At a second look though, I noticed "Northpoint", which I like alot, except for that dark overhanging cantilevered corner. That is the sort of ground level I would avoid like the plague. Financing will be a big hurdle, hope they can launch it. Hopefully Zaremba's success downtown with Avenue District can buoy him during the current housing financing crunch... Also, all's been quiet from the Hessler Ct crowd. Have they been satisfied by Uptown or waiting to pounce?

June 5, 200817 yr I don't know how much of this is set in stone, so don't shoot the messenger (or hold Zaremba to what I'm saying :))..... They're planning for a bookstore, grocery store, and drugstore, among other things, and they are targeting 1 bedroom "Ikea-like" condo units where the monthly payments for mortgage, insurance, etc. would total approx. $900 so that they can compete with rental units for student business.

Then There will only be that gap in new development from 55th to apx. 79th to contend with along Euclid. I do like how the PD put in the little factoid about 5 Billion in devlopment going on along Euclid. To keep the naysayers about the ECP quiet.
July 22, 200816 yr Good news. It's almost criminal how undeveloped University Circle is in terms of restaurants, bars, movie theaters and bookstores, and I'm thrilled about this. Probably the most potential of any other large scale project in Cleveland excluding Euclid Corridor!
July 22, 200816 yr Reminds me of The South Campus Gateway in Columbus across from The OSU. That's what I was thought for a second from the first rendering but what makes this different/better is that this has the potential-albeit based on some renderings, to attract tourists interested in architecture/urban planning--especially with MOCA and MCA anchoring this development (not to mention CMA and Co.) Take into account all of the cultural, medical, and educational institutions plus the Red Line and Healthline connections, Little Italy/Coventry adjacencies, and Rockefeller Park and we're ultimately left with this very unique, sustainable "city". This will attract the attention of any interested in the built environment and how fitting that Cleveland is at the center of this again (Burnham, Van Sweringens, even the Gateway complex). Oh, cleveland.com rejects weren't too bad actually except for one person who thinks that in order for this to be successful, it needs more parking... :roll: it's actually quite sad and disturbing...Maybe they were just trying to push our buttons but I don't doubt that there are some that actually think that...

(the links above show some additional images) Well, I like the building that is to the north of Euclid alot, not so much the one to the south. It looks like a modernized commie-block with it's large flat grey surface with too few windows punched into it. Of course, this is from only a couple of small rendering. Can't wait to see more.

The glass ground floor is ok, just ok, and the upper level seems "Brutalist revival" and monolithic. I don't like the way that it curves to define the alley space at all. Not with that lack of human scale architectural detail.

July 22, 200816 yr I. Am. So. Excited. Aaaaaaahahaha!!! Sorry. I think this neighborhood will seriously be incredibly transformative. Very, very cool. I'm still not sure how I feel about the design. I think it's definitely different from what Cleveland has now, and in that way, it's good and unique to the area. But is it warm and embraceable? Hmm .. I don't know. But personally, I think I really like it. It's more up my modern architecture alley.

A lot is going to depend on the facade material and detailing, to state the obvious. The one Office dA project I've looked at closely in person (in Boston) was f'ing awesome IMHO. It used tightly packed bricks to introduced recognizable scale and texture to a large facade in a way that I thought really worked. I have a lot of confidence in these guys.

Yes, the Ikea comment was in reference to the lower-priced units that they want students and such to inhabit.
July 22, 200816 yr I think that the best thing about this for us Ubran Ohio'ers is that when it's all done being built, we can go hang out there and it'll not only be fun and good to know Cleveland is doing well, but we'll basically have all these new neighborhoods and districts to just hang out in that previously did not exist. This one sparks my interest equally as much as Flats East Bank. Pitts and Columbus have jumped the ship on us with these sort of new neighborhoods or re-development projects, but once all is said and done, Cleveland will come out the winner since so many are planned at once. I often go to Pittsburgh and say to myself how Cleveland needs something like the E. Carson Street re-development. Same with Short North's different new urban projects in Columbus. They both add density, street action, big name retail, people, and fun. It's in NE Ohio, but we gotta go to Crocker Park to get it. So, yes, this will be amazing in 5 years to enjoy this stuff in the WHD, FEB, Avenue District, UC, or also Upper Chester. Lots to look forward to, and that makes me happy!

The Nordic minimalist idea is great, but using fiberboard with a snappy wood grain pattern glued on the outside does not make quality! <end tangent> I have worked in the service industry in the UC/CCF neighborhoods for over two years now. Since the first week of work I have wondered why there isn't a greater demand for higher end residential and commercial around the Clinic and Case. The neighborhood is great to visit during the day, but at night time there is not a whole lot to do. I'm hoping that these projects will help create a neighborhood that isn't just a place to work, but also a great place to live and an after hours destination rivaling E 4th, Warehouse, and Coventry.

July 22, 200816 yr As a waiter, I don't have a social life! :) But seriously, on evenings when nothing is going on in the evening at Severance, the Playhouse, or the Clinic, its qqqquuuiiieeetttt! I have never seen a college that has virtually no night life going on in the neighborhood surrounding.
