clevelander17 has an axe to grind with this project for taking his precious surface parking.  So he's going to latch on to anything he can try to make some hay out of.

 

It's still hard for most CSU students to fathom, get this, walking to where they need to go.  I guess I was the exception, but I loved walking to class from Fenn Tower to the urban affairs building in the morning being in the middle of the city.

There are still parking spaces left in the South Garage everyday, at all times.  Dr. Schwartz said it best, there isn't a parking problem, there's a walking problem.

 

I park my car on campus overnight (and pay an extra $50 to do so), because I live a couple blocks from campus. I park in the business building garage. Around noon, 1pm on mondays and tuesdays... there are ALWAYS at least 10 spots around my car completely open.

 

THERE IS NOT A PARKING PROBLEM AT CSU.

It's pretty typical with the types of projects, developer driven student housing.

No, as I've said numerous times, I rarely parked there.  My "axe to grind" is with this administration who is making questionable decisions and turning its back on its current customer base in hopes of appealing to some imaginary future customer base in some imaginary future version of the City of Cleveland.  These types of issues with the development which seem to be arising every few months, only validate those concerns. 

 

Not that my view on the larger issues of CSU expansion has anything to do with the way the developer (and by extension, CSU) is slapping the community in the face with its employment practices.

I still don't understand how this line of discussion isn't considered "on-topic."  But regardless, it appears that it was actually a moderator who sent it off-topic with his comments changing the subject and making it personal. 

The employment details came out and they weren't bad at all.

 

And anyways, those protesters have been gone for weeks now.

I'm actually glad this development is "stick construction" because it makes it less permanent.  Hopefully the University will grow in the next 50 years to the point that it needs this land for classrooms, labs, offices, etc and pushes the residential development North.  I don't necessarily hate the design and I think the buildings facing Chester look pretty good, but I can't stand the gable roofs (presumably shingled) on the buildings running North-South.

Apparently Johnnies deli is closed for good, he stopped paying his rent and got evicted. The barbershop and Cousins cigar are still there and doing well from what I heard.

Good news for me, as there are no Papa Johns in the Downtown Vicinity willing to deliver Downtown.

There is a new restaurant/cafe opening on Euclid under University Lofts/across from the Music Building.

I cannot tell what it is, but it looks nice and renovated- new chairs and tables in packaging.

Hoping for something that the students can recognize. Local restaurants are great, but I think students are looking for more "known" options.

 

I'll try to snap a picture soon, anyone know what this may be?

How did I miss that??!! I walked right by there today.

A friend actually mentioned it to me, I had to actually walk up to the window to look in.

No sign of what it may be. IMO it looks too polished/contemporary NOT to be a chain,

we will find out soon I hope.

I read the comments and they also said that they are getting rid of Uno Express upstairs but didn't name whats taking its place.

This comes as the Ohio Board of Regents assigned CSU the second-lowest fiscal health scores among four-year universities...

Cleveland State University is laying the groundwork to take on $71 million in new debt, a hefty chunk of which is expected to finance the construction of a building devoted to health care careers.

 

The roughly $45 million Center for Health Professions, as it's been named, is still in the conceptual stages, but Cleveland State president Ronald Berkman characterized it as one of the “most important” pieces in his vision for growing the urban university.

 

...The new building would be located at the site of the soon-to-be demolished Viking Hall on Euclid Avenue. It would be, in part, the physical manifestation of the university's burgeoning relationship with Northeast Ohio Medical University, or NEOMED, the medical school in Rootstown formerly known as NEOUCOM.

Although, in fairness, the article also notes that: "Cleveland State is 'well above any danger zones' in terms of its debt load. State law mandates any institution with a score of 1.75 or lower for two consecutive years would be placed on 'fiscal watch.'" (Cleveland State received a rating of 3.4). 

 

All three of the Phase 1 buildings (the one fronting Chester between E. 21 and 22 and the two townhome-on-steroids mid-block on 21st and 22nd) look to be completely framed out. Roofing was going up on the East 22nd townhomes, and it looked like two-thirds of the windows were in on the Chester building.

Immensely, immensely pleased ... a sea of barren surface lots three months ago, and you can already get a sense of what a game changer this could be, particularly with the fully-tenanted Tower Press just a block away (directly behind Norton Furniture in this picture). Definitely have a few qualms with this design, but still - wow.

It's crazy how much this has changed since I was there over Spring Break. They had just begun framing it then. I am liking this density. It is appropriate for the area and is filling a massive gap in the urban fabric of the area. I am loving how CSU has been changing recently. These units will bring some much needed life to this area. I am excited to see them finished and occupied and how future developments play off the urban nature of this development.

Townhouse design aside (I'm trying to hold my assessment until they're finished), I do wonder if CSU is going to ultimately regret having retail space in only the center building instead of all buildings fronting Chester. One of my dream initiatives is having a competitive process among recent CSU Master's recipients interested in launching storefront businesses adjacent to campus. Winners would get 1-2 years free tenancy, plus a small stipend/start-up grant. CSU would get incremental retail in-fill, developed by students for students ... It might even be an admissions driver for people entering the program, knowing that they'll have a chance at starting their own businesses after graduation. City ED or TeamNEO or DCA could follow up with "runners-up" to pitch low-interest business grants, location assistance, etc. For something like this to work, it would be ideal for CSU to be able to offer space it owns, rather than have to subsidize the winners' rent to adjacent private developers. Which is why they needed more retail fronting Chester :D

 

That semi-pointless aside aside, it seems like as the density of North Campus increases, three blocks of storefronts beats two blocks taken up by people's living room windows ... Certainly seems like it would encourage more pedestrian activity.

the real change will happen when library on the south side of the street is redone to front Chester and connect the "quad" to the north campus. then I could see more retail in that building to make up for the lack a retail in 21st-22nd block. 

 

that will be a real game changer on Chester.

It looks like they are getting ready to start the next block of buildings. It would be nice to see construction continue on the next phase right away!

FWIR, they're aiming to have 75 units ready for occupancy by August (!) and the full 300 done by fall 2013. To stay on that timeline, I would imagine these are going to continue to fly up!

 

Does anyone know anything about the status of the first "Tower of Light"? Installation was scheduled to be completed in April.

Regardless of the design of the townhomes (horrendous in the renderings), having new residential housing built up to the street on CHESTER is great for downtown, and Cleveland's perception.  I likes!

These designs do not look half bad, but when I lived in Fenn and walked to go to class everyday and looked across the street to Euclid Commons and saw siding I would cringe.  Are these going to be brick?

Here's an update:

Foundation for the Tower has been staked out on 4/27/12. o LP Design group is currently in fabrication of the sign and anticipates that the sign will be

erected in late May 2012.

The idea is that you can lease parts of the apartment to individuals rather than having to lease the whole thing, at least that's how it worked when I lived in an apartment basically identical to D1.

 

Absolutely agree ... Definitely a market for that. What's really great about it, too, is that I think there's definitely a niche market who wants to rent a whole unit this size and virtually no one serving it. I'm thinking particularly of current students and recent alums that, even after accounting for wanting to save money on their living situation, may also just prefer to have multiple roommates and already have potential roommates lined up. I literally was talking to a co-worker the other week in his early 20s who has a brother, cousin and friend who all want to move in from the inner ring to downtown or Near East/Near West and was wondering where he should look for 4-bedrooms. I was telling him his best bet was to rent out a big house, take two two-bedrooms next door to each other or subdivide a big open loft space into multiple units. I think the idea of having 4 bedrooms and actually each having a bath, together with common areas, will actually be a big seller for them and other renters like them.

Saw them working on the foundation of the next building, where the retail will be. Glad to see they are moving along with phase 2 quickly.

 

Also, bricks are going up currently on phase 1.

I really want to know what food place is going into 2032 Euclid Avenue- The bottom of Euclid Ave Lofts.

The design inside looks very chain-ish, which I like... but I'm really hoping it's not another sandwich place.

Certainly the biggest change was the installation of "The Politician" in the useless green space north of the business school.
