Let's add this one to the mix too...

 

Park Lane Villa, located on E. 105 & Park Lane, overlooks Wade Lagoon and Rockefeller Park, just south of the West Quad mega-development.  This historic apartment building will soon be renovated, with additional units soon to be added in a contextually appropriate building between the villa and the more prominent Judson Manor (formerly, the Wade Park Hotel).

what was the story on why this closed in the first place?

It was low income housing and the bank forclosed after the owner defaulted.  UCI bought it and sold it to the Finch Group (the developer). 

 

The new building will be 4 stories with two condos on each floor. It'll be located between the Judson Manor and the renovated structure on Parklane.  The new building will hide a two story parking deck that will be constructed on the existing surface lot.  The entrance to the parking deck will be on E.105.  The developer wants to put a restaurant on the first floor of the existing structure. 

^ great!  I had heard that they were planning to build 4 townhouses on that lot at one point.  Did I hear wrong, or was there a change of plans?  I can't wait to see some renderings of the new building and restaurant.  I think that block has so much potential.

A couple interesting details:

Total budget: $21 Million

Began some demo and abatement work in Oct 2005 and says total project duration is 18 months.  Don't know what they're counting as the start of the project, but 18 months from Oct '05 means an estimated completion date of no later than Apr '07.

 

Plan is for 56 "luxury" apartments and 4 townhouses.  Historic renovation (assuming=old bldg, w/o townhouses) listed as 170,000 sq ft, which means an average of over 3,000 sq ft/unit(!)  Even accounting for the hallways, lobbies, and other public spaces, it seems like these units will be pretty big.  As a point of reference, the building previously had 185 units (~900 sq ft/unit) in it when it was HUD housing.  Townhouse sq footage listed as 16,000 = 4,000 sq ft/unit.

The developer behind Arbor Park Village, a new public housing project on Cleveland’s East Side, is going upscale with a market-rate project in the University Circle area.

 

The Finch Group of Boca Raton, Fla., plans to begin interior demolition next month at Park Lane Villa, a 1920s-era, six-story residence hotel at 10510 Park Lane, just north of Chester Avenue. It will transform what had been 184 units of public senior housing into a 96-unit apartment building with 24-hour concierge service, said Finch Group president Christine Alletto.

A University Circle address will return to its old grandeur with a $28.5 million historic renovation, introducing the first upscale housing in decades to the neighborhood.

 

The Finch Group and City Architecture will turn Park Lane Villa, overlooking Rockefeller Park, into luxury apartments. Interior demolition is to begin this week.

 

"We're really building a New York or Chicago-style apartment complex in University Circle," said Wes Finch, the group's chairman.

I am very excited about Park Lane Villa, it's one of the first (of hopefully many) projects on the northside of Chester near the Cleveland Clinic!

is this Park Lane Villa development the whole block of buildings?  isnt there a 10ish story building in the mix too that was to be fixed up??

Parklane Villa is the building at Parklane and E105 with the mansard roof.  It is surrounded by parking lots on all sides.  Last I had heard, the parking lot was going to be turned into a parking deck and 8 new lofts would be built between Judson Manor and Parklane.  Judson Manor is a beautiful and somewhat exclusive retirement home.  The article doesn't mention the new lofts, so I don't know if that has been scrapped. I would think that the lofts are still a go.

Yea!  I doubt it'll be much to look at until they start the new building (any idea when that will be?), but the original building will look fantastic when it's all polished up!

Considering that the construction trailer is located where the new construction will go, it won't be anytime soon.  I saw an updated image of the new construction and it looks pretty good (much improved from the earlier renderings).

Its good to see that they are beginning to tear out a lot of the old junk that is inside the Park Lane Villas.

Believe it or not, Park Lane Villa doesn't have it's own construction/project thread yet! 

 

With 96 luxury rental units and 45 floor plans (even units of the same floor plan will have slight variations), this is going to be one of the most fantastic buildings in Cleveland to live in come autumn.  Units will range from 900 - 2,200 square feet and the prices will be roughly $1 per square foot/month.  Views include the Clinic mega-campus, Downtown Cleveland, Rockefeller and Wade Parks, and the University Circle arts, culture, education, and medical area. 

 

I had the opportunity to take a tour of the building last week and speak with one of the principals from the Finch Group, who is developing the project.  It's looking fantastic inside, but there's still a lot of work to do.  The first model units should be complete in March and the building is slated to open in late-summer 2007.  Floor plans are indeed unique and spacious.  There are still numerous features that have been preserved, from fireplaces to built-in cabinets.  The restaurant and ballroom on the ground floor is being meticulously restored and hopes to lure a 250-seat restaurant with a bar and cafe bistro that will cater to residents and visitors alike.

 

I'm sure you're all wondering (I know I was!) about the loft building that was to be built next door.  Well, according to my source, that's still on the table, but is in redesign right now.  It was originally to be 4-8 units and now is looking more like 14.  The footprint for this addition has been preserved, but a construction timeline is still undetermined.

 

I'll get the thread started with some aerial shots from the Judson Manor (next door) and a postcard from Cleveland Memory (www.clevelandmemory.org) and will post more later.  There are additional notes, articles, photos, etc. in the University Circle Construction thread, but I figured this warranted its own special place!

It's quite a beautiful complex.  I'd say, it ranks right with Moreland Courts as, probably, one of Cleveland's, certainly the East Side's, most elegant and influential in its day.  I can only imagine what this immediate area been like, today, had Doan's Corners survived as Cleveland's high-density 2nd Downtown.  With Park Lane Villa sitting on its slight eminence overlooking MLK and the beginnings of Rockerfeller Park, this part of Cleveland had the look and feel of NYC's Central Park... still does, on some levels.

I agree, the park like setting is so beautiful.  I wish more of these buildings would convert to condo.  Personally, I think its a better building than the courts or belgian village.

if I am not mistaken, one reason the area looks like central park is because the landscaping architecture was designed by the same person who designed central park, frederick law olmsted.

^Hmmm... I don't think so. Olmsted designed Wade Park with the lagoon in front of the art museum, but I believe someone else did Rock Park. According to www.tclf.org/landslide/cleveland/index.htm, it was Ernest Bowditch, a landscape architect from Boston.

I misunderstood the original post, I was talking about wade park, which is very close to this building.  when the poster was referring to rockefeller park, along mlk.  I believe Olmsted worked on the original gardens surrounding the park lane villa building.  but it has been a long time since I saw the info, so I may be wrong.

amazing!  If those don't sell out immediately I'll be surprised.

 

I just hope that they take great precaution and screen renters accordingly, not just let anyone rent or college students, that don't care, rent and tear the place up.

Oh, they're not fixing this place up to get torn to bits.  There is already high demand for these units and they're looking forward to renting them at a premium.  If students move in there, they will be paying a pretty penny and will certainly have to appreciate the quality of what has been done to the building, past and present.  I hope they don't actively turn away college students, but if it's a competitive renting process and they have income and rental history requirements, there won't be a whole lot of students who qualify.

 

One interesting side note from my tour was that a number of people who have insisted upon getting into the building when it opens are requesting upgrades to their units (for a price), so some of the units will be even more remarkable when their tenants move in.

I would move there.  Question, how can "renters" request upgrades for an apartment?

 

Is this building under the same guidelines are some of those building downtown, where they have to wait x amount of years before converting into condos?

Yeah, these are going to be super nice.  I think that the situation I spoke of above was a special one in which some doctor or something said he would pay all sorts of extra money to confirm a particular space and to add upgrades.  What this entails, I'm not exactly sure, but it could be better counter tops, a higher end bathroom, or something.  If he's paying a premium for it, then why not?  And if he moves out, they'll have a nice unit to rent to the next guy.

 

The condos are on hold for now.  Last I heard, they were going through a redesign and were trying to fit more in.

 

This building will be rental for at least 5 years and the developer is not allowed to speculate about going condo at the end of that period.  I guess it's a no-no to admit the inevitable at this point in time.

a completely different market is the long term renter who doesn't plan to buy a house or condo, and a few thousand to make the apartment theirs when they plan to live there for 5 or 10 years is nothing.

Living in NYC and having never rented an apartment in Cleveland, I was unaware that you could do such.

 

Here in NYC, you usually dont have much to work with unless you've got luxury apartment money.

A once-proud hotel that became a rundown question mark in University Circle is about to get another lease on life.

 

Crews will finish work this summer on Park Lane Villa, a historic, six-story building at East 105th Street and Park Lane. The Finch Group, a Florida developer behind the $28 million renovation, expects to begin renting out newly crafted apartments in phases this summer.

 

The project, when completed, will have 96 units with rates ranging from $1,000 to $2,700 a month. Most floor plans include two bedrooms, though some one- and three-bedroom units will be available. Finch, chosen by the city to rehab Park Lane Villa, has been working with Cleveland's City Architecture and Marous Brothers Construction Inc. of Willoughby.

Has anyone checked out the Park Lane Villa in person? According to the website (http://www.parklanevilla.com) they have an open house this Sunday. The units look very nice, albeit pricey. Just curious if any UO folks had information/opinions on it.
