See item #1.  I've heard that a small business from the burbs might be moving into the second floor and a restaurant would go in on the first floor.

I also noticed work going on in the upper floors of the building to the east of the new-build portion of the University Lofts.  I think it's name is the Academy of Court Reporters building?.  I hadn't thought that it was part of the College Town / University Lofts projects.  Does anyone know if those will be apartments on the upper floors?

I noticed that, too.  Take a look at the building from the Prospect side.  It seems there's some major rehab taking place.

My company, Allegro Realty Advisors, purchased the building and we will be moving into the second floor.  We have had preliminary discussions with potential tenants for the first floor, but do not yet have any commitments.  I am handling the leasing for the building and I have "For Lease" signs on order and should have the signs up in the windows hopefully next week. 

 

It is a pretty exciting project.  Obviously, the building has been vacant for quite a few years and is pretty unattractive.  It will look really nice once we do the facade renovations.  Personally, as a CSU grad, I am looking forward to being in the neighborhood as well as improving the neighborhood by rehabbing a vacant unattractive building.  If anyone knows anyone interested in the space, let me know.

Exactly -- that's what I noticed as well.  They've taken out the windows on the upper floors, and it looks like they've gutted the interior.

On a side note, as of a couple of years ago, that building still had an ELEVATOR OPERATOR!  You'd press the elevator button and a buzzer would let the operator know you were there,  Then he/she would push a lever that would move the elevator to the floor you were waiting at, he/she'd pick you up, ask what floor you wanted, and take you up there.

 

Pretty cool.  Seemed to always be college students operating it.  Anyone know if that's still there?

CSU is really on a roll!  Good to see.  So much potential there for the school to provide that long-needed, REAL college presence to downtown.

Some of the progress going on at the college town development...  the 2nd last shot shows the rear of the property, and the last shot shows some of the work going on in the cort reporters academy building.  I don't know if there is some "development" taking place at that property... or i guess it is possible that it is simply possible that a property owner is investing in his property and updating it a little.  Those nice things tend to happen when there is a lot of investment taking place in a particular area... shockingly people tend to jump on board  :)

Ha, thats a spray-on vapor barrier, somewhat new technology (being used more), same purpose as a Tyvek material.  The color is partlyso that you can see if any areas were missed.

Allegro's building (former Morse Graphics) will have the facade work starting soon.

I hope that the Brothers Printing building cleans up its facade. Its going to look very un-nice as compared to its neighbors.

Aren't all those buildings owned by Brother's Printing?  I'm a little surprised they didn't do it all at once.  Maybe they have to phase work so they can keep their operations going?

Well, I'm not a big fan of the pink, but it did add some color to our two-tone downtown. So I'm not sure how I feel knowing that it's only temporary.

I am glad that it will not be made of the same concrete color as the old one. It needs to separate itself visually from the Rhodes Tower megaplex and embrace the street more. In this way, I feel the new design is much better than the old design. The old SC entrance felt more like a backdoor.

Walls are already going up for the dorm behind the CSU Bookstore.  I bet the foundation is poured for the one between the bookstore and the administration building by the end of next week.  These guys are moving fast.

Thanks!  I've lingered for the past couple of years just 'listening' to everyone.  You have no idea how happy I will be to get out of this building and into the new student center.  There have been some days that the construction next to the store has practically shaken merchandise off the shelves.

Drove by the construction site for the new dorms this morning while getting onto the Innerbelt at Prospect.  While I have not been thrilled by the renderings I have seen, I did note that they are going right up to the sidewalk on Prospect and I mean right up to it.  Maybe 6-8 feet from the street at most (at least at the corner of Prospect and the on ramp).

 

Really going up fast?  Should I be concerned about this.  The materials they are using seem more appropriate for a three bedroom house than a multi floor dorm, but what do I know.
