Former Dayton school complex poised for $35M redevelopment

 

The adaptive reuse of a former Dayton school received a boost Tuesday with the award of an Ohio Historic Preservation Tax Credit.

 

The $1.8 million tax credit will go toward the Longfellow School project — a proposed $35 million redevelopment of 245 Salem Ave. in Dayton's Grafton Hill neighborhood. Constructed in the 1880s and vacant since 2017, the former school complex is planned for rehabilitation as a senior living facility, a performing arts center and an "aquafarm."

 

The campus, purchased by The G.F. Bailey Company and Weyland Ventures last year, will be repurposed into a 150-unit community for residents aged 55 and older, and will be intentionally programmed as welcoming for the LGBTQ+ community and allies. United Church Homes Inc. (UCH), the senior living community partner in the project, has a long commitment to LGBTQ+ inclusive initiatives and a focus on providing safe and secure housing for older adults.

Exclusive: Developer reveals new residential projects, signs more commercial tenants for Dayton-area properties

 

The Commodore, a 10-story, 48,000-square-foot apartment building at 522 Grand Ave., was recently acquired by Windsor. The company's lead designer, Jason Dorsey, told me they're still determining what will become of the building. However, he noted there are possibilities for a residential component, a hotel, commercial space or a combination of these uses.

 

"We're still not sure what to do with the Commodore," Dorsey said. "But we're pretty sure it will be residential with commercial space on the first floor. Once we know for sure what they will be — whether residential or a hotel or commercial — that project will be huge."

 

Grafton Hill also is the site of another one of Windsor's projects. A two-story, 18,400-square-foot building at 240 Grafton Ave. will become a residential facility with 12 apartment units. Dorsey said these will be "large units" with a "mid-century, modern design." He said design work on this project has been completed, and demolition is underway.

Residents want developer to modify Longfellow school property’s parking plan

 

Some Grafton Hill residents are asking the group redeveloping the Longfellow school campus to modify its preliminary parking plan and try to make opposite sides of the site feel and look similar.

$14M project to enhance Salem Avenue corridor

 

A renovation project set at Salem and Grand avenues in Dayton will upgrade existing housing and add commercial space to the Salem corridor.

 

The $14 million project will transform Grand Place Apartments, owned by National Church Residences which acquired the property in 2017 for $800,000, according to Montgomery County records.

 

Grand Place Senior Housing LP is the developer.

 

The city of Dayton recently approved an agreement that greenlighted $2.5 million in funds for the job. The construction period begins Feb. 7 with work expected to be completed April 2024.

Dayton renovation project for historic district apartments gets boost

 

A project to renovate apartments in a historic district got a substantial boost this week.

 

The district is located near an area that’s already seeing major investments.

 

Commodore Apartments, at 522 Grand Ave. in Dayton, will be renovated in a $7.4 million project that will bring 43, market-rate studio and one-bedroom apartments online, according to information from the Ohio Department of Development.

Plan for hundreds of apartments, commercial space seeks key approval

 

A development planned in a Dayton neighborhood, which could bring hundreds of apartment units and thousands of square feet in commercial space, is seeking a key approval.

 

On June 13, the City of Dayton’s City Plan Board will consider Grand Rapids, Michigan-based Magnus Capital Partners’ rezoning request for the construction of 275,000 square feet of apartments and commercial space on 13 acres of land at 325 Homewood Ave. in the Five Oaks neighborhood.

 

The company plans to transform the vacant land into 260 multifamily apartment units, with the possibility of ground-floor commercial space in one of the buildings – which could total as much as 5,000 square feet, according to Magnus Capital’s letter to the board. In its application, the company said the commercial use along Forest Avenue would be “minor.”

Just freaking build it! The parts along Forest and Old Orchard look fine and reasonably urban for the neighborhood, so I have no real issue with shoving a big parking lot in the middle of that otherwise unuseably huge parcel of land.

Could be better, could be worse. I like that they are staying true to the neighborhood characteristic by putting 4-squares (8-squares I guess?) along Old Orchard Ave. I hope they have a brick or stone facade. The larger apartment buildings, let's be real, will probably be cheaply built and suburban looking. As long as they don't have exterior corridors leading up to the units, I guess it's OK.

 

IMO if I was in city leadership I would push for a dense 5-over-1 stick apartment block facing Forest Ave, greenspace on the back of the block including the tree line (good save by the developers), and parking on the back side of the tree line, no apartments excluding the 8-squares to hide the presence of the parking somewhat along Old Orchard and Homewood, brick clad of course.

A Dayton neighborhood could soon get hundreds of apartment units and thousands of square feet of commercial space as the planned development moves further.

 

The city of Dayton’s City Plan Board cleared Grand Rapids, Michigan-based Magnus Capital Partners’ rezoning request to construct 275,000 square feet of apartments and commercial space on 13 acres of land at 325 Homewood Ave. in the Five Oaks neighborhood. City commissioners will now consider the proposal.

 

This comes after the firm’s original plan was denied. The new plans, submitted last month, represent slight updates from the firm’s original application.

New Details: $80M apartment project in Five Oaks marches forward

 

A key part of an $80 million plan to bring hundreds of apartment units to a Dayton neighborhood gained approval from the city last week. Officials said they plan to break ground next year.

 

Dayton City Commissioners approved last week Michigan-based Magnus Capital Partners' rezoning request at 325 Homewood Ave. in the Five Oaks neighborhood. With the vote, the company now is in the process of requesting site plan approval. 

 

While the firm completes that process, Magnus Capital expects to bring 260 apartment units and approximately 5,000 square feet of ground-floor commercial space, totaling 275,000 square feet. The project currently is projected to cost nearly $80 million, according to Lori Pung, director of development for Magnus Capital.

Historic Dayton apartment restoration project receives $2M tax credit

 

A project to restore an historic apartment complex in Dayton just received a $2 million tax credit from the state.

 

The Commodore Apartments restoration project was granted this tax credit as part of the 32nd round of the Ohio Historic Preservation Tax Credit Program. The award recipients were announced Wednesday afternoon by Ohio Governor Mike DeWine, Lt. Governor Jon Husted, and Ohio Department of Development Director Lydia Mihalik.

 

The empty apartment building will be rehabilitated to once again serve as apartments, housing 43 market-rate studio and one-bedroom residential units. The project is estimated to cost $7.3 million. The Windsor Companies is spearheading the project.

$70M Dayton workforce housing project to break ground in 2025

 

With an influx of new jobs coming online within the next five years, the city of Dayton is preemptively planning ahead to accommodate and provide future residents with affordable housing options. The newest project will see over 250 units located north of downtown featuring a bevy of amenities.

 

A workforce housing development of approximately 260 units — dubbed HōM Flats at Forest — will land in Dayton in the upcoming years.

 

Michigan-based Magnus Capital Partners — a real estate development firm — plans to develop the HoM Flats at Forest at the northeast corner of Old Orchard Ave. and Homewood Ave. on a 13-acre site in the Five Oaks neighborhood.

Located in the Grafton Hill Historic District, this circa 1907 duplex was built by Joseph E Lowes and helped to represent the continued rapid expansion of Cincinnati's Mill Creek valley. The goal of this project is to restore it to residential use and create apartments units. The exterior of the building is in good condition needing only localized repair to masonry, roof, sill, lintels, doors, floors, windows, and stairwell support. Interior work includes extensive repairs to the floor and some structural work.

Ohio nonprofit takes next steps in $53M redevelopment of historic Dayton facility

 

An Ohio nonprofit seeks funds to assist in the redevelopment of a historic Dayton facility. Upon completion, the building will house 120-plus new living units and serve as an anchor site for an up-and-coming corridor in West Dayton.
