Oh that's nice looking! Finally a condo for Dayton to be proud of! Where did you get this Billy? Is there a larger rendering?

 

I know people... :wink2:  Unfortunately this is the best pic I could get (sorry, it isn't great).

 

One thing we should remember is that this is just a rendering - if it does get built then it may end up very different.  The people I've talked to say that the developer is a bit of a mystery, though Pinnacle is a reputable firm.  Let's hope that this project actually sees shovel in the dirt next year.

Well, the one thing I noticed is that Messer's name is on the rendering. That makes me feel much better about the chances of this project going up. Guess it's just wait and see now.

If it's built with quality building materials then good...if not then bad, but that just about holds true for any design in my opinion.  Overall it is something different for the Midwest, and especially different for Dayton.  That in and of itself can be a very good thing...especially when dealing with ingrained perceptions.

That sounds more like an approval to me. Glad to have your support UR! ;-)

Any news on this project?

None yet. I keep an eye out on the proposed property for any work, signs or sampling. If I see anything, I will post it promptly!

The building is probably in the 'value-engineering' stages.  :laugh:

Absolutely nothing. Looks like to be another dead project...then again Ballpark Village is all but dead, so who knows.

 

BTW, sorry about the delay in posting. Been a busy summer! ;-)

Good news! This project is still going. Just drove by the site this evening and there is a sign now erected for this project! Took a couple pics, I'll post later this evening.

 

Please move this out of abandoned projects, thanks.

I can't get the pics uploaded to Urban Ohio from my PDA, so as soon as I get a chance to transfer the pics to my PC, I'll get them posted.

 

It's basically the same rough sketch we have seen already, so nothing new there, but it does have leasing and sales information listed, so that is good news.

 

My guess is they are going to see how much they can pre-fill before they go full swing with this. I would like to know what percentage they want to do before going forward. Hopefully we'll hear something soon.

Cool looking building.  Anyone hear rumors thats Dayton & Cincy are combining or at least are "trying" to combine to form a large Cincinnati/Dayton metropolis.  Ya know, similar to what happened with Dallas and Ft. Worth? it's just that northern Cincy is booming with all the suburb crap.

Normally I would agree, but in this case, Dayton doesn't really have a high end condo highrise overlooking the river and I think that may be very attractive to young professionals working in the CBD.

I hope it goes through! It would be awesome for Dayton if it did happen.

With GM going bankrupt and companies like Iams/NCR/Cooper Tire relocating, I can't see how lenders would think Dayton could support this.

What about the 1200 jobs that will be relocating to Wright Patterson, along with an undetermined amount of contractors (estimated 1000 or more). Those will be higher paying than any warehouse jobs at Cooper tire, or back office jobs at NCR. The Iams employees are not losing their jobs, they will just move to a different facility. Cooper says it will add jobs to its other factories after the Albany Georgia plant is closed, eliminating 1400 jobs and offering some the option to transfer.

A friend of mine has one of those new positions at WPAFB. He'll be commuting from Columbus.

Cooper is offering some of the georgia workers transfers to other factories, not the warehouse (reread post above). Every business employs higher paid managers, even fast food... All the jobs transferring to Wright Patterson are high paying, including the contractors. My point was that those jobs have been replaced, with higher paying jobs none the less. This condo project does not hinge on any one company not directly related to the project, if that were the case nothing would ever be built in this country. If you haven't noticed, america is in a real financial pinch, how could you expect this project to start when projects across the country have halted during construction.

Cooper offering these transfers is great and all, but there isn't a factory in Dayton. Only an empty warehouse that sits for sale.

 

AGAIN, my point has been that Dayton continues to lose companies. With or without America's "financial pinch", this project is a long shot.

 

And to those jobs transferring to WPAFB, in Greene County, great! It'll have little effect on Downtown Dayton and more of an effect on the likes of Beavercreek, Riverside, Yellow Springs.

Ahhh.... Coming from one who lived in the area back in the late 80's through the early 90's, good luck on having your moment. I hope Dayton can bounce back someday but I wouldn't hold my breath.

This post baffles me. Why would you want some yuppie condos to be built at the height of the real estate crisis?  The cost of real estate is plummeting, particularly in Dayton, Ohio.  Why would anyone buy a condo in a vacant downtown for $200,000 when they can get an estate in the suburbs for 110,000?  There is clearly no market for this product. 

 

Wouldn't the investor's money be better spent on a project that is economically viable (that the community wants)?

Dayton Art Institute kicks off $2.2M in construction

Dayton Art Institute is moving along with $2.2 million in planned construction at its Dayton campus.

 

The institute says the facility upgrades underway are an effort to prepare for the 2019 centennial celebration for DAI. Funding for its upgrades was made possible by money from the 2014 state capital appropriations bill.

Grafton Hill housing project could be ready by fall

A project to renovate two historic homes in Grafton Hill Historic District to serve temporary tenants could be ready for guests this fall.

 

A $513,000 residential project in the northwest Dayton historic neighborhood was approved for $106,000 in historic tax credits from the Ohio Development Services Agency.

Investors buy Grafton Hill apartments for $1.4 million

An investment group bought a portfolio of Grafton Hill apartments for $1.4 million with plans to extensively renovate the buildings.

 

With the 10-story Commodore Apartments as the portfolio flagship, H&MG Acquisitions bought four multi-family properties in the Dayton neighborhood in a sale that closed Thursday.

Dayton Art Institute seeks to reopen historic front staircase

The Dayton Art Institute wants to reopen its historic front staircase to the public, but it could be an expensive job.

 

The museum hopes to renovate and reopen the prominent, mulit-story front staircase and its water fountain on the eastern facade of its Belmonte Park building. Once the main entrance of the museum, that entrance is no longer open to the public, with its main entryway instead shifted to the western side of the museum near the parking lot.

It's such a grand entryway but it needs a LOT of work. The frescoes in the upper balcony are crumbling away and that staircase seems to be on the verge of falling down the hill. It'll be so nice to have that area all fixed up.

$1.2M project to improve Dayton charter school campus

A Dayton charter school is preparing to start the second phase of a $1.2 million campus project, aided by state funding for high performing charters.

 

DECA Prep was awarded a $778,000 one-to-one match for the project at the 200 Homewood Ave. elementary school that will add 4,000 square feet of space and connect two existing buildings, said Superintendent Judy Hennessey.

Dayton Art Institute completes wing renovation

The Dayton Art Institute is reopening a wing today that has been under renovation.

 

The Berry Wing of European Art opens at 11 a.m. following gallery renovations, according to a press release from the museum.
