasability standpoint Also this is the exact same construction type for Greenhouse Franklinton (aka Gravity 3) so get ready to see a lot more of it, like it or not Edited March 23, 20232 yr by NW24HX
March 23, 20232 yr I guess I’ll wait until the exterior is done. The original Gravity felt more akin to the Commons to me but we’ll see. G2 even felt that way, I’m just not getting my hopes up. The original proposal would have also looked cheap despite it having a great amount of detail; it’s just hard to execute when all they’re trying to do is rush it through.
March 23, 20232 yr Oh I don't dispute that Kaufman doesn't use the highest quality materials/craftsmenship, they don't Wood does that kind of top-quality work, but we haven't seen that to date on any Kaufman project Gravity, 250, 80, they're all fine in my opinion but clearly middle-of-the-road in terms of quality, although I certainly give Kaufman extra points for creativity I would rank Highpoint much lower than anything Kaufman has put up (except maybe 600 Goodale which is also trash) Edited March 23, 20232 yr by NW24HX

Kaufman is more along my favorite because of the creativeness that they do.

This doesn't strike you as quality craftsmanship? I know it's not done and maybe it's just the angle but it does look kinda like a fort some kids built in their backyard. I'm sure it will come together just fine.

March 24, 20232 yr Wood Companies is back and I can't remember if the new rendering was posted before. I believe the building on the left is the new design, but may be wrong, hopefully it is the left, it looks way better. It is now 15 stories, but is the same height. They cut all the office space out and have all residential. Sorry if this was already posted, I didn't see anything about these changes.
March 24, 20232 yr It actually appears that they are stripping many of the classic Art Deco details out of the design.

Only thing I don't like is I wish we could get the "HUBBARD" built into the brick like in the second. But the second is ugly and completely boring - cheaper but a complete disgrace compared to the first. Hopefully they strike it down.

That’s right, I read the date at the bottom as March 22, as in two days ago, so I was confused a bit. Glad the new rendering is the left one. The top looks finished and is just overall a better look. There is still one commission member complaining about the height, but seems everyone else is for it. • A Commissioner noted that they do not believe that the design fits within City Code. The building is too tall and the removal of the rear of the former auto dealership removes history of the area.

It’s kind of too late for that lol the original was approved last year, and it was the same height.

While I do like what's there this is so much better. Its great to add to the history as well - things do change over time.

The new building will look great and will provide more use than the current building.
March 24, 20232 yr Didn’t Wood Companies say they’re in no rush to get this built? I feel like I saw that quote somewhere.

March 26, 20232 yr I wonder of the proposal to build over axis, or another variant, will ever come back. Especially if we can get the Greystone lot redeveloped, that's quite the cluster of mid-rises if/when they all come to be.

April 3, 20232 yr So what’s going on at 700 N High? A permit was pulled in November 2022 for commercial alterations. The building is fenced off and there’s a temporary pedestrian path in the street.

There are different sets of permits, some from 2021 and some from 2022. I don't know enough to understand if they are different. Don't building permits have an expiration date? I imaging the 2021 permits are out of date?

April 3, 20232 yr That would be a good location to be replaced for something taller in my opinion. With how many places have come and gone I think the retail space with upstairs/downstairs is just too big or awkward.
April 8, 20232 yr I love seeing the Short North spread out from just high street. The grid experience is going to be so cool and add so much depth and "hole in the wall" businesses to the community! I really need to head down there for a day and just walk around.
