^Any clue what this means?

I encourage people who have a question about what a forum poster is trying to say, to ask that person in a PM. This is a more friendly, subtle way to encourage them to possibly modify their public posting. Thanks.

^I thought Htsguy was asking what this means for the project (not what Murray Hill's words mean).

Someone upthread mentioned that this was just a test patch, so might not mean much.  But boo to having to wait longer for photos of the facade.

^that is correct Strap and thanks for the educated guess on the removal.  I would have thought they would want to get the siding on before the bad weather starts.  If this is the case they better get moving.

Thanks -- I sure missed that one!! :-D

Testing phase must be over, the paneling (same color) is going back up on the north structure.

Cleveland Turns Uptown Into New Downtown

Ken Blaze for The New York Times

Published: November 29, 2011

CLEVELAND — Since 1950, when its population peaked at 914,808, Cleveland has steadily shed residents and jobs. In 2010, just 396,815 people lived within the city limits, almost 81,000 fewer than a decade before, and about the same number of people who lived in Cleveland in 1900.

But in recent years Cleveland’s municipal government and its Regional Transit Authority have rallied major employers, banks, foundations and developers around a central goal of rebuilding the city’s core according to the new urban market trends of the 21st century — health care, higher education, entertainment, good food, new housing and expanded mass transportation.

A point of focus has been the emerging Uptown arts and entertainment district along Euclid Avenue, near where John D. Rockefeller and other industrialists and financiers built opulent mansions.

In effect, the Uptown area will be what amounts to a new downtown for the University Circle neighborhood on the east side of the city. Within the square mile of University Circle, and within easy walking distance of Uptown, are Case Western Reserve, the Cleveland Institute of Art, the Cleveland Institute of Music, University Hospitals, Cleveland Clinic, the Cleveland Orchestra, the Museum of Art and the Museum of Natural History.

He needs to get his information from UrbanOhio for his next Cleveland article.

Nice write-up NYT!

Very good article! Thanks. Maybe some young New Yorkers will see those apartment rental rates and move west!

Very good article! Thanks. Maybe some young New Yorkers will see those apartment rental rates and move west!

lol, and the article lists our rents at $1500 too!  bargain deal for a New Yorker.

The article contains a reference to a June 2012 groundbreaking for the CIA addition/campus consolidation.  While I have read they want to start sometime in 2012 (after being pretty vague lately...."will start when fund raising allows"), this is the first firm date I have seen.  Hopefully the reporter actually spoke to somebody in the know.  I really think this is a key element of uptown.

Wait, is this true?

"The one-bedroom, one-bathroom, 750-square-foot apartments have drawn strong interest and will rent for about $1,500 a month."

Much higher than downtown.  I rent a pretty nice place in the Grand Arcade at West 6th and St. Clair for $900/month for 700 sq. ft.

Maybe they are pushing the limits. If they get higher rents, maybe it will lure developers to pursue other apartment buildings.

(or maybe the article is wrong about the amount)

$2 psf is higher than I would have thought... and if they can get it, it will start catching peoples attention.

I guess you guys aren't aware of some of the rates in UC, and the pent up demand for apartments here.

Note the Triangle apartment rates, which are generally above 95% full (which also shares property lines with Uptown):

One bedroom: $1020 - $1175

Two bedroom: $1525 - $1626

http://www.thetriangleapts.com/rates/

I'm guessing Uptown will mirror this exactly, so it will be the two bedroom in the $1500 range.  I have complete faith these will be rented out ASAP.  International students are a driving force at the Triangle, since it's one on of the few safe complexes walking distance to the institutions.

MH, I'm always amazed at how well you do on those lists.

I did notice on the one link for UH projects you provided, there seems to be one missing:

http://media.cleveland.com/pdgraphics_impact/photo/14fguhnetworkjpg-9522855e3d84a04c.jpg

I don't think I saw #1, the Neonatal ICU, on your list.

Thanks for the kind words and good catch.  Looks like I've finally found something I'm good at...making lists!  I actually had no idea about the project -- looks like I was out of the country when it was built.

I've updated my list and the total investment values.

Too much construction going on in UC when we forget about a $27 million project finished only two years ago...

that is pretty similar to downtown in the $1.15-1.40 psf range. The way that article reads... its the one bedrooms at 750sf going for $1500. which like I said, would grab a lot of peoples attention. If that is indeed the rate, and the product moves, conversations will start about more newcon. Though even at those rates you need to attract subsidies for it to work... but its certainly a step in the right direction.

Here's some photos my friend snapped on Dec. 2. He thought the grooved material was what was being applied to the building, but from the photos the mockup panels appear to be flat.

MRN definitely does things differently.  If I'm not mistaken, you don't even see any for lease signs up on their vacant properties.  Must be nice...

Do they need their websites so that they can attract retail tenants and potential apartment renters?

My guess is that they don't need it.

In the year 2011, your website is your business card.  An updated or inaccurate website is sloppy and unprofessional.  Customers, partners, employees & tenants what up-to-date information.

Maron doesn't seem to care

And neither do his renters as we all know... http://www.cleveland.com/business/index.ssf/2011/10/stores_restaurants_sign_on_at.html

When is UpTown supposed to open, again?

When is UpTown supposed to open, again?

check their website... (Oh, wait....)

I think I remember spring is when the retail would open. But the first floor (retail level) lighting is already functional. So it could be earlier.

Wow - you're expecting stores to open as  soon as spring, '12? You mean the stores on the north side, where the apartments are slightly ahead?  I believe that's the side where Constantino's is supposed to go - right?

Another observation -- the skin has been removed again.  Not sure what concern/issue is happening.  Everything is still blue...like mountains on a Coors Light can...

It may be because the temperatures are dropping?  If I'm not mistaking, Coors cans get bluer with coldness; Uptown may function similarly?

^ There should only be one bar... its just cold not super cold

LOL!! I'll bet Ari Maron had wished he thought of that!

Yup - thanks to my employer who let us out at lunch time.

Ditto!

Thanks for all of the updates.  Did you take the elevated shots from the Triangle building?

no - top of that parking garage.

Nice job! Love the interior shots (taken through windows, I presume??).

Not at all. There's no snow on the ground -- a situation that will be remedied in a few days. Looks more like March, actually, which is fine by me!

Does anyone know why the finished stainless skin keeps being removed?  What are the issues they are having with it?

Does anyone know why the finished stainless skin keeps being removed?  What are the issues they are having with it?

Issues?  When was it removed?

It's been put on the onside of the Uptown apartments several times in varying amounts and then removed entirely. Have been wondering this myself.

They are burying the power lines today on E.115...open views from all the apartment windows now.
