Developer is building along river

A local developer is building $4 million in townhouses on the north bank of the Great Miami River.

 

J.R. Wilson's East River Place will consist of 12 townhouses along the river walkway directly across from RiverScape and near the Riverside Drive bridge. The homes will feature decks and rooftop verandas to take advantage of the sweeping view of downtown Dayton, and the park and fountains at RiverScape, Wilson said.

 

"It's downtown, but it's not downtown," he said. "You're the voyeur. It's quiet and you can watch the action. When you want to get involved, you can easily go out and get involved."

 

The two or three-bedroom homes will range from 2,200 square feet to 2,400 square feet, with prices starting between $275,000 and $300,000. The price can increase if owners upgrade from the base model of the factory-built units.

I'm surprised it has taken so long for a project to happen here. The Miami Apartments appear to be a dump.

To make way for the townhomes, Wilson plans to demolish the Miami Apartments, a 20-unit structure at the intersection of Emmet and Linwood streets.

 

Too bad. When I first moved to Dayton I wanted to rent there but it was full-up. Great site. This is the last aparment builidng left on that stretch of the levy...according to older aerial photos there was a brace of three big ones where 3 Riverplace is now.

 

But, yeah, this is really a primo site. Its about time it was developed...although I'm not sure what "modular townhouses" are. I wonder if there are any graphics ore renderings of the whats planned.

Has anyone heard any info on these, either?

I missed this the first time around... sounds cool.  I can't find any new information on it.

 

Now, if something would just happen to a couple parking lots on the downtown edge of the river, everything would be wonderful!

Sorry about the crappy pic.  I took it a few weeks ago--end of January (I think.)  Looks like they've torn down a couple houses on the north side of Emmet Street.  That is where this current building is going up.  Doesn't look they've done anything on the south side of Emmet--including where that current apartment building is.  I'll have to try and get some new pics soon.

A picture of the building under construction.  Before they put the siding on, I was hoping it was going to be something kind of bold, but of course it is turning out to be bland.  After reading the article again, I can't really tell if this is part of the project or not.

A few houses at the end of Emmet Street, near Linwood.  Sounds like some of the East River Place development will be directly across the street from these homes.  I think it is an empty, semi-wooded lot now.

McPhersontown west of Main Street is pretty solidly built up, but east of Main there is alot of vacant land...lots of abandoment and teardowns left lots of open space. 

 

Heres an example of a brand new infill in east McPhersontown, taking advantage of a stunning view over the levee toward dowtown and the Riverscape fountain.

Not too sure about that big garage on ground floor, but like that its more a modernist take on a townhouse vs the period revivals one usually sees (tho they are pretty good, too).

 

But this building is a hopefull sign that infill is starting to take off in the downtown and surrounding areas.  Wright-Dunbar was the first big example, I think, but this is the first one in McPhersontown....

 

 

Hmm...not too sure about the whole thing, actually.  I don't like the siding at all. 

 

Bah, I'll wait until its finished before tearing it apart....

but, from dflys' pix....man, why would they want to tear down that old apt building?  Room enough for both it and infill....it must be a real wreck if they couldnt renovate it...(or so the developer says).

Today's DDN has an article about a pair architects in Dayton, and it features the house that has been pictured here.  This will confirm that it is not part of any larger projcet.  It says some nice things about the house, but I still think it looks like crap thanks in large part to that siding.  I guess the inside is nicer.  I've bolded the parts about this house, but there are a couple other interesting things mentioned in the article, too.

 

 

Architects celebrate 10 years of bringing their unique design vision to the Miami Valley

The old real estate spiel about the importance of "location-location-location" still applies to many deals, but it's being challenged by two Dayton architects who turn risky locations into dazzling building sites.

 

Rogero Buckman Architects, headed by Mary Rogero, 51, and Barry Buckman, 41, is marking 10 years in practice. They've been so busy, Rogero said, they haven't nailed down a specific time to celebrate.

 

On virtually empty Emmet Street, east of North Main near the north shore of RiverScape Park, they are finishing up a remarkable, pristine, 2,000 square-foot house with big windows for James Orsini and Margaretta Rivera. At 110 Frank St. in the Fairgrounds neighborhood, they won an American Institute of Architects Honor Award last year for the compact Peter and Jane Bracher house. In the Oregon District, they are transforming the smoke-stained Southern Belle tavern into a modernist, 6,000-square-foot mansion with a rooftop terrace.

 

And in Springfield, Rogero Buckman is one of three Ohio firms chosen for an "innovation initiative" with Chicago architect Stanley Tigerman in the redevelopment of the Greenmont Avenue neighborhood near the Frank Lloyd Wright-designed Westcott House.

 

Buckman, from Doylestown, Pa., near Philadelphia, and Rogero, from EauGellie, Fla., met when both were working for Woolpert Co., of Dayton. She is single. His wife, Audrey, operates a high-design furniture and accessories store downtown, Go Home.

I think it is safe to say this isn't happening... 

Wow, I had almost forgot about that non-project.  Don't know what happened, but i'm glad it didn't - they were going to replace the miami apartments with pre-fab construction - puke!

 

If Ballpark Village does indeed happen, you will see that property as well as all of the adjacent properties get bought up, torn down and rebuilt (besides the new modern house that was designed by Rogero Buckman).  That area along the river is prime real estate just waiting for somebody with money to realize it.

"... but it will not likely be a posturing "Colonial," a pretentious "Country" French or one of those galloping-gables monsters the builders call "Transitional," presumably meaning somewhere between banal and more so."

Rogero, a plumber's daughter, grew up in a big Florida 1950s ranch house and she still likes the style as done in the Buckeye State. "Dayton has some very nice 1950s neighbrhoods, in Kettering and Shiloh areas," she says. "Richard Levin did many nice ones."

 

True, there is.  I found that out when I drove around Kettering on a "ranch hunt" for one of my other pix threads.  I think I know the areas in the Shiloh area she is talking about, too.

Firm seeks to build luxury condos downtown

DAYTON— A local architectural firm wants to build a luxury condominium tower that takes advantage of Dayton's great river views.

 

Dayton-based Pinnacle Architects met with the land use committee of the Fair River Oaks Council Priority Board Monday evening asking for their positive nod for three zoning variances for construction of a 15-story condominium tower at 15 Central Avenue overlooking the Great Miami River.

This is really awesome! I think this is one area that Dayton seriously lacks...condo's with great river views. Yea, so maybe it's not the Ohio River, but great views nonetheless. This could be a boon for future condo development for Dayton.

 

I can't help wonder if this has anything to do with the new I-75 alignment project downtown? Easier access? Possible sign of future things to come?

In other news....have you seen the progress on the Caresource building? It looks mammoth from the highway. I believe that going to be ALL glass once it's done

this has a very unique design...not bland at all.  Lets hope that it stays this way.

Coming down I-75, it'll be awesome to see the CareSource building on one side and this new 15-storey condo on the other (along with the Masonic Temple and the DAI). Now, let's add Ballpark Village and a whitewater kayaking park to the mix!

What a great design, this is good for Dayton!

I was really hoping that this was the type of residential unit they were going to put in a Deed Park as part of Ball Park Village, but I still think they are planning on having townhouses, so having this built by DAI makes me VERY happy!!

I stopped by and looked at the spot where this would be built and I have to say it is one heck of a view downtown! Not too mention what it would do for this section of town. If the zoning doesn't get approved for this project, I wiould be very upset!  :argue:

The FROC land use committee will be forwarding their recommendation to the city of Dayton's Board of Zoning Appeals, which will hear the case on Tuesday, Nov. 27 at 2:30 p.m. in City Hall.

 

Does anyone know what took place at the meeting today?

^---Haven't heard anything yet. Didn't realize it was today. I'm sure something will be in the paper soon about it.

This can't be good. If the zoning got approved for this, they would be jumping up and down and reporting this all over the news I would think. Zoning meeting not go well perhaps? Anyone here part of the zoning commission that could shed some light on this??

I really hope this gets built and they break ground soon. I think the current rendering is gorgeous and I hope the finished building closely resembles the rendering!  :-D

I still like it, but prefer the original rendering. . .this one looks a bit more boxy. . .maybe it's just the scale of the pic?
