Driving by, the alley looks even narrower than the rendering makes it look.

 

Yow-I saw your earlier comments about the width, but didn't know just how narrow you meant!  I wonder if there's going to be some noise issues back there for tenants.  Easily solved with restricted patio hours, I suppose.  I love the people in those renderings, by the way.  We certainly are a svelte stylish lot in Cleveland!

In the rendering it appears as if they moved E. 115th a little so it comes into Euclid a little further east than it currently does, closer to the building next to Mi Pueblo.  Is this just a mistake or are they actually moving it east so they can fit more on the north side of Euclid?

Thinner the better for an alley.  A walk down almost any street in Europe is still smaller than this.

The article stated a building on the opposite side of the proposed moca is phase 2> SO how many and what buildings are considered phase 2

Take a look at the rendering.  There are three sections of the residential/retail component on the north side of Euclid.  The westernmost section.... the one on the corner of Euclid and Ford is part of phase II

Pretty decent land use concepts. And the narrow alley doesn't look any narrower than East Fourth. Thumbs up!

This should be a cool test of what top notch design talent can do on a tight budget.  Though now that I think about it, I guess $1M for a plaza is probably not a tight budget by local standards.

 

That back alley is pretty narrow.  I think we've known for a while it would be pedestrian only, but the renderings make it seem very narrow.  The lower level residents of the existing Triangle towers will practically be able to get their Panera fix without leaving home.  At least by sling shot.

 

Hard to say what is involved in that budget now.  If they get into re-grading the area for levels or built in seating, site lighting, landscaping, what they use for the hard surface, etc... it could easily be $1 mil.

 

Nothing wrong with having tight quarters.  It makes for a better city but most people in the U.S. are not comfortable with it...yet.

Uptown Phase I is really coming along.  It's great to see both sides of Euclid Ave one story out of ground already.  As you can see from my second picture, you can see the University Hospitals expansion from the Uptown construction and vice versa.

There are internal renovations currently happening inside CIA, phase one of the project.  I've heard murmurs of early 2011 for the actual structural expansion.

Anyone feel like brightening my Friday with an typed update of construction progress?  Even if it's just to say they've now built up to the second floor?

Drove by the VA Administration Building on E. 105th today.  Only got a sideways glance (so as not to kill other drivers and pedestrians) but I am liking the finished product.  Not going to win any architecture awards but it adds to the urban fabric in a good way.

I will brighten up your day and say that they have in fact finished the second floor and the old building in the MOCA site is completely gone and almost leveled out except for a few mounds of dirt.

I really like the shot of the Uptown project looking down Euclid where you can see the construction on both sides of the street.  I wish it was going to be taller than 4 stories, but I'll take what I can get.

I walked by the uptown site today to check it out and it appears that it will be both 3 and 4 stories, let me explain.  The first story is about double a normal story because it will be retail.  In one section of the first floor it looks like there will be a loft type of thing making that section of the building 4 stories.  The loft space might be in the future book store (barnes and noble i think).  So most of the building will be 3 stories but with a very tall first story.  With the upper stories going up now it is starting to give a dense feel to the area.  I can't wait to continue seeing this progress.

"Specialty" grocery store.  Not sure exactly what that means, but it ain't Dave's.  Probably not enough space for a Whole Foods.  Heinen's is a possibility but that would target the older crowd, not college kids.  I'm thinking something smaller and more affordable.
