My money is that the family dollar site will be a SpongeBob meme for quite awhile. The land owner isn't a developer in the sense of building new. Thats not their interest. They have the equity through their other properties, and may get tax benefits for the vacancy, and by sitting on it they intend to wait until they get a massive payout. The mortgage is long paid off. Their overhead is basically taxes. While the land is valuable as is, it's not uncommon for folks to sit on a property until the right, significabtly over value, comes through. They know someone will pay well above market rate for it someday. Today is not that day. The fact that they haven't leased the property to another retailer and are just cashing in on parking makes me more convinced this is the case.

A little pocket park would be pretty cool there, although the only way I see that happening is if the city somehow ends up with ownership of the land. That plot is far too valuable for any private developer to buy it up and then invest the funding necessary to create a park which will provide no revenue. I suppose they could get a corporate sponsorship for the park, but it seems like a long shot to me. A park with big shade trees and a fountain in the center would be awesome though.

GreenHouse, located at 21 W. 2nd Ave., includes the former (and now restored) International Brotherhood of Electrical Workers (IBEW) headquarters and a new seven-story building with 158 apartments, including penthouse units and townhomes, which front Price Avenue. The wellbeing-focused apartment complex features spa treatment rooms, a fitness studio, a sauna, a rooftop pool, a cold-plunge pool, a hot tub, a private balcony in every residence, abundant greenery, meditative water features and secured parking. June 19, 2024Jun 19 First Look: Kaufman’s New Short North Project is Now Open More than eight years after the 1.5-acre parcel at 21 W. Second Ave. was first purchased with the intent to turn it into a large mixed-use development, Kaufman’s GreenHouse Short North project is now officially open and welcoming its first tenants. The seven-story, 158-unit development was built largely on a surface parking lot and grass field, but also incorporates the former International Brotherhood of Electrical Workers building on Second Avenue – a portion of that building is being used as a leasing office, while the majority of it is being marketed for use by a restaurant or retail tenant. Already committed to the building is a new fast-casual concept from Upper Arlington’s SŌW Plated called SŌW To Go, which is scheduled to open later this year on the other side of the building, at 30 Price Ave. More below: https://columbusunderground.com/first-look-kaufmans-greenhouse-short-north-is-open-bw1/ "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers

As proposed to the Italian Village commission, it would replace the building that housed the Garden, and it would replace the small surface parking lot for Stonewall Columbus. It would contain a mix of ground floor retail, 60 apartment units, and a 3 level parking structure with 60 spots. It sounds like it’s in partnership with Stonewall, and the tenth floor would include a wellness center open to their members and the public. (In even better SN related news, both twins who were kidnapped from the neighborhood this week have been found alive!) Have not seen an updated rendering but there was a Preliminary Site Plan record from today for a building in this location. It is under a different developer, Arcadia Development, same developer behind the golden bear and UA Gateway. There is no information on height or anything, it is listed as under review. It might be in the meeting for this month, but the file doesn't work so I can't look at it. Hopefully it is something close to the original design, but I have a feeling the height will be gone. Here is what the commission said: Commissioner Comments: Commissioner Sudy stated that this was an interesting initial application in response to the new zoning code changes. He noted that the Commission is charged to protect the existing streetscape, how it will impact the existing structures behind the proposed building and what happens between the proposed location and opposite side of property. Commissioners are in support of affordable housing but the proposed project is bigger and more visible than anything on the current corridor. Commissioners stated that the applicant has presented a better version of the preservation of the historic 'Garden' façade and setbacks incorporated into the design, but the applicant needs to keep in mind that it doesn't affect the existing historic building surrounding the structure. Commissioners recommended that the proposed amenity space turn into commercial space to keep the same use along the street. Commissioner Trott stated that there appears to be disconnect between the pieces of the different levels. The colors may also need to be studied between the levels. Additionally, the arch detailing on the infill ground level building is standing out. Commissioners stated that the application will need to consider the preservation of the streetscape with the 'Garden' and 'Stonewall' buildings to stand out and not to blend in completely. Let the historic elements to stand out. Commissioners stated that the front of the building appears a little front heavy. They recommended the applicant to set the top part of the building back further with addressing middle section further. Commissioners requested the applicant submit the following details to future application: • Submit a shade study for the surrounding neighborhood around the building. • Site plan • Demolition plan. • Check on overall height for the design as well to put in the scale. • All elevations to show the design of the proposed construction. Rear elevation will be crucial in review of the design. • Include outdoor amenities and how greenspace will be incorporated and supported.
October 29, 2024Oct 29 I agree with the comment about commercial space along High. Also about the overall composition - it does look like three separate buildings, like a tiered cake. I don't know why they would ask for a shade study of comment on the height. That was taken out of the commissions hands by Zone-In. Per the Urban Core zoning in this area 12 stories are allowed - it can go to 16 with affordable units.

January 5Jan 5 Sad day for the Short North. Anthropologie will be closing after their 10 year lease is up. January 12th will be their last day. The Short North seems to be going through alot of changes with several art galleries leaving for downtown, Bonobos closing, and now Anthropologie. I live right on High in the neighborhood and in the evening it's nothing but a younger more wild crowd with mostly bars. I really hope they can fill this space with something other than a restaurant or bar. I would love to see a cb2 or West Elm store!

Pre-COVID, the SN seemed to be getting some real momentum as a potential urban retail destination with national brands like Anthropologie, Bonobos, Warby Parker, and Lululemon setting up shop. 5 years later they're all gone... And it's not that I want the SN to be taken over by chain stores, far from it, but the truth is the neighborhood is already being taken over by bars and restaurants (and many of those now are chains). The presence of national brands indicates a strong retail market in general, and having a selection of them in the neighborhood brought balance and was a convenience for city dwellers to do their shopping in the core without having to trek out to Easton or Polaris Ideally we'd have a strong shopping district (with these brands and more) in downtown proper, which is the norm worldwide outside of the US. And we actually had that, but it died in the mid-00s, was buried, and will be a long, long climb back to get something even close to resembling what we lost. The SN is now much stronger than downtown, and I was heartened by the expansion of retail in the neighborhood throughout the 2010s. Unique, local stores are the backbone of the SN and should remain so, but a curated mix of national brands in addition helps them thrive as well by driving more shopping traffic overall IMO - a rising tide lifts all boats. In any event, for the time being that boat is clearly in choppy waters if not sinking. I'm hopeful 2025 brings us some good news that can start to turn back the tide

I’ve heard nothing but bad stuff about their quality and it’s pretty expensive. They probably had good business from year 1-5 but with new locally owned shops opening, and selling similar stuff, they couldn’t compete anymore. I will agree that I hope they are able to fill it with something other than a restaurant. I’ll say it time and time again, but these retail spots need to be split into 1,000-1,500 sqft and you would be able to fill them with many local shops.

January 5Jan 5 Was just in the SN last night and was thinking how sad it was with the amount of vacant store fronts down there right now. It was also so dead on a Saturday night, but it’s probably unfair to judge based on a freezing night just a few days after NYE. Plenty of new places coming online this year, but still doesn’t seem like enough to change the appearance of the SN resembling a retail ghost town rn. Outside of increasing the entertainment options, I do agree local retailers is the best way to go. If I just want to shop, SN is not where I want to be, between all the noisy vehicles, lack of communal spaces where I can go in to warm up (or cool down in the summer) without pretending to look like I’m searching for something to buy, and the limited options when Easton has just about any national brand that I need.

January 5Jan 5 Honestly, living on High Street for two years now, ive seen a huge decrease in pedestrian traffic. Even The monthly gallery hop doesn't being bring in the crowds it brought in 5 to 10 years ago. I'm afraid that event could be a thing of the past if it doesn't change with the times. Also one of the only lgbtq bars in the neighborhood (Union) which I have been going to for almost 20 years has really started to go down hill since the new owners took over a few years ago. What was once so packed inside and out (patio) is hardly full anymore. One of the bartenders told me they used to have six to eight bartenders a night but have cut it back to three. Sorry about the rant but I really do hope the Short North Alliance really takes a step back and starts working with property owners to move the Short North in a positive direction.
