Fourth St. are at it again, quietly plotting a condominium conversion of two Vine Street buildings in the heart of downtown. Advertising for the Lofts at Fountain Square at 413 and 417 Vine St., home to JeanRo Bistro and a vacant Jersey Mike's, appeared in local magazines in November. The ads listed contact information for local developer Roger Thesing; Terry Jacobs, radio mogul and president of JFP Group; Jacobs' son Jeff; and associate Alex Sulfsted, as well as Comey & Shepherd agent Tom Andrews. December 19, 200618 yr there is a brief discussion about it in the "Random Cincinnati Developments" thread. I dont believe there were any specifics listed in their. But if it holds up, $175 for that location is amazing! These units will be gone in no time.

The only kind of drawback to the layout of the units was how narrow the building is. The units themselves seemed to resemble a hallway instead of a living space. I saw these during the Downtown Tour of Living so modifications could have been made since then.

The drawings do make the units look to skinny. However, the units above the restaurant at the front of the building would have a kitchen and great room the same width as the restaurant, with the bedrooms being narrower to accommodate a hall. This should be plenty wide.
December 24, 200618 yr According to the auditor page, the buildings are 26 and 30 ft. wide. These are plenty wide enough. Most of the new stuff in Mt. Adams and the stuff I am building in Hyde Park are usually between 20-23 feet wide and are quite roomy. The usual zoning for townhouse style building on a 25 ft. wide lot is a 5 foot side yard setback. This gives you a 20 ft. wide residence, with a total of 5 feet on either side.
December 28, 200618 yr I actually just looked these up on the MLS, they are in fact listed at between $175-$400K. The majority of them though are in the $300s, four of the sixteen units are listed under $200K.
December 28, 200618 yr Yeah, I talked to a realtor while in Jean-ro and the $175K is def. the 675 sq. ft'er. :-/ Technically, I guess that's about as good as it gets as far as location.
December 28, 200618 yr Wow those are cheap for such a prime location that is really in the centre of it all. Lofts and condos here in Lexington, Kentucky are averaging $175,000 for one-bedroom and hike up to $300,000 for two-bedroom easy.

March 3, 200718 yr I was talking with the Comey and Shepherd guy at the home show today and he said the Lofts at Fountain Square are more than 50% sold (9 or 10 out of 17 I believe) and they are going to start construction in about 45 days. This is good news and I hope it spurs the owners of other small buildings to either sell or do the same thing as this project.
April 28, 200817 yr I noticed this weekend that the scaffolding came down. I was across the street trying to see if i could see in side on the 2nd floor - not too successful. JeanRo was supposed to be expanding into the adjacent space, but doesn't look like they've made any progress on that front. Anyone have inside info?

April 29, 200817 yr Cincinnatus - any word on a completion/move in date? It appears most of the plumbing and electrical work is done. They've put in a second elevator and are finishing up with the drywall. I'd say the ceilings are 14-16', very nice. The windows (eastside) are my favorite feature.
April 29, 200817 yr This past Saturday they had most of Vine Street blocked off there in order to hoist up something large onto the roof. Might have been an AC unit or sorts or even something to do with the elevator systems.

That should generate the revenue to get the kitchen running full steam.>> I love outdoor drinking/dining, and I live only a block away from Grammer's. This would be absolutely wonderful for me, but I have heard Grammer's is pretty expensive - can anyone confirm? I'm a student on a budget (partially why I moved to OTR...), it would be great to hear the place is affordable.

Regardless - Grammers lowered their prices (for example, the better drafts at Uncle Woody's are comparable in price to Grammers) Back to the delicious lofts at Fountain Square, gonna be a sweet place. I've been watching the work wondering when it was going to get done...

Then again, if I could get the $380K unit for a seriously lowball offer, well that would be enough to put me over the edge ;)

February 22, 200916 yr I loved this place when I saw it during the downtown tour of living. Very classy and you truly are in the middle of everything. Especially love the iron window "baskets" I guess you would call them. Is there only one unit occupied b/c it's the only one done? Or have the others failed to close? I recall many of the units being close to move-in condition a few months ago, and many were pending.
