Proposal for a 397-unit apartment development consisting of five apartment buildings with a central clubhouse on a 20.6-acre tract at the northwest corner of Henderson Road and Olentangy River Road.  This site is immediately west of the Henderson Road interchange with Route 315 and is located about one mile north of the OhioHealth Riverside Methodist Hospital.

 

This 397-unit proposal is also located about 0.5 mile east of a 220-unit apartment development recently approved for the former Kahoots site at the corner of Kenny and Henderson roads.

Has anyone caught any updates on the Kroger project recently? Any idea on opening and if the Kroger is lined up to go back in its old spot?

So the taxpayers spent $27 million to add a redundant southbound exit. Why? I think ODOT builds stuff just to justify keeping their jobs. We should be trying to maintain the many crumbling bridges that already exist, rather than building extra unneeded ones.

^^ Seeing that pic reminded me of the proposals/speculation regarding the Kohl's area behind this new construction. Anyone know of whatever came of that?

That building and the huge parking lots around it look ripe for at least a six floor mixed use development-just looking at the pic it looks like that big parcel is just waiting to grow taller to match the things around it.  It is not like anyone could complain about height since it abuts a property with a 15 story building on it.

 

Great location for a highrise development imo...good location, right next to the river, right by access to 315 and all... I have always liked that little highrise cluster of The Canterbury(is it still named that?)and the hospital everytime I went along by it on 315.

 

*Plus I would like another highrise right next to Clintonville so they could seethe but it would be out of their NIMBY reaches.

This was not an ODOT project; this was a City of Columbus project.

That little stretch from Ackerman to Broadway will look pretty tall with the Kroger redevelopment done. All of the hotels, the Caterbury, Riverside and Ohio Health’s HQ.

 

Really makes me wish that OSU had built Covelli closer to the highway. It would’ve made Broadway to downtown feel like one continuous stretch of urban development.

 

My guess is we see Kohl’s gone/redeveloped within the next 2-3 years. I would hate to lose that store though, so hopefully they’re part of the plan!

Agreed! I am patiently awaiting a suburban high rise. (20+ stories). Each time I pass this area i think another mid to high rise would be perfect. I also keep wondering if we will eventually see a 20 story +/- building as part of bridge park.

 

We * could * see the complete reinvention of ORR from downtown to at least NB. The potential is significant WITHOUT the unnecessary squabbling of NIMBYs to have a vibrant corridor of mid-high rise development and proper mass transit if we can get the right people on board to completely bulldoze and infill the outdated suburban model centers and parking lots all along the corridor. I'm not confident in our leaders and whether they have the vision and ambition to make it so. 

 

As part of the corridor study, I hope they can convince a developer or two to commit to additional catalyst project. I personally would love to see the corridor study combine with a reinvention of Lennox and the shopping center across the street and a further infill of the old Kroger Plaza or the Kohls plaza. I think having multiple commitments up ORR will help bolster the mass transit.

Made it over during my time at home in Columbus over the winter break. Looks like most of the residential over the grocery area is all topped out, they haven't actually constructed the roof for the ground floor yet, though.

^My understanding is that Kroger will not return.

Kroger never committed to return from the outset. Based on there non committal answer to begin with, I have just been operating on assuming they won't return unless announced otherwise.

This is well set up to develop the rest of the parking and create a mini retail main street. Not that it will happen anytime soon, especially with the grocery component, but... a pipe dream

Ohio State's Wexner Medical Center to buy more land along Olentangy River Road

 

Ohio State University trustees voted Thursday to expand Wexner Medical Center's land holdings along Olentangy River Road.  OSU’s Wexner Medical Center is working to purchase, for an undisclosed sum, a 2.5-acre site at Gowdy Field, a redeveloped landfill site along Olentangy River Road south of West Third Avenue.  The current owner of the land is Time Warner Cable Midwest.

 

The planned sale follows the medical center's previously approved purchase of the nearby OSU Eye and Ear Institute site, a leased outpatient medical building, and 7.5 acres of land for $43 million.

 

The site in question is contiguous to the Stefanie Spielman Comprehensive Breast Center.  The Breast Center opened in 2011 and is a leased property with a 10-year option to buy.  A proposal to do just that could be coming later this year.

Yeah, every suburban development is named after some variant of a tree or geological feature.  It's like one of those Facebook things where you use your birthday and favorite color to find your porn name.   But seriously, suburban housing tracts all have names like River Ridge or Willow Creek or Glacier Hills.

Exactly. Nobody really cares about a generic name. It doesn’t affect how good or bad the experience of living in the development actually is.

I don't object to the name. The shopping center was University City. There used to be a movie theater on the site with the same name located where the Applebees is now.

Someday when they develop the rest of the site, it will break down the scale and seem a lot better. In terms of density, I hope it sets a new precedent for the rest of Olentangy River Rd -- namely the Kohls site further north.

AMC Lennox Closes Permanently

 

 

AMC Lennox Town Center 24, 777 Kinnear Rd., has permanently closed.

 

Customers reported receiving an email from AMC Theaters this morning, Monday, November 30, stating that AMC Lennox had recently closed and their preferred theater had been updated. A post on AMC Theaters’ verified Facebook page confirmed that theater had permanently closed its doors. Additionally, it is no longer listed on the AMC website.
