Thats not on the kohls site though. That is currently a hotel that has not been demoed.

I don't think that's correct. In the graphic, they've realigned the entrance drive to be perpendicular to ORR so it leads deeper into the Kohl's site. The grayed-out building on the right of that image is the Hilton Garden Inn and the existing Motel 6 would be just north of that. 

I wouldn't put any stock in to this graphic. I agree that the grayed out building on the right is actually the Hilton Garden Inn. This graphic shows alot of property redeveloped that they don't own, including the Motel 6, Roosters, Sonic, Premier Tire, and El Vaquero etc. It even shows an expansion of the HGI as well.

 

So it's, for all intents and purposes, one of those pie in the sky concepts that non controlling entities throw out there. Much like alot of the stuff we see in the LinkUS and Rapid5 literature. While conceivable, sure, it was not done with any true planning. Speculation based on this graphic is as good as any speculation any of us could draw up.

Pretty sure they're only demoing the former Kash 'N Karry store while Kohl's will remain. They did a lot split in 2022.

What building was that? Was that one one by the chase ATM? 

I don't remember Columbus having Kash N' Karry. I do remember the Kohl's being a Gold Circle.

It is not above a garage. First floor will have residential and retail, according to the permits.

With the amount of surface parking available at this site, I can't imagine a developer paying for structured parking and giving up that square footage or pushing the building taller. 

 

I hope there is some thought given to a master plan for how this area gets redeveloped and we don't end up getting isolated projects like this one that may not contemplate future development and connectivity.

Crawford Hoying plans five-story apartment building on Olentangy River Road

 

Crawford Hoying wants to build a five-story, 127-unit apartment building on Olentangy River Road, next to Kohl's.

The department store will remain open, a Crawford Hoying spokeswoman told me.

 

The developer is seeking a variance to allow for dwelling units on the first floor of the building, according to documents filed with the city of Columbus. The documents say that since the development is in early stages, the number of apartment units may change as plans mature.

Just saw a permit filed for a project in on olentangy called Cardington Flats, but doesn’t list an actual address. It is 5 story L-shaped with 147 units.

 

I don’t remember seeing this project anywhere. Anyone know what it is?

I know Kohls said they would stay open but I wonder for how long with retail struggling really bad right now. It's always so empty when stop in.

Yeah I have no idea. They usually seem busy during the holidays, so maybe they make enough from that. I also wonder if Amazon pays them to be a drop off location? 

The ORR Kohl's was originally a Gold Circle, correct? I believe that was the case for the former Hamilton Road (Eastland) Kohl's and Morse Road (Northland) Kohl's. Maybe even the West Broad (Westland) Kohl's.

 

ORR would be the only one left...

You can only enter through the west doors now.  The east doors that once went into the mens section of the store are permanently closed off.  

This is the slowest demo project ever. I think it's just one guy with a hammer and stepladder working every other afternoon.

They're actually quite a bit further along than that picture shows. Over the winter they were building a new exterior wall you can kind of see here for the Kohls and tying it in to the roof while it was just a cut a few feet wide. They've now separated the building about 20 feet the whole way and what this picture doesn't show is backhoe in there now tearing down the separated structure. It's gonna move a bit faster now but once you realize what they had to do on the west wall of kohls, it makes more sense.
