Remember this from the list of local projects that were awarded brownfield remediation funds in the last round:

 

"LDG Multifamily, LLC/Project Name, 3515 E. Main Street/ $5.6 million(awarded for cleanup)

 

This property has been the site of a family-owned salvage yard since the 1930s. Three warehouse buildings remain on the site and are still used for current salvage operations but would require extensive remediation prior to redevelopment. Cleanup on the site includes removal of contaminated soil on the property. After remediation, the site will be redeveloped as workforce and market-rate housing along a prominent corridor in Whitehall."

 

That's the Wirthman Salvage Yard site (on E Main St across from the upcoming Enclave on Main project at Main and Maplewood).

 

I was told last week that if things behind the scenes keep moving along as smoothly as they are now, cleanup at 3515 E Main could start as soon as June/July!  

 

More positive news for Whitehall is great to see!

We ate at Flavor 91 for lunch today. While we were there, Moses (one of the co-owners) gave me a little update on the apartments they're planning on building behind the restaurant.

 

He said they've already gained approval and are currently in the process of designing the room layout of the apartments.

 

Because of sewer capacity, the city of Whitehall would only approve 28 apartments on site rather than the 36 originally planned.

 

He said they hope to break ground in about a year.

Had a chance to get back on the entire site at the newly dubbed Rockwell District (at Broad & Hamilton) a little earlier-

 

Cleanup of the western part of the site (where all the housing was) appears mostly complete.

 

Looks like they've just started pouring curbs and sidewalks

The eastern part of the site is moving along nicely as well. 

 

It looks like they've started building the water portion of the new park.

Hopefully they start to build better multi use buildings and areas. Whitehall could be a very walkable nice little city.

The Columbus-based company plans to demolish a single-story office/retail building at 3540 E. Main St. to make way for the development, called The Enclave on Main. It would also tear down warehouse buildings on the north end of the site.

 

The estimated $29 million project would deliver 102 units of affordable housing to the area. The apartment units would be housed in a new four-story building on East Main, which is the primary entryway into Whitehall.

 

The one-to-three bedroom units will measure between 688 square feet and 1,133 square feet, and will be available to renters between 30% and 80% of the area median income. Rents for each tenant will range from $408 to $1,209 per month, which is made possible by various subsidies tied to the project.”

There's very few decent local developers these days but there's some really bad ones like NRI.

I think Gravity, Hilton Tower, Wood Cos. in the SN, Bridge Park, PNC Tower, etc. all have gotten great publicity. But it is highly important to shame bad development as a hindrance it doesn't happen again. It's a balance.

Affordable doesn't have to actually look cheap, and yet so many of these projects do. 

Agreed.  Even though this isn't great, it's way better than what's coming to Whitehall.

NRI might not venture much outside the [brick] box but their builds are *generally* solid with good materials and not EIFS or crappy composite panels that warp and deteriorate on day 1. Sure, not striking, but I would say NRI is not a really bad developer by any means. And with some exceptions, they do use the land they develop efficiently, even if it's not truly maximized in terms of height.

Bad in interest I should say - no, they do make quality stuff I will give them that. Design+purpose Kaufman is great for example, but their construction is so cheap its unreal.

You're absolutely right. It's kinda sad that if you see a residential looking building with no balconies it's either a hotel, senior living or affordable housing.

As Central Ohio continues to experience unprecedented growth, Whitehall leaders are focused on creating more affordable housing for the ballooning population. The Enclave at Main is the latest example of these efforts.

 

The $25-million, four-story, 102-unit affordable multifamily community at 3540 E. Main St. is a direct result of Whitehall’s visionary initiative, the Whitehall Works Development Blueprint, adopted in 2019.

Infrastructure projects continue across the Rockwell District at Broad and Hamilton. The main connectors on site are now passable, so I was able to enter at the main entrance off of Broad and take it over and exit the development on Hamilton Rd. for the first time.

 

Although vertical construction hasn't started yet, the difference from just a few years ago when it was Woodcliff Condominiums is already quite drastic.

 

I didn't realize until yesterday that the Rockwell District will be fully integrated into the adjacent Whitehall Community Park.

Long-awaited Whitehall project could start this year on former Woodcliff condo site

 

"Construction could begin this fall on redeveloping the former Woodcliff condominium site on the corner of Hamilton Road and East Broad Street in Whitehall.

 

The 50-acre site was prepped for development last year, when the last of 317 dilapidated condos were demolished on the property. In place of the condos, a $250-million mixed-use development called the Rockwell District is planned.

 

The site was cleared and the main entrance into the site off Hamilton Road has been built, along with sidewalks and infrastructure into the property.

 

The project would be built in three phases. The first would include 360 apartments and 18,000 square feet of retail space on the southwest corner of the site, where Broad and Hamilton meet.

 

Including additional phases, the development could eventually include 1,000 residences, 75,000 square feet of restaurant and retail space, along with some office space, all connected to the 80-acre Whitehall Community Park next door."

$30M housing development Enclave on Main opens in Whitehall

A new housing community has opened in Whitehall.

Enclave on Main, a nearly $30 million project co-developed by Woda Cooper Companies and Impact Community Action, held a grand opening ceremony this week. The affordable housing development, located at 3540 E. Main St., was announced nearly two years ago.

The 102-unit apartment complex is reserved for renters earning 30% to 80% of the area median income. Rents range from $435 to $1,240 per month, depending on the size of the unit.

Hundreds of new apartments planned for site of former auto yard in Whitehall

An affordable housing development is planned for a former automotive salvage yard in Whitehall.

LDG Development recently acquired the Wirthman Brothers site at the corner of East Main Street and Barnett Road. The Louisville-based housing developer bought the property for $2.1 million, property records show. NAI Ohio Equities Vice President Joe Menninger also was involved in the sale of the property, according to a press release.

The nearly 13-acre site will be redeveloped into a multifamily complex with 316 units in two buildings. The one-, two- and three-bedroom units will be reserved for residents making an average of 60% of the area median income, which equates to $41,700 per year for a one-person household.

Housing Planned for Green Line-Adjacent Industrial Site

A plan to bring affordable housing to a former salvage yard in Whitehall is moving forward. The 15-acre site at 3515 E. Main St., home to Wirthman Brothers Salvage Yard for decades, was recently bought by Louisville-based firm LDG Development for $2.1 million.

The company, which received an Ohio Department of Development grant to clean up the site in 2022, plans to build a 316-unit apartment complex on the parcel. The project will contain a mix of one-, two- and three-bedroom apartments, and will be affordable for tenants earning 60 percent of the area median income (which is about $50,000 a year for a two-person household).

“This project was complex and years in the making, but it’s a significant achievement for everyone involved,” said Joe Menninger of Ohio Equities, who had been working with the Wirthman family since 2021 to sell the property, according to a press release. “It addresses the city’s urgent need for housing while also remediating a site with environmental challenges – a true win-win.”

This will make for a nice little gateway into Whitehall along Main street.

Whitehall could double their density and still be lower than the 43202 zip code. I see lots of opportunities for growth.
