Condo project mulled for Vine

Discussion continues for project near Square, above JeanRo Bistro

The developers of condo projects The McAlpin and 18 E. Fourth St. are at it again, quietly plotting a condominium conversion of two Vine Street buildings in the heart of downtown.

Advertising for the Lofts at Fountain Square at 413 and 417 Vine St., home to JeanRo Bistro and a vacant Jersey Mike's, appeared in local magazines in November. The ads listed contact information for local developer Roger Thesing; Terry Jacobs, radio mogul and president of JFP Group; Jacobs' son Jeff; and associate Alex Sulfsted, as well as Comey & Shepherd agent Tom Andrews. GBBN Architects was pinpointed as the architect.

Rumor has it that they will start at $175K.

there is a brief discussion about it in the "Random Cincinnati Developments" thread.  I dont believe there were any specifics listed in their.  But if it holds up, $175 for that location is amazing!  These units will be gone in no time.

Here is the photo from the ad again.....

LOL, I can see why they water colored the photo.  Looks like there was a few "gray hairs" in the original photo and nothing says, hip & urban like the people in the forground :D

haha thats pretty funny.  this is on vine street correct?  was/is there a skywalk link there?

Cool idea but I could not take the nonstop kenny G music blaring less than a block away. I like how the people are walking in the middle of vine st.

I have seen some of the initial drawings of the units in The Lofts.  They were named "A" "B" "C" and "D".  The only kind of drawback to the layout of the units was how narrow the building is.  The units themselves seemed to resemble a hallway instead of a living space.  I saw these during the Downtown Tour of Living so modifications could have been made since then.

Listings for the Lofts at Fountain Square are now up on the MLS at 417 Vine Street.  $215-350k

yikes...so much for 175k.

Yeah I thought the same thing.

Yeah, $175k for 665 sq ft  :|

There is a skywalk link over Vine (you can see it in the pic/watercolor).  It connects Tower Place Mall with the Westin Hotel.

$175 was the IPO.  $225 - 350 are solid prices for what's going on in that area damn good residential site.

There were a couple of brochures for the project sitting at the bar at Jean Ro's.  The drawings do make the units look to skinny.  However, the units above the restaurant at the front of the building would have a kitchen and great room the same width as the restaurant, with the bedrooms being narrower to accommodate a hall.  This should be plenty wide.

According to the auditor page, the buildings are 26 and 30 ft. wide.  These are plenty wide enough.  Most of the new stuff in Mt. Adams and the stuff I am building in Hyde Park are usually between 20-23 feet wide and are quite roomy.  The usual zoning for townhouse style building  on a 25 ft. wide lot is a 5 foot side yard setback.  This gives you a 20 ft. wide residence, with a total of 5 feet on either side.

I actually just looked these up on the MLS, they are in fact listed at between $175-$400K.  The majority of them though are in the $300s, four of the sixteen units are listed under $200K.

Yeah, I talked to a realtor while in Jean-ro and the $175K is def. the 675 sq. ft'er. :-/

Technically, I guess that's about as good as it gets as far as location.

Wow those are cheap for such a prime location that is really in the centre of it all. Lofts and condos here in Lexington, Kentucky are averaging $175,000 for one-bedroom and hike up to $300,000 for two-bedroom easy.

No, that's $175 for a studio ... check out the MLS. $175 for 675 square feet.

Mmmm.

I bet if I had a place in that building, the staff at Jean Ro would deliver.  My food and bar tab would probably make them unaffordable.

:-D

Alabama Expat, while this is a good location I wouldn't trade it for your place any day.  I think you live in one of the best condo buildings in the city.

The two locations have distinct differences...but that rooftop deck is to die for!!!!!!!!!!

I was talking with the Comey and Shepherd guy at the home show today and he said the Lofts at Fountain Square are more than 50% sold (9 or 10 out of 17 I believe) and they are going to start construction in about 45 days.  This is good news and I hope it spurs the owners of other small buildings to either sell or do the same thing as this project.

^^Its great to hear continued success for urban living units!

I noticed this weekend that the scaffolding came down.  I was across the street trying to see if i could see in side on the 2nd floor - not too successful.

JeanRo was supposed to be expanding into the adjacent space, but doesn't look like they've made any progress on that front.

Anyone have inside info?

I went inside and these are going to be sweet. A lot larger than what I was expecting.

It appears most of the plumbing and electrical work is done. They've put in a second elevator and are finishing up with the drywall. I'd say the ceilings are 14-16', very nice. The windows (eastside) are my favorite feature.

This past Saturday they had most of Vine Street blocked off there in order to hoist up something large onto the roof.  Might have been an AC unit or sorts or even something to do with the elevator systems.

^must've been AC.

<<Lois Parker, manager of Grammer's, said the next step is a beer garden, expected to open at Grammer's this summer. That should generate the revenue to get the kitchen running full steam.>>

I love outdoor drinking/dining, and I live only a block away from Grammer's. This would be absolutely wonderful for me, but I have heard Grammer's is pretty expensive - can anyone confirm? I'm a student on a budget (partially why I moved to OTR...), it would be great to hear the place is affordable.

^ Er, was this meant for this thread?

Regardless - Grammers lowered their prices (for example, the better drafts at Uncle Woody's are comparable in price to Grammers)

Back to the delicious lofts at Fountain Square, gonna be a sweet place.  I've been watching the work wondering when it was going to get done...

It needs to be done!  And it needs to be undersold so I can put in a low-ball offer!!!

Heh, I think living above Jean Ro would be bad for my health.  I already have to resist stopping for french onion soup every day given that my work is directly adjacent.

Then again, if I could get the $380K unit for a seriously lowball offer, well that would be enough to put me over the edge ;)

Downtown lofts reflect urban lifestyle decision

Two buildings, 18 units ‘close to the action’

Even with the economic downturn, Roger Thesing is confident The Lofts at Fountain Square will continue to sell.  For one thing, the condominium project still is getting lots of interest from passersby and people who call to make appointments to see some of the 18 units located in two Vine Street buildings that the project joined together.

Then there’s the location.  Just footsteps from Fountain Square, The Lofts are within two blocks of more than two dozen restaurants, as well as bank branches, shops and entertainment.  Developers downtown are seeing the same slowdown that their counterparts across the country are, said Arlene Koth, vice president of stakeholder services at Downtown Cincinnati Inc. But real estate agents marketing downtown properties haven’t seen anything that makes them too worried, she said.

Getting cozy with downtown

When suburban transplants are asked what enticed them to move downtown, some of the most common reasons given are the convenience of walking to work or attractions such as the Aronoff Center, the historic, distinctive architecture and views of the river and surrounding hills.

Terry McMillan and Melissa Schmidt enjoy some of these urban ameneties and such things as walking to a Bengals game. But they say their lifestyle is most enhanced by a community with a healthy mix of homes, businesses and recreation.  They enjoy lazy weekend strolls with their dog, trips to Findlay Market, reading in their sun-drenched study or playing on the "hockey rink in the front yard."

I loved this place when I saw it during the downtown tour of living. Very classy and you truly are in the middle of everything. Especially love the iron window "baskets" I guess you would call them.

Is there only one unit occupied b/c it's the only one done? Or have the others failed to close? I recall many of the units being close to move-in condition a few months ago, and many were pending.

They call those Juliet Balconies.
