October 4, 20177 yr ^ I haven't come across any construction photos of the Heartland Bank HQ project, but I did come across some additional renderings at the Ruscilli Construction website. The 13-branch community bank has named Ruscilli Construction Co. February 5, 20196 yr That's the first time I've seen the phrase "workforce apartment complex." Is that just intended to be contrasted with the "senior" apartment complex on the previous slide? And maybe also with student apartment complexes? Like, is workforce just everything between student and senior? Or is it more specific than that?

April 20, 20196 yr There's been a good bit of good development in Whitehall lately. However, one project - a new 105,000 square foot Kroger at the Town and Country Shopping Center - has been delayed. But it is still in the works, according to Whitehall and Kroger officials. Bigger, better Kroger store still on shelf in Whitehall It’s been more than two years since Kroger purchased a former Big Bear grocery store at the Town and Country Shopping Center in Whitehall, but the city has only a vacant lot to show for it. In February 2017, Kroger purchased the former Big Bear on the north side of East Broad Street at the western end of the shopping center. Kroger bought the 8.2-acre site at 3680 E. Broad Street for $4.2 million. The former Big Bear store had been vacant since 2004. It was demolished in late 2017 -- however, the lot remains vacant today, leaving some Whitehall residents wondering when they’ll see the new Kroger store promised by the company. ... Kroger is expected to invest about $24 million in the project to build a new, 105,000-square-foot store at Town and Country. Kroger currently operates a 65,000-square-foot store at 3675 E. Broad Street, across the street from Town and Country - which the company leases from Plaza Properties. Kroger leaders, however, say a new store is still in the works. “We have purchased the property and have completed demolition,” said Amy McCormick, corporate affairs manager for the Kroger Co. “However, the project timeline is continuing to evolve.” A tax-increment-financing agreement Whitehall approved to entice Kroger to relocate its current store from the south side of East Broad Street to Town and Country remains in play. The 15-year, 53% TIF agreement Whitehall City Council approved in 2016 for Kroger was amended, extending the deadline to begin construction from the end of 2018 to the end of 2021, said Whitehall Development Director Zach Woodruff. Woodruff said April 16 that, “we remain in contact with Kroger on their timeline”, including extending the term of the TIF agreement when the company informed the city construction would be delayed. ... June 5, 20196 yr https://www.columbusunderground.com/interview-whitehall-leaders-on-density-redevelopment-and-planning-for-future-bw1 The recently released Corridor Concepts study takes a deep dive into the impact that building dense development and better transit along five major corridors could have on the region. One of those corridors - East Main Street - runs directly through Whitehall, a suburb of about 19,000 people located six miles east of Downtown Columbus. Incorporated in 1947, and largely built in the 1950s and 1960s, the suburb has been working in recent years to plan for and build the type of denser, mixed-use development that the corridor study recommends. Columbus Underground recently sat down with Kim Maggard, the Mayor of Whitehall, and Zach Woodruff, the city’s Economic Development Director, to talk about those efforts and more (at the article link above).
March 11, 20205 yr Developer Selected for 50-Acre Whitehall Development A developer is now in place to shepherd a major mixed-use project at the northeast corner of Hamilton Road and East Broad Street. The City of Whitehall announced today that Florida-based NR Investments has been chosen to develop the 50-acre site, which is comprised of the former Woodcliff Condos as well as a portion of the former Four Seasons Golf Center at 5000 E. Broad St. Zach Woodruff, the city’s Economic Development Director, said that the site could eventually accommodate between 600 and 1,000 residents and over 200,00 square feet of commercial space. Tasked with creating a master plan for the development will be DPZ (also Florida-based), the planning firm best known for pioneering the concept of New Urbanism. The housing density alone will be over 4,000 units per square mile(1,000 units in 140 acres) and that 140 acres includes the office space, retail, and parkland. This is really pretty good infill within the urban area footprint(given this is Cbus and car-centric and all). Now if we could only get some things like this in other parts of the area(including in the "uncool crescent" below 70).

April 12, 20214 yr I'm hoping that they eventually go even harder on density than the 1000 eventual planned units as they mentioned could be possible. Even at 1000, that's just 20 units an acre. Crews were at the site earlier today clearing all the felled trees that were littering the property. The 1000-plus residential units planned for this site will be a huge shot in the arm for this part of Whitehall. The new development coming to Broad and Hamilton will be huge for Whitehall. The site will not only include the former Woodcliff complex but also the former Four Seasons Golf Center a little further east down Broad. An article from a couple months ago in The Dispatch highlights how much this will transform that area: "The plan that emerged calls for residences, shops, restaurants and offices laid out with boulevards and multiple outdoor gathering spots. The 50-acre site will feature an outdoor amphitheater as well as green space and ponds that blend into the 80-acre Whitehall Community Park next door. "We plan to go straight into vertical construction after demolition, in mid- to late-summer," said NR Investments Chief Operating Officer Terry Wellons. In addition, $10 million in street improvements are planned for the Broad and Hamilton intersection that will include street widening, bike lanes, new lighting and new crosswalks. That work is planned for next year." https://www.dispatch.com/story/business/2022/03/25/long-awaited-whitehall-project-start-soon/7034069001/
