There very well could be a discussion about this but I have not seen it.  I just drove by Mt Adams on Columbia the other day and say a banner for this and the site already cleared.

Huh...looks interesting, but the details in the building seem to be lacking (unfortunately thats the norm).

Here are a couple of shots of land cleared for the Palisades of Mount Adams project.

 

The project, which is on Oregon Street, will consist of 10 condo units.  John Senhauser is the designer.

Gateway condos?

Not sure if you guys have noticed but not all buildings in Mt. Adams are Italinate.. theres quite a few modern monstrosities.

modern monstrosities?  there are quite a few modern buildings on mt adams, none of which i would consider monstrosities...they only i am familiar with are hanging over the sided of the hill and cant be seen from the street.

I have never seen precast concrete slabs set atop steel framing.  Intresting.

^ Do you think it has anything to do with steep slopes?

What usually goes on top of the steel framing?

Isn't it more common to see a steel frame topped with a floor consisting of sinuous sheet metal panels covered with poured concrete?  That's how they built Via Vite on Fountain Square.

Palisades luxury condos hit the market

Building Cincinnati, 9/13/07

 

Three units of the luxury condo development The Palisades of Mount Adams hit the market within the past week.

 

Prices for the condos at Oregon and Baum streets range from $1.2 million for 3 bedrooms/3 baths to $2.3 million for 3 bedrooms/3.5 baths.

 

At buildout, the project will contain ten units, all between 2,700 and 3,700 square feet with expensive finishes and river views.

 

Vail Terra Properties is the developer and John Senhauser is the architect.

 

Sales are being handled by Robinson Realtors.

Isn't it more common to see a steel frame topped with a floor consisting of sinuous sheet metal panels covered with poured concrete?  That's how they built Via Vite on Fountain Square.

Yes, that is how most buildings are constructed.  The problem with the precast panels is that in the future, if one cracks, the whole panel has to be removed.  It is very cheap to construct a building in this manner, but the maintance can be very difficult.  They used this technique in the 60's and early 70's, but when they saw the freeze thaw problems that occured, and the non-continuous (several pre-cats decks to make up one floor) shift in different directions, they stopped using it.  One floor should be one unit mass that shifts, expands and contracts simultaneously making the building what we call "static" (all loads and forces equalling 0).  In design, this building would not be static.   

^ So you're saying that using the precast slabs is a bad idea?  Sounds like something I'd be concerned about if I were spending $1.2 million on a condo. 

Well, put it this way, they have not been used for years, in my experience.  But, my experience is in NE Ohio (Cleveland and surrounding).  There are reasons they have leaned away from this.  But people are not buying condo's for their structural integrity, they are buying them for their aesthetic appeal.  Initially, I am sure they will sell fine.  I just think about what buildings will look like in 20 years.

Mount Adams condos on track

Construction is expected to wrap up this summer on the hillside condominium development, the Palisades of Mount Adams.  Located on Oregon Street, overlooking the Northern Kentucky and downtown Cincinnati skylines, the $14 million project is being developed by lawyer and developer Charlie Postow and Don Rahilly, retired president of the S. Rosenthal & Co. printing company and a partner in Northern Kentucky-based home builder Adare Development Group.

 

The condos are priced from $1 million to $2 million, and floor plans range in size from 2,700 to 3,700 square feet. By June, the first of 10 units are expected to be finished and ready for occupancy, Rahilly said.  Each condo comes with off-street parking for two cars and terraces with views of the Ohio River.

Okay, it's a nice looking building and the view is amazing.  But if ^ that's true, I'm sort of impressed.  I have to confess that I never hear anything about condo towers in other countries (outside of outrageous things like in Dubai).

Does anyone know what is going on with this project?  It has been under construction for almost 2.5 years now and it is still not even enclosed and is only 10 units (talk about missing your window of opportunity).  Their website says there is a model opening in May 2009.  If I remember correctly, the owners/builders were not developers, but architects.  I wonder if this was a case of getting in over their heads.

I have watched this project closely because I go by it every day.  From what I can tell the building was constructed and enclosed many months ago, but the interior and some windows and balcony railings were left unfinished.  Then the building just stood there without any visible work being done for about 6 months, maybe more.  It appears that they are now back to work as of about three weeks ago, but at a much slower pace.

 

It will be a nice looking building when it is finished.  If I had the money I would snatch up a unit in a second.

I'm showing 3 on the MLS with none under contract, nor sold.

 

 

I hope they sell, the building and views are sweet, but whatever slowed down construction cost the owners a ton of money in carrying cost, plus even more in not being able to sell while the iron was hot!

I find it interesting that a lot of the building has be re-wrapped in plastic. Before Hurricane Ike, all windows were installed and all plastic was taken down. Several of the windows (3-4) blew out during the wind storm. They were replaced with plastic. Now it appears the missing windows were replaced so why wrap the entire building?

 

I too would love to be able to afford one of these. But, the City would HAVE to repair Oregon street (keeping the cobblestone) first. It's so very rough and narrow.

Having this just sit idle at one of the most prominent locations in Cincinnati is depressing.

Agreed.  It's going to look great if they ever finish it, though.

Hopefully this is completed soon and the whole area is cleaned up. The walkway behind The Palisades, along Columbia Parkway to the Celestial Steps, really needs some work. Especially with it leading to/from multi-million dollar condos.

 

The City project to install new lights on the steps was supposed to be completed  in October 08. The lighting is in, but not on.

Work on the steps on the south side of the Columbia Parkway pedestrian bridge is underway. Eventually access to Riverview Park/Adam's landing will be more than a dirt path through a bunch of brush.

 

This will be an even greater area to live in!

Simply beautiful units - had a chance to go in and photograph them a while back. But like many units in downtown that are overpriced and just not all that special or upscale, the purchasing power is just not there with this economy. The Palisades is high quality all around, but some of the units that I have been in in downtown are worse in quality than many suburban units, yet command twice or three times the price.

Ya, I've been inside one of the units, very nice, great views, etc.  truly great quality but NOT 1-2 million. More like $700,000-1.5 mill. The unit I was in was around 1.2 mill asking, IMHO it was more like $750,000.
