October 1, 201014 yr ^Agreed... unfortunately. However, look at it this way; allow the national chains to burn the start up money figuring our what does and does not work in this developement. Some will hit, some will miss. At least then the locals will have some market research to work with in determining whether they want to take a shot. Exactly. Putting high-end restaurants in this area right off the bat would not be the greatest idea. The nice thing is, if you want a sit down restaurant, you can walk up to Little Italy for that. I truely think "on-the-run" style restaurants is perfect for this development. Not only is it good for students, but also great for visitors of the museums.

All of Case's students and Im sure CSU students would take the bus down there too. And would have good access for everyone else who is obsessed with it too.

Most college kids are from suburbia - and we all know how that goes. And honestly, we do need more fast food-esque restaurants around here. There are thousands of students and employees all trying to cram into like 5 quick lunch places. It's very crowded and not that pleasant.

I think these kind of chains, whether everyone here likes to patronize them or not, make the retail mix of the area healthier (not biologically) in the long run. It leads to a wider variety and volume of people using the neighborhood and ultimately makes it a more dynamic place.

October 1, 201014 yr I wouldn't bank on Chipotle moving in. Their location in Coventry is way to close, so unless they close that one I would say no way. Panera on the other hand has nothing in the area and should do pretty good business. While its not the most healthy of food,despite the face they put on, it is what you make it. You can have a healthy sandwich and salad, but you'd have to order it as such.

I don't really disagree, but the developer's are creating a larger, integrated development, so I'd be surprised if they pack it with nothing but average chains and then try to market the apartments as relatively expensive, high end, high design residential. Just like the Sergio's space- I doubt Glidden House would lease it McDonalds, even if they offered to pay higher rent. This is total speculation about MRN's vision and marketing on my part, so I could be totally wrong. And my hope is not for less fast food- I can totally imagine the need for it you describe. I'm just hoping the selection will be more interesting than a mall food court.

I know of only one new build "luxury" residential development in NYC that has a McDonalds (some Philippe Starck-designed condos on 23rd Street), and rightly or wrongly, it was ridiculed mightily for it in the press and on the real estate blogs; in fact, I know of it solely for this reason. It would be hard for me to believe that MRN doesn't view its future tenant roster at least partly through the lens of its broader marketing strategy, and this gives me hope. MayDay, I hope I'm not straying too far- I am trying to stick to the retail leasing strategy of this particular project- to which I thought the NYC reference was relevant. I'll drop the discussion now, at least until we start seeing some official announcements. Though McCleveland's informational teases are seem to be just as reliable as official announcements :).
October 11, 201014 yr The Uptown website at http://www.uptowncleveland.com/ hasn't been updated in months. I wonder if MRN is going to unveil it soon. It says "new website coming soon" but I've been watching it since early summer and no change. Anyone know what the condos in this development are going to be in the range of? I'll be looking to buy in the timeframe they are coming on the market I think.
October 11, 201014 yr ^I've been keeping my eye on the web site too, and considering they've broken ground, I'm surprised it's not in action yet. I think the condos have been indefinitely delayed because of the economy and credit markets, so not sure there's a new timetable or any real pricing at this point.

October 11, 201014 yr Thanks. Not trying to take this off topic but was interested in when they'll be ready for residents. Anyway, back to Uptown... Panera is ok. It's a chain but I agree college kids will like it. ALthough I think lately I've prefered Suzy's Soup in Tower City for a local alternative to Panera. I hope they do a mix of local and chain - I believe MRN "gets" urban development and will.
October 25, 201014 yr Did not know wether to put this in the Uptown or MOCA thread. The past few weeks, driving down Mayfield, I noticed some minor construction going on along the ground floor of one of the apartment buildings near the intersection of Mayfield and Euclid. Could not imagine what it was (were they expanding the building's laundry room), and then I speculated that maybe it was a space for a relocated Huntington Bank (from the triangle building). Well lo and behold it is, and it appears they already moved in. THIS ALL HAPPENED VERY FAST. Within a matter of 6-7 weeks. Wish all construction around town proceeded at such a rapid pace. In any event, it looks as though there is nothing left in the Triangle and demolition can proceed any time now.
October 26, 201014 yr Yeah I saw that too. After the foundation was done it literally only took 2-3 weeks before the bank moved. I think that the corner building is supposed to come down before the end of the year.

November 5, 201014 yr I took a peak today. They are plugging along pretty fast. Excuse my lack of terminology, but the steel pole looking thingies in the pictures above are now wrapped in concrete and the framing has progresssed onto E. 115. Keep in mind that the first phase will only take up the easter half of the parcel between E. 115 and Ford. The site accross Euclid which will mirror its footprint also appears to be clear and ready for work... although I believe they are just using it as a staging area at the moment. On another note, it looked as if someone was figuring out how to dismantle that sculpture on the SE corner of Mayfield/Euclid where the MOCA building will go. She was up on a ladder taking notes and measurements. What I did was headed down Euclid from downtown and I must say that the construction activity on that route is noticeable. Surely, I do not agree with all the projects, but it is nice to see nonetheless. And I'm talking "active" construction :)

This should be a cool test of what top notch design talent can do on a tight budget. Though now that I think about it, I guess $1M for a plaza is probably not a tight budget by local standards. That back alley is pretty narrow. I think we've known for a while it would be pedestrian only, but the renderings make it seem very narrow. The lower level residents of the existing Triangle towers will practically be able to get their Panera fix without leaving home. At least by sling shot.
