November 28, 200618 yr It's truly unbelievable to see how far this area has come back in the last few years after simply decomposing for decades. While it's heartbreaking to see how much of it is not there anymore, in the voids between, there's a ton of new development interest. Regrettably, it's happening in the form of blocks of condos with little emphasis on compatible infill. Gawd, how poorly matched some of the newer buildings are. EIFS needs to be banned like the noxious, cancerous compound it is.

November 29, 200618 yr A couple of comparisons: Before: After: Before: After: This shows that just about anything in Brush Park can be rehabilitated. Maybe even slumpy, or whatever his name is.;)
November 29, 200618 yr BTW, I'm curious as to way they seemed to have used a completely different kind of brick for all of these houses. You can tell where all the brick had to be replaced because the old brick is a bright red color while the new brick is a lighter red mixed with browns.

November 30, 200618 yr The developers are renovating these for a major loss. The only reason they weren't bulldozed to begin with was because the city told them that they had to renovate them if they wanted to build the newer townhomes. Thankfully it's one of the few times the city actually took a stance on its urban history. And it's a good thing too because in the 80's plans were created to bulldoze the entire neighborhood for light industry. Thankfully that didn't happen and now we'll have these beauties for hopefully a very long time.
November 30, 200618 yr Fascinating thread, thanks. What's driving the redevelopment here? Is the nabe close to stuff or is it the remnants of nice old housing coupled with the abundance of buildable lots? All market-rate I assume?
December 1, 200618 yr I'm not very familiar with Detroit, so please forgive me if I'm way off. When I was in Detroit, I drove past Ford Field and Comerica Park away from downtown and ended by a big hospital near a highway (I-75 I think). Some of these pictures reminded me of that neighborhood. Are they the same?
