I am.  Either there or Downtown.  But I am still more than a year away due to my military obligation that I leave for here soon.

 

FYI There are already signs up around the area now.  Two major ones at least I've seen promoting the future expansion.

That makes at least TWO Urban Ohioans who are seriously considering Uptown... It's hard to argue with the allure of this location and that incentive package!

Has this project "officially" broken ground? The verbiage on their website is written in present tense (like it is near opening/open) but I know that is not the case.

Well, the project is not only nearing groundbreaking, but even in this environment, the developers are having very VERY good discussions with financers.  If you're interested, the 5% offer is for a limited time only.  I'd go check out the sale center (even takes some pictures and post them on UO!!!!)

 

Does anyone know the price points for the condos?  I haven't seen them myself but have heard that they are extremely pricey.  I would think this would be a tought time to sell $400k+ condos.  Love the project concept, but am worried about the housing component.

the development features a pretty diverse array of rentals and condos.  The condos have different price points and have (I believe) the attractive lease-own option that other projects around town have been promoting.  Someone with more knowledge please correct me if I'm wrong!

Any news on the Triangle/MOCA mixed use plan for Euclid & Mayfield?  That project has be eerily quiet for some time.  Are things moving forward?

W. 28th is the announcement for the triangle area concern the MOCA or the CIA buildings or both? The design of the MOCA seemed like it was going to exciting because of the architects involved and possibly an iconic design. Anything you can share?

Excellent... U.Circle is the one area of town that seems relatively immune to the current credit crisis, at least from a development POV.

From what I gather from a reliable source it's more to do with the residential/retail part of the project.  But CIA and MOCA may be a part of it as well, not sure at this point.

Does the "Uptown project" consist of the mixed-use buildings planned for the lots on the northeast corner of Euclid/Ford/Mayfield AND the area around the Triangle/CIA? Or is it just one or the other?  Are you aware of whether the financing contemplates phases or just one giant construction project?

 

This is great news.  That intersection is going to absolutely boom with life.  Let's hope they take great care in ensuring that it somehow provides some much needed "walkability" to UC.  It will be the center point between the education and cultural institutions of UC and Little Italy.  Even without this project, you always see foot traffic in that area.

As long as Hessler is left alone... whenever I bring this up to people who live there, they assume doom.

Man, step away from UO for a day and so much is missed.  That is freaking awesome regarding the Uptown project.

As with anything else going on right now, we just have to be patient. This will happen. It will just take some time.

Not sure if anyone went to the engagement, but my buddy went to something at UC yesterday and said the Maron's announced they have about 80% of the financing for the uptown project and hope to break ground by the winter of 2010 (not sure which).  He also said there Tudor Arms thing is proceeding as planned.  Sorry to be so vague, but it's all secondary info.  If anyone went, maybe they can provide better insight.

That's an old article already posted a few pages back.  Comparing it with the rumors floated about yesterday re groundbreaking in Winter 2010, the project was pushed back 1 and 1/2 years because of the crisis.  I hope the Marons are still planning on doing it in one-phase, however, I have little hope of MOCA staying a part of the project.

I mean, if the Cleveland Clinic purchases the Playhouse and decides not to renew their lease, they'll be forced to find a new place. Maybe this has lit a fire under their ass even more?

The previous poster said they had 80% funding and want to break ground by winter of 2010.  They can break ground on the retail and sell off the residential during construction.  Either way it's over a year away.

How is it over a year away?  I count 6-7 months per McCleveland (above) who is usually in the know.

Simple misunderstanding among the forumers I think.  "Winter 2010" is not clear.  It could mean Nov-Dec 2010, which I probably incorrectly presumed.... or it could mean Jan-Feb 2010, which I believe is the impression McCleveland is under.  Big difference as far as timetable as the former is just 6 months away and the latter nearly a year and a half.

Zaremba is not planning on doing rentals, to the best of my knowledge.

It seems as if they're looking for presales.  The website lists units in two different buildings.  I went into the Sales office once in the fall and spoke with the woman about condo units.

So the question still stands...  Project begins when?

Again, I've read hints of an MRN announcement around winter... Obviously Cleveland has be walloped by the credit crunch, but U.Circle seems the one area that's holding its own... Hopefully, the promising, recent starts by Coltman 27 and Circle 118 will help jump start Uptown.  With the Art Museum expansion, UH building and these 2 new condos, U. Circle is, dare I say... hot right now.

Does anybody have any new updates on Uptown.  The area around it has had some improvements in the past few months.  University place or whatever its called is a lot nicer at street level with big windows for the businesses and the plaza is finished across the street.

Latest PD article stated that things are...slowly...moving optimistically forward.  Securing the necessary financing is of course the major impediment at this time.
