Nice job! It looks like a good, solid house, and you did an excellent job of updating the living amenities while preserving its essential character. The fireplace is fabulous!

 

My dad thought for a while that he'd get into rentals, but it turned out to not be a good idea for someone with his personality (extremely controlling). He bought a big Queen Anne duplex in the small town near where we lived, and when he and my cousin were making some repairs they found extreme charring in the attic, like yours. No one in the area remembered when it had a fire, so it must have been long ago.

I like your woodwork.  Now I want to know the story behind the chest in the dining room.  That is a beautiful piece!!

 

Of course, there has to be a story for a piece like that.  Excellent intuition.  Actually, I inherited it.  I have an "aunt" (my mother's best friend, but she's like a second mother to me) whose sister died 2 years ago.  So it was my aunt's sister's chest.  It was originally her mother-in-law's, and she had inherited it 50 years prior.  She disliked the thing for some reason, and kept it in storage.  My aunt had never even seen it until we were sorting through her sister's possessions, preparing everything for the family to go through.  Anyway, when the blood relatives decided what they each wanted, no one claimed this, so my aunt took it and gave it to me.  I was totally blown away by that, because it is a very interesting and beautiful cabinet.  Thanks for singling it out.  It's by far my favorite piece of furniture in the house.

I really need to get out of this town.  Ann Arbor is so overrated and overpriced.  But it is a model city.

 

I was looking at Chicago apartments the other day for when I graduate.  I can get a newly renovated 1 bedroom loft-style apartment with roof pool and deck, exercise facility, on-site dry cleaner, utilities/cable/internet included, parking, all in the heart of downtown only for $1250/month!.  It made me think, geez, so for just a few hundred more a month when I have an actual job, I can upgrade to an apartment that is actually good for a fair price.

I don't need an automatic toilet, I capable of flushing myself, besides I'd put it in the guest bathroom just to freak people out since it comes with a remote control, bottom cleaner, air blower and seat warmer.  It's the BMW of toilet seats.

I saw it at the home show.  I was like.  OMG, this is so over the top.  I didn't "test" it like a lot of people, but I surely thought it was amazing.  The "puff of air" was a hoot.

 

I love how the top and seat raise and lower.  I was like, "look hydraulics on a toilet".  The model with the neon lights blew me away.  The seat glows blue when its cold and red when it warm.

Its fab.  Have you seen it?  I can't believe we're all gushing over a toilet seat but I do love a good, comfy bathroom.

I'm just happy I have a hot radiator in the bathroom.  It's always really hot in there which is perfect.  Actually, the temperature is at extremes.  There's a window in the shower.  So when it's -15 out, the cold air seeps in and meets with the hot water.  Slide an inch to the left, very cold, inch to the right, it's too hot.

Haha no I haven't seen it.  But having worked at a BMW dealership for two years, I thought that was so funny and so true.  It seems nice though lol.

I saw that too.  That house is in Carmel, IN.  Apparently his ridiculous crib was paid for by his inventions like voicemail, some programming thing for iTunes, and some other random stuff.

That house was ridiculous! The sad part is, it's in Indiana!  ugh! 

 

I loved the theater, slide, keyless doors, but the fake fire place was a hot mess.

Thanks!  That's exactly what I was trying to do; preserve everything that I can, but update for the 21st century as much as possible.  And just like your story, no one on my street remembers the fire, so it must have been several decades ago.

I definitely pay on the lower end of the spectrum, but yeah.  Most of the people I know pay $300-$400/month.  I can't tell you what an entire house would be because we don't really have single family houses here (just thousands of duplexes) but my "apartment" is the attic of a duplex and I know the tenant downstairs pays $600 for her half duplex. 

 

Just to remind you, we're not talking about a horrible poorly made house here.  We're talking about this place:

Eh, it's kind of like Northside in Cincinnati.  Clubs, bars, coffee shops, hipsters, boutiques, some grit and transit riders.  I'd give the title of trendy area to the Third Ward (Which I often compare to OTR/Gateway Q)

The door on the right.  If you walk in, you go up a flight of stairs, turn left, up another flight, turn right, my front door is on the right, go through that, go up another flight that's only 2.5 feet wide, turn right again and double back to the top of my landing.  It's simple really, only 46 steps each way.

I AM the Stairmaster.  I built my legs of steel at my high school which was built in parts that dont line up.  The sections are 4 floors tall in one part, 6 floors in another part, 7 floors in the next, and two in the last.  When you line up the hallways through all 4 parts it totals 1/6 mile BUT because the sections don't line up, there are stairs going all sorts of directions in the middles of the hallways.  There were stairs EVERYWHERE.  And the worst part is we only got 4 minutes between classes.  It was impossible.

Yeah, it's unfortunate, but it's tied closely to the type of renter demographic.  Much of the University of Michigan's student body is out of state from high wealth areas on the East or West Coasts.  As a result, developers and landlords know students will be accustomed to paying more.  The good news is that if I move to a more expensive city, I won't be surprised by high rents.  I wish I could pay $300/month in rent, but that would get me nothing here in Ann Arbor.  The cheapest units I could ever find here in the city were $450/month.....where I'd share essentially a run down unit with 4 other people.  1 bedrooms at the very minimum start at $700 but are typically far from campus.  If you are about a block or two from campus, I'd expect to pay about $1100/month (with no parking available). 

 

The worst priced units I found in Ann Arbor's South U district were $6000/month "at the center of everything" with a fitness center and underground parking, and "loft style" interiors (exposed concrete ceilings, ductwork, etc.  These loft style student housing I guess are the next big thing, and the proposals have come pouring in to the city planning department. 

Not my residence, but while we're talking rentals, this is the one I own. I wasn't get any good applicants, so I went through it and freshened up everything, and after all that expense, my rental agent still isn't coming up with good candidates. My worst nightmares are college kids (parties), single young women (when they move out they leave it filthy - worse than boys/men), and dogs. So what's was the last inquiry? Two sisters in college, with a dog.

 

This is a highly-desirable neighborhood, about a mile from the CBD, reasonably safe, with beautiful homes mostly dating to late 19th & early 20th centuries. I'm asking $695 plus utilities and still no serious adult professionals. Here's the photo set I just put up on my web site; on the site I added contact info for the rental agent.

J/K  :-D. The room originally was a sewing room, and there's a tiny closet with shallow shelves that held thread and other sewing supplies. The outside door leads to what was once a second-storey airing porch.

The doors are good-quality mahogany veneer over a solid wood core; they're original to the house. The floors are 3/8-inch quarter-sawn white oak overlaid on diagonal plank sub-flooring; I wish they hadn't been stained dark, because in their original tone they would brighten the place a lot.

 

If I lived there, you'd better believe I'd have color! Rentals need to be a light neutral to be as bright and pleasant as possible on first viewing and to work with whatever furnishings the tenants bring in. I use Benjamin Moore Navajo White eggshell. Any discerning prospect will appreciate shiny-clean and bright, but people's tastes in color vary widely. While one person might say, "Oooooh! The Colors!" another might say, "Eeeeew! The Colors."

 

Used to be, a professionally employed person or couple would rent a place and stay until some circumstance like a job transfer forced them to move. For a long-term lease (at least 3 years, which never happens), I might consent to some color, but the concept of "investing" in new houses has pretty much ended that. The last four tenants have stayed only until they could find and afford a house. Maybe the upheaval in the mortgage business will change that; I'd welcome a semi-permanent renter, and I'd make concessions to keep a good one.

The floors are gor-ge-us!

 

That house is cute and charming. Now that the weather has changed, give it some curb appeal you're all set.
