Part one of this construction tour of Xavier University's $115 million James E. Hoff Academic Quadrangle shows the new Williams College of Business building on the northeast corner of Dana Avenue and Ledgewood Drive, scheduled to open in 2010.

 

Part of a new 9.5-acre campus entrance that also includes a new Learning Commons and central utility plant, the four-story, 88,000-square-foot building will house the Center for Entrepreneurship; the Cintas Institute for Business Ethics; and the Center for Investment Research; new classrooms; a trading room; a data mining laboratory; and a studio for taping and reviewing sales presentations.

 

The building will be constructed to LEED Silver standards.

 

Shepley Bulfinch Richardson and Abbott are the project architects, and Messer Construction Co. is the construction contractor.

 

A second phase of the project, renovations to McDonald Library, Alter Hall and Schott Hall, will begin in 2010 and be completed in 2012.

Part of a new 9.5-acre campus entrance that also includes a new building for the Williams College of Business, the five-story, 84,000 Learning Commons will house the university's Information Resource Center, the Center for Teaching Excellence, the Center for Student Excellence, Honors Seminar, the Center for Community Engaged Learning, and the Pedagogical Institute for Jesuit Education.

 

Open 24/7 for students, faculty and staff, the building will also include a 200-seat auditorium, offices, classrooms, and informal meeting spaces.

 

At approximately 30,000 square feet, the central utility plant will deliver more efficient and environmentally-friendly power to the campus.

Whoa. Big news! Got this in from a co-worker:

 

"As many of you already know, Dorothy Day House is coming down this year to make room for the new residence hall. We have recently learned that this will be happening earlier than originally thought; DDH will be coming down the beginning of second semester, and will be closed after finals week this December! We are currently exploring options for where we will be housed in January, and will let you all know ASAP!"

 

They are tearing down the houses at the corner of Ledgewood and Herald this year and will be letting out bids for construction of a new major residence hall project next year. I am unsure on the status of the three lone houses left on Ledgewood, but I suspect they will be demolished sometime soon.

Xavier to build dorm-dining complex

Xavier University will issue $48 million in tax-exempt bonds Thursday to pay for a new residence hall and dining complex on its Evanston campus.

 

The 240,000-square-foot building, to be located near the bottom of Ledgewood Avenue near the Gallagher Student Center, will be completed by the fall of 2011 and will hold about 525 students.

XAVIER TO ISSUE BONDS FOR NEW RESIDENCE HALL AND DINING COMPLEX THIS THURSDAY

 

Xavier University’s campus is getting ready to grow again with the construction of a new 240,000 square feet residence hall and dining complex near the corner of Ledgewood and Herald. 

 

The complex, which is scheduled to be completed in the fall of 2011, will house approximately 525 students in suite-style living in four connected buildings. The new dining facility will have a seating capacity of up to 800 and will replace the Hoff Marketplace dining hall in the Cintas Center.

 

To help finance the construction, Xavier University will issue approximately $48 million in tax exempt bonds this Thursday, January 14, 2010 through the State of Ohio Higher Educational Facility Commission. For more information on the bonds, please see the information below. 

 

The project is scheduled to begin next month with the demolition of several houses on Ledgewood and Herald. Offices currently in those buildings are being relocated to other spaces on campus. 

 

Construction of the Hoff Academic Quad, currently underway at Xavier, is on schedule to open in August. The Quad includes the new Williams College of Business, the Conaton Learning Commons and a new Central Utility Plant. 

 

Xavier University 2010 Bond Issue

 

Xavier University is in the process of issuing approximately $48 million in tax exempt bonds, through the State of Ohio Higher Educational Facility Commission, for the construction of a new on-campus student residence hall and dining facility.  The project will include suite style rooms to accommodate approximately 525 students and an 800 seat dining facility.

 

The bonds will be at fixed interest rates scheduled to mature in various years through May 1, 2040 and are a general obligation of the Xavier University.  The bonds have received ratings from Moody’s, S&P and Fitch of A3, A- and A-, respectively. Barclays Capital is serving as senior manager, with Fifth Third Securities and PNC Capital Markets LLC as co-managers. The bonds are currently scheduled to be priced on January 14, 2009.

 

Individuals and organizations interested in more information concerning the availability or possible purchase of these bonds should consult with their current financial advisor/investment broker before the January 14 pricing date.

XU's Williams College building reshapes campus gateway

The new building for the Williams College of Business at Xavier University means a lot of things: a facelift, an upgrade and a state-of-the-art facility. But most of all it means that the business program, currently spread across the campus, will finally have a central location for all of its offices, professors and classrooms.

 

“I tell the students, don’t get too excited, tuition will go up to pay for it!” Dean Ali Malekzadeh jokingly said.  Though it sounds simple, not having to travel across campus to see a professor makes a difference to students. The four-story building straddles the corner of Dana Avenue and Ledgewood Drive, and is part of the James E. Hoff, S.J., Academic Quadrangle.

Demolition starts this week

Demolition is scheduled to begin this week, Feb. 22–26, in several areas around campus that are affected by construction of the new residence hall and dining complex. Those areas include the Circle Storage Units building on Dana Avenue, the Mission and Identity and Residence Life houses on Ledgewood, the houses on Cleneay near Montgomery Road and the H&H Grill and apartment building on Montgomery across from Betta's.

XU dorm to house 535 in 2011

EVANSTON - Some students were moving out of their dorm rooms Friday as Xavier University blessed the ground of its newest dorm, a building that will mark the latest step in the transformation of the campus.

 

The 535-bed residence hall will open by fall 2011 at the corner of Ledgewood Drive and Herald Avenue and will be the second-biggest building on Xavier's campus after the Cintas Center. It will also include an 800-seat dining hall.

 

This summer, Xavier will open a new business school and Learning Commons straddling the top of a new main entrance at the top of Ledgewood.

Members of the Xavier community attended a blessing for the new student residence and dining complex on Friday, May 7, at the greenspace on the residential mall. President Michael J. Graham, S.J., presided over the event staged across Herald Avenue from the construction site, and Father Al Bischoff, S.J., a residence hall minister, gave the actual blessing.

 

The 240,000-square-foot complex will house approximately 535 students, primarily sophomores, in four connected buildings. The new dining facility will seat up to 800 and replaces the current Hoff Marketplace dining hall in the Cintas Center. The new dining hall is to retain the Hoff name in honor of the late James E. Hoff, S.J., former Xavier president. The building is expected to be ready for occupancy in the fall of 2011.

 

The complex was designed by the architectural firm Shepley Bulfinch Richardson & Abbott and is being built by Messer Construction Co. To help finance the construction, Xavier issued approximately $48 million in tax-exempt bonds in January 2010 through the State of Ohio Higher Educational Facility Commission.

Would it violate church and state separation if we held a blessing ceremony for the streetcar?

I'm pretty sure it would! Which must be ironic to god, since I'm sure pleeenty of people have been praying for grant approvals.

The new facility opens in August 2011, and is 240,000 sq. ft. in size, making it the second largest building on campus behind the Cintas Center. It will feature four residence halls with multi-bedroom suites housing 535 students, and has an 800-seat dining center that is nearly double the size of the existing Hoff Cafe. A grass roof will be planted over the dining hall, allowing for recreation space, and will meet national standards for green building ratings. (Note: While it will meet silver-LEED standards, like the Hoff Quad, Xavier is not applying for the pricey designations.)

The transition to the Hoff Quad is happening earlier than previously planned for the following:

 

• Offices relocating to the new Williams College of Business are moving the week of June 29.

• Offices relocating to the Conaton Learning Commons are moving the week of July 19 and are to be completed with transitions by the end of July.

Williams College of Business. The paved paths are the base for the brick sidewalks. The parking lot on the left will be for employees. To the right, you can see the curbs which indicate where the new Ledgewood-Herald connector roadway will be at. Ledgewood north of the Hoff Quad to Herald, and Herald from Ledgewood to the Cintas Center will be closed once the new connector is finished. The roadway has since been completed.

Looking at the Dana/Ledgewood intersection. On the lower-left of the intersection is the new utility plant, which is only being used to 1/4 of its capacity. Once more buildings are added -- such as the new dormitory/dining complex, and East Campus will the utility plant be used more fully. On the upper-left of the intersection is the new Learning Commons. To the upper-right is the new Williams College of Business. New walking paths are being developed along the old CL&N right-of-way on the lower-right.

 

Note the massive scale of the dormitory and dining complex... It will increase total space on Xavier's campus by 30%!

Thanks for these, they really show the scale at which XU is expanding.

I am amazed.  The campus changed completely from 1996 (when I arrived) to when I graduated in 2000.  Since then, it's grown by leaps and bounds.  Simply amazing.  Good for X.

Holy cow, I drove by XU recently.  I cannot believe the size of these buildings.  This is a massive building boom for the campus.  I'll have to try and get some pics next time.  It is very impressive, and they look very well done.  They've done a good job with all the recent building of making sure it fits into the overall look of the campus. 

 

I also noted that they have completely razed and graded the part that will be Xavier square.

One tower crane (that was used on QCS) is being dismantled today and tomorrow at the residence hall/dining complex site!

That was where the chemical plant blew up years ago, no? Anybody know when the EPA decided that plot was no longer condemned?

^Yes, it was a BASF facility, I think.  I don't have any idea on the EPA portion. 

I saw the explosion the day it happened.  We were driving north on 471 coming back from Coney Island and there was a huge black cloud hanging over the hilltops straight ahead, in line with the highway.  It was pretty obvious something huge just blew up.  If anyone remembers when the manatee exhibit blew up at the Zoo in 1997, the BASF cloud was a lot bigger, although I do distinctly remember being able to see the manatee explosion cloud from as far as General Electric on I-75.   

We could feel it in Pleasant Ridge, my mom thought the boom was my brother's fault.

Got some exciting news!

 

  • Currito: Burritos Without Borders will be locating in one of two retail slots along Herald Avenue (will soon be a pedestrian mall). The 2,400 SF space will seat up to 75 people and be a national training center for franchises - a prototype for the brand, which is only 14 big.
  • The residence hall and dining complex is on schedule for completion in August 2011. The crane will be taken down Thursday. The construction site is home to 200 workers daily - 6 to 7 days a week.
  • The dining hall will include room for over 700 students - 300 greater than the current Hoff Cafeteria. A hearth-style pizza oven will soon be installed.
  • Furniture will be moved in beginning in June.
  • The privately funded project will cost $58 million when complete. The size of the complex is bigger than the last 3 buildings -total- that were completed as part of the Hoff Academic Quad.

I go to xavier currently and have seen the transformation over the past 3 years.  It is incredible what they have been able to accomplish.

getting rid of the road through the heart of the greenspace is huge from a student point of view just to cut down on the traffic and overall noise.  also makes the campus feel 'whole' as before it was dis-jointed with the road and constant traffic.

Welcome @hoerstw! I work at Xavier in the University Communications department, and just did another walk through of the residence hall/dining complex just today for photographs. I probably won't be back in until close to move-in, but I'd be happy to show you what else is (potentially) planned.

there is a lot of potential with the land they have available in such a tightly squeezed campus.  hopefully they team up with some developers that have a sense of urban space and utilize the land that best fits the students and the community.

quick update on University Station at Xavier..

 

drove past the area this weekend and there was a lot of dirt being moved around, seems as foundations will be poured soon.  The sign said opening August 2014, and apartments would then be ready for students next school year I am assuming.  That seems fast but it was basically blank ground beforehand which I am sure makes things easier.

Correct. Work has been delayed just slightly due to the discovery of some underground tanks from BASF's days, but those are being removed and the area being mitigated. Shouldn't slow down work elsewhere on the site.

Strong office demand? University Station 100% leased

University Station, the $54 million mixed-use development on 15 acres near Xavier University, has already leased all of the office space in phase 1.

 

The first phase of the project, being developed by Ackermann Group and Messer Construction Co., includes 46,000 square feet of office space. Dobbs Ackermann, CEO of Ackermann Group, gave an update on the 315,500-square-foot project at the Urban Land Institute Cincinnati Real Estate Outlook event on Jan. 15. Two tenants will fill the space, though Ackermann declined to disclose their names. Commercial leasing is being handled by CBRE.

The steps that will be to the right of Alter Hall will do a lot for the connectivity of "new campus" with the older academic mall.  Much needed instead of everyone cutting through the Library. 

 

Also, once the street is torn out in front of Bellermine Chapel and it is turned back into a usable space that will create a lot more of a continuous campus feeling from the residential area to academic area. 

I had about 80% of my classes in Alter.  This is long overdue, though at the same time I am insanely jealous of the current students and how nice campus is.  ;)

 

(Also, I think I noticed for the first time the thread title.  I think XU is technically in Evanston, not North Avondale (and some newer parts of campus near Cintas are probably Norwood).  I don't know exactly what the cut-off is between Evanston and North Avondale, though.  Victory Parkway?  Reading?) 

The dividing line is Victory Parkway. The campus is actually in North Avondale, Evanston and Norwood! My taxes go to Cincinnati (higher), but my old building was in Norwood (lower).

 

And i agree - the steps will help out a lot. There is poor connectivity now that Fenwick Place has been built - and the closure of Herald towards Bellarmine Chapel will be good. It will remain open for funerals and some services, and to emergency vehicles.

Does anyone have a diagram of what this area would look like with Wasson Way and I-71 light rail station included?  (I tie it into the streetcar as well in my Uptown 5-route plan: streetcar_all )

Every time I drive by this on my way to Listermann, I can't help noticing how much it is changing the feel of this area.  Even though again the architecture is similar to the banks, usquare etc and I know a lot of people on here hate that, it greatly improves the urban feel of this area and will be very good for density.  Hoping that the development around here is further solidified with a streetcar/light rail, that would be amazing.

The sidewalk configuration along Montgomery is very peculiar though.  There's a small, like maybe 3 or 4 foot sidewalk along the curb with utility poles rammed into it, then a berm with lots of trees, bushes, and ornamental grasses, then another wider sidewalk higher up that sort of roller coasters down to the north to be level with all the storefronts.  Aside from the trees hiding the storefronts and signs from the street, it's a surprisingly anti-urban pattern that treats Montgomery as a car sewer to be retreated from.  If per chance they allow street parking, it might help a little bit, but my guess is they won't.
