^Interesting- quite a perk for the residents.  Is the burying just on that part of the block or does it go all the way up to Bellflower?

Unrelated question for those who have walked around the site in person: are the sidewalks pretty narrow on that stretch?  From the photos, they seem super narrow, partly because of the on-street parking spaces there.

^ The sidewalks are super narrow right now, but I think mainly because a good deal of the sidewalk line is inside the construction area ... Definitely some areas where I've had to turn sideways for someone walking the other direction, and I'm pretty skinny :) I don't think they'll be unusually narrow when they're fully open ... They're not sidewalk cafe wide, but they're definitely plenty of room for maybe 4 people to be walking concurrently side-by-side? I dunno, that's been my impression. Anyone else?

I love the new googlemaps

So excited that the end's in sight! Less excited that they've let their web domain lapse :)

very sexy images to say the least...

It's cool!

Google Maps street view has not caught up yet, tho!

Still the Triangle Building for MOCA and parking lots for Uptown.

And how Lot 45 screams to be developed.

So nice to see the fencing & site clearing/preparation for the Courtyard/Marriott.  This is a key cog in getting more energy/boots on the ground for Uptown.  I've rarely seen a project so fully developed (as the Uptown buildings) but without the outer skin attached... Yeah, I'm really anxious to see what Lot 45 becomes... I sure hope it's mainly residential.  U. Circle needs more high-density residential development, and Lot 45 is also a key bridge btw U. Circle & Li'l Italy.

The end of Phase 1, yes.  But I still see at least 6 lots in those images I expect to be developed in the near future.  There are two at Euclid and 115.  There is the lot to the west of CIA.  The lot at the corner of Ford and Mayfield.  The Courtyard Marriot lot.  Lot 45.  And the area between Uptown and MOCA

Courtyard Marriott construction is already underway...

wow and excellent coverage here fellas.

Especially now that the UC-Mayfield station + extras are fully funded at about $18 million. The extras appear to be for the street infrastructure necessary to provide the intermodal transit stop for buses on an extended Circle Drive/East 115th. The linkage between this bus transit stop and the Mayfield Station is the Lot 45 transit-oriented development. But Lot 45 apparently needs the street infrastructure provided by the intermodal transit stop before it can proceed as planned. At worst, it provides a financial nudge for Lot 45 to move forward.

FYI  The image above is just a concept for Lot 45. UCI already has its hands on several developer proposals and it's pretty safe to safe that the building heights and arrangement on site will differ from what is shown.

^Any sense when UCI will select a development team?

Yep, understood. The above graphic dates from 2008, if I remember correctly. I posted that graphic to show the orientation of existing structures, planned developments and proposed developments.

I would suspect that they would do it pretty soon. If I remember correctly, the finalists may be tinkering their proposals. Not exactly sure, but I wouldn't be surprised if we heard something in the first quarter of this year.

^Excellent, thank you.  Man would it be fun to see all those proposals.  Can't wait till UCI picks the winner and they release some info.  I very much liked the conceptual massing in the master plan so hope some of it's strengths end up in the final scheme.

^Reminder of the only media released names and public knowledge:

"University Circle Inc. is considering proposals from three local developers - Coral Co., Snavely Group and NRP Group - to build on Lot 45, a property on Mayfield Road, west of the railroad tracks that border Little Italy. The land, now a parking lot, could be the site of a $30 million to $100 million development involving apartments, retail, a parking garage and, possibly, offices."

  • 2 weeks later...

I know we have known this for months on here, but saw this little snippet in Crains this afternoon about the Constantino's that going to open in Uptown, In March!

Constantino's Market plans University Circle grocery store

By CHUCK SODER  11:24 am, January 26, 2012

Constantino's Market in March plans to open a grocery store in the University Circle area with the help of a $2 million federal loan.

The location at 11451 Euclid Ave. will be part of the Uptown apartment and retail complex that MRN Inc. is building, said Constantino's owner Costas Mavromichalis.

Crazy how close we're getting to those retail spaces opening.

Anyone notice if the facade panels are being hung yet?

^ I believe they decided to just stick with the blueskin  :-P

Yes, but did we know that this was going to be a $2 million+ store? That's pretty substantial.

Glad to see this moving forward. That area definitely needs a grocery store.

Does anyone have contact information for the Uptown / MRN leasing office? I sent an email to the address on the non-functional website, but haven't heard anything back.

Edit: To clarify, I'm interested in the apartments, not the retail space. Thanks to those who've offered suggestions so far—I'll follow them up tomorrow!  :-)

It is weird how slow they've been getting their web site back up and building a list of potential tenants.  Scifence, you might try contacting the East 4th rental office, which is also run by MRN.

Just to clarify, he's looking for apartments. Unless anyone has some better suggestions (the East 4th rental office might work) I directed him here....

http://www.universitycircle.org/live-here/housing (contact info here)

http://www.universitycircle.org/locations/category/real-estate (rental listings here)

FYI: at the second link, the red stars showing where each property is located are frequently placed in the wrong spots. If you see an apartment you really like and want to get a better idea of its location, do a Google search on the address and then cross-reference it with a Streetview to confirm the location and to see what the surrounding area is like.

Yes, they're been being hung up all this week ...sorry about the lack of UO reporting...;) Completely on the Hessler side/backside of the north building.

I emailed a while ago and haven't heard back either. Does anyone know when they're supposed to be done/start renting?

All will be forgiven once photos are posted :)

I'll kind of miss that blue though.  I secretly hoped the tentative facade work was because they were re-evaluating their color choice...

^ I believe they decided to just stick with the blueskin  :-P

I know  (hope) you're kidding... It's odd that they've had that blue sking (which looks like insulation) up so long, even to the point of businesses starting to move in the north building... weird.

It's a vapor barrier, I believe.  It made the buildings weather tight so that they could continue working on the inside.

I managed to get in touch with someone at MRN this morning at a number (216-589-1111) provided by UCI. There is, in fact, a list of prospective renters which I added my name to. According to the woman I spoke with, leasing should begin by the end of March or early April, and a demo unit should be available around the same time.

Hopefully this info can help out anyone else interested in leasing at Uptown as well.

Thanks! Good luck. Please keep us posted on your search. Many people read this site to learn from others' experiences in searching for a home.

Photo update 01/31/12:

Thanks for posting!

Looks quite dull in my opinion

I actually really wish the exterior was the color of the insulation.  This city lacks color, specifically in the winter months.

^Seriously.  Even though it was gray, I guess I was somehow hoping these panels wouldn't look so dull and lifeless.  Are these photos all of rear and side parts of the facade?  I wonder if there's a chance the Euclid facades will look better.

Oh, and thanks SNOD!

They need to make it reflective like MOCA (not in the sense of a mirror).  Polish it up a bit.

Yeah, I hope something else is done with the facade. Either shine it up or give it some texture somehow.

Thank you! There is growing momentum to keep the blue insulation as the exterior. Speaking from the position of having no knowledge of construction, I'm positive that the building doesn't even need its finishing panels; things will be fine.

I say we get a petition together.

But damn this city is colorless. It's pretty telling when the Seidman Building and that red trellis at Perk Park are blinding people...our eyes haven't adjusted to color or light!

Looks cool to me either way

It is actually textured but the ridges are really small and can't be some from far away.  I agree it looks pretty dull.  We will see when the front is done but it seems to be pretty boring so far.

I'm not wild about the grey skin, either... At least it appears they'll be mixing light and dark panels to give it a little pizazz, anyway.

I really like the blue too.  I'm pretty sure the exterior skin is still useful for protecting the innards of the wall from UV and the rest of the elements, but I wonder if those panels come in other colors...

Really?  I mean, adding blue panels is one thing, but you can't just keep it in its current state.  I mean, it has the manufacturer's name stamped all over it!

After all the panels are installed, I say we sneak over there at 3 a.m. and paint them all blue.

Ha ha, there's momentum on this board, but that's it I think. I'm just joking.

But really, the blue rules!

Massive digging in the "Alley" today.  That poor UPS store will be closed Saturday to relocate to a temporary location on Mayfield sharing/next to that Huntington Bank branch.

All the other storefronts along the Triangle Tower apartments are undergoing massive, gutted renovations (much needed to say the least).
