BEAVERCREEK — Several Greene County government officials who toured The Greene Towne Center mall's construction site on Monday came away impressed, saying it is already having an economic impact on the area.

 

"From what I saw, they have made great strides in developing what will be an entertainment center (with) shopping," Greene County Commissioner Ralph Harper said.

 

Mall officials invited three Beavercreek city council members, a Beavercreek Twp. trustee and county commissioners to tour the site at Interstate 675 and Indian Ripple Road to get an idea of how the construction is progressing, said Beavercreek Mayor Scott Hadley. The city council members and trustee and the commissioners toured at different times.

Sandwich shop plans Greene store

 

A Chicago area sandwich shop will belly up to the Dayton market this fall as Pot Belly Sandwich Works signed a deal to open in The Greene, the $181 million open air center in Beavercreek.

 

Pot Belly operates more than 100 locations throughout Illinois, Texas, Michigan and Ohio.

 

The average store is 2,200 square feet and employs 35 people.

BEAVERCREEK | A sign along Interstate 675, near The Greene construction site, promises the entertainment and shopping complex will open in August.

 

But for Miami Valley residents driving by, it may appear that none of the 14 buildings on the 1.1 million square-foot complex at Interstate 675 and Indian Ripple Road appears to be near completion. Three portable toilets sit in the center of the complex — where a fountain and park will go.

That tenant mix seems pretty strong for Dayton. I know nobody wants the same stuff as Columbus, but that is the way retailers pick locations.

 

If all the high-end retailers like Burberry don't want to go to one of the C's then why would they go to Dayton?

 

I am just happy they didn't build a power center with a WMT on that site. This is going to be way better, especially since Dayton hasn't had much in terms of loft apartments and offices.

 

But you are right about Funny Bone. It could be worse. It could be Shadowbox Cabaret or as I like to think of it: community theater with burn-out alternative types. Keep the drinks flowing.

Are you serious?  I like to shop and not one of these stores make me want to go to the the place.

 

This is going to be way better, especially since Dayton hasn't had much in terms of loft apartments and offices.

I'm sure that downtown places like The Cannery, The Cooper Lofts, The Landing, Lofts on St. Clair, The Merc, and St. Clairs Lofts blow away any so-called lofts that will be a part of The Greene. 

Other than her comment about "far off parking lots" the writer seems to be more or less correct...

BEAVERCREEK | — The city planning department has released names of seven more businesses that have applied for permits to join The Greene entertainment complex, bringing the number of tenants to 36.

 

The complex at Interstate 675 and Indian Ripple Road is to open in late August.

 

The new applicants are Caribou Coffee shop, Chico's clothing store, Children's Place clothing store, Justice clothing store, New York and Co., (fashion retailer), Select Comfort bedding, and White House Black Market clothing.

Cross Pointe movie theater to close Sunday after 18 years

National Amusements will open a 14-screen theater at The Greene in August.

CENTERVILLE — Sunday marks the last picture show for Showcase Cinemas Cross Pointe. The 12-screen movie theater at 6751 Loop Road will close after 18 years following that night's late shows.

 

Showcase Cross Pointe will be replaced by the new Cinema de Lux 14 at The Greene scheduled to open in August in Beavercreek. "All employees have been offered positions," said Wanda Whitson, director of corporate communications for National Amusements.

^ Is that the one you can see off I-675?  If so that is pretty sad since I don't think the two locations would overlap.  Beavercreek and Centerville while reasonably close, are different shopping markets and should be able to sustain their retail independantly.

Did anyone really think Crate and Barrel was coming to Dayton? They are not even in markets like Cincy and Louisville. I am glad to see a Cheesecake Factory and BD's Mongolian Barbecue. I think they are a step up for the Dayton area.

I wouldn't get so caught up with Crate and Barrel specifically...I think they are just trying to get the point across that there was a promise of more upscale retail stores that are new to the area...something that seems to be lacking based on the list of announced retailers so far, except maybe for a couple of women's apparel stores...but certainly nothing major.

 

Unfortunately, I'm sure the restaurants will be quite successful....Daytonians and area suburbanites will flock to them like lemmings, forgetting about their locally owned restaurants--imho, places that are much more likely to have better food and keep any money spent circulating within the local economy, not sending the profits off to corporate.

I live about 5 miles from where this is being built, and I have to say the tenant list has been pretty lackluster when it comes to retail. Yeah, there are some high end fashion retailers for women, but other than that....it's been a wash. I do think they have some great restaurants coming...but I also like to local places just as well, though I have to admit I'm a big fan of the Cheesecake Factory.

 

I think a lot of this will be cleared up when they announce the remaining tenants for phase 2. Based on what the developer told the Dayton Business Journal in last months article, which was:

 

Steiner remains in negotiations with other potential tenants, and the company will announce more for the first phase. In addition, Rosenberg said he looks for the company to announce the second phase tenants before the end of this year.

 

"I think you're going to see more retail in the second phase," he said.

 

The mix will focus heavily on fashion and home-improvement stores, he added, many of them high-end stores.

 

"I think phase II, when it's completed, will establish The Greene as the fashion area in all of Dayton," he said

 

So based on that...I'm hoping we at least get a Pottery Barn. ;-/

 

Otherwise why go to the Greene when I can shop at J crew, Banana Repubic, A&F, Williams-Sonoma...etc. etc. at the Fairfield Commons, which is only 5 minutes away from the Greene....oh yeah, that's right, the restaurants....I have a feeling that is going to be the Greene's saving grace.....I guess we'll wait and see.

 

I really do hope the Greene does get some wonderful tenants...it looks great!

Though it garners most of its attention for the new merchants it brings to Dayton, The Greene also will inject another 100,000 square feet of class A office space into the regional market.

From the The Greene's website...an updated list of tenants. Steiner did a good job with eating establishments, but REALLY dropped the ball on retail (though he says what everyone is looking for in coming in Phase 2....I guess we'll see) In the meantime: No H&M, No Urban Outfitters, No Crate and Barrel, Not even a Pottery Barn?? Oh....but what the world needs is another Lane Bryant?? Come on. I'll be doing my shopping elsewhere

I have heard that this project is behind schedule.  Pantera Bread  :wink: has been pushing their opening of this store back and was planning on opening this location before their Calhoun St. bakery/cafe.  However, it now seems that they might flip flop the two openings around....Calhoun then Greene.

When Jokers Comedy Cafe, 8900 Kingsridge Drive, closes its doors at the end of the month it will truly be the end of an era.

 

The locally owned establishment has been presenting stand-up comedy south of town since the late '80s but all that's changing with Jokers' upcoming merger with the Funny Bone.

There will be major changes, but thankfully for area comedy fans much will stay the same. The national chain is opening a 350-seat venue at The Greene in Beavercreek in early September and it will be run by Jokers owner Lisa Grigsby, who is bringing her staff with her.

 

That's cool atleast.  Jokers was a suburban comedy club anyways so seeing it basically move to The Greene isn't exactly "sad."

^ I disagree, it is moving from an older mall district to a newer one.  While this is by no means an end to the Dayton Mall shopping district, it will be the beginning of the reshuffling of stores in the region.  That seems to be all that happens anymore.

 

First the Showcase Cinema, now this...  The Greene is becoming just like I predicted, a leach of other neighboring shopping districts.  There is too much retail along the I-675 corridor ...  while there is hardly anything in north or west Dayton.

In Jokers case, I totally disagree.  The location of Jokers was horrendous and moving to the Greene from behind the Dayton Mall is just natural.  If anything, this supposed "shift" is going to balance out the Dayton and Fairfield's dominance over the metro. 

 

And Showcase Cinema Cross Pointe shifted towards the Dayton Mall, not the Greene.  Thus, if anything, Cross Pointe felt the Dayton Mall's "wrath" moreso than a bootleg Easton on Indian Ripple Road.  The Greene is just putting one of those DeLux Cinema things in.

 

But what IS going to be hurting is Fairfield Commons, if this Greene thing really takes off.

How's that the case?  I probably agree with you, but I guess I'm just not seeing what you are saying with Cross Pointe shifting towards the Dayton Mall.  The Cross Pointe location's closing coinsides with the openning of the location at the Greene, not the openning of the Dayton Mall location that openned a few years ago to replace the theater that was part of the Dayton Mall.  Granted, I'm sure each of the two newer theaters alone had/would have quite an impact on business at Cross Pointe, but it seems like the new Greene location is the nail in the coffin.  Also, National Amusements-owners of Showcase-has owned the land that the Greene is being built on for the last 10 years or so, so really this has been all a part of their plans for some time now.  And we can blame then for the whole Greene project.  :-)

 

The Greene is just putting one of those DeLux Cinema things in.

Based on what has been annouced so far, I don't think either mall has much to worry about yet.  Restaurants might be another story. 

 

Well, Showcase Dayton South was built with the intent of closing Crosse Pointe.  We all knew it was going to close after they built it.  DeLux just put the nail in the coffin, in all honesty, but wasn't the actual coffin.

Von Maur will anchor Phase II of The Greene

Clothing store sometimes called the Nordstrom of the Midwest. Second phase to open in fall 2008.

BEAVERCREEK | Developer Steiner & Associates is announcing today that clothing store Von Maur — sometimes called the Nordstrom of the Midwest — will anchor Phase II of The Greene, slated to open in fall 2008.

 

The first phase, at the corner of Interstate 675 and Indian Ripple Road, is scheduled to open Thursday.

 

"We believe that Von Maur will be the fashion department for the Greater Dayton region when it's built," said Steiner president Barry Rosenberg. "We think it's going to raise the bar. We can emphasize that it is the anchor for Phase II."

The Dayton Mall Area. Hmph.  In some ways it mimics a traditional downtown.  There is the "Main Street" with all the name brand retail and department stores (the mall proper).  Then there are the secondary streets which used to have the minor retail, cheap hotels, discount places, cheap theatres, and short-order lunchrooms and bars and such.  Thats what Kingsridge and OH 725 and Springboro Pike are in relation to the Dayton Mall...where there was Jokers.  That strip has fast food places, the second run theatre (Danbury Dollar), pool hall, things like a dancewear and carpet shop, Click Camera, and so forth.

 

So its a lot like an exploded version of a traditional downtown...an exploded unplanned version....

 

Whats happening in the Dayton Mall area though is decline....there are more vacanys in these peripheral retail areas...the empty former Borders, the empy K-Mart, the soon to be empty Jokers, and so forth.

 

I'm thinking the Dayton Mall area will be going into a slow decline as The Greene and the Fairfield Commons area will be the new retail centers for the region.

And all those new northern Warren County residents will have to pass by the Dayton Mall to get to The Greene and Fairfield Commons. 

 

I think what will be really telling for the Dayton Mall area is what the big box retailers do....will they start flocking to the area around the Greene?  And if so, do you really need a Best Buy at Fairfield Commons, The Greene, AND the Dayton Mall?  And then throw in the retail mess at Wilmington Pike and 675 into the mix.  With all this new retail space at the Dayton Mall and The Greene coming online, vacancies are only going to keep going up.  As it is now, there is a relatively new large strip mall accross from Fairfield Commons that is pretty much empty (Dick's (moved into the mall), Rhodes Furniture (closed), Phar-mor (Closed)).

 

Also, with Ikea locating in West Chester, I only see that area growing with retail.  So who knows what, if any, impact that will have...especially for Warren/Butler County shoppers.

I think we are seeing an "African-Americanification" of the Dayton Mall area.  Since the Salem Mall closed, many African-Americans have been traveling out to Miami Township to go to that retail corridor rather than the "out of the way" (meaning, not on I-75) Fairfield or Greene.

 

Basically, to be blunt:

 

Dayton Mall = The new Salem Mall

Fairfield Commons = the 80's Dayton Mall

The Greene = The bitchslap of all bitchslaps

yeah good call on that, ColDayMan.  Also, Fairfield Commons and The Greene don't have RTA service.

BEAVERCREEK | Developer Yaromir Steiner believes he has a partial solution to the area's job-loss problem.

 

The owner of Columbus-based Steiner & Associates development firm said The Greene town center, his latest project and the Miami Valley's newest shopping destination, could help reverse the area's job-loss trend while giving it a $392 million economic boost when it opens at 10 a.m. Thursday. The entertainment complex — it's not a mall, Steiner said — is at Interstate 675 and Indian Ripple Road.

LOL, Easy ColDay...isn't the Dayton mall building a large expansion and renovation? 

Sure, but it's still going to be a big service for the black folks from the west and northsides.

So here is a question, maybe we should start a new thread. There is still a decent amount of residential growth in the northern suburbs..aka vandalia,northmont area,troy, tipp city. Is there enough residents and money to support a small retail area.. a la Anderson towne center in cincy?

 

I think that a smaller Lifestyle center could attract people from some of the northern regions in darke, preble and mercer counties…what do you think? Is Dayton already over-saturated? Where would it be placed if it were to be built? (my vote would be at the new interchange in Vandalia/butler township(restaurant row) or maybe in tipp city or Troy.)

Can northern Dayton support a mall?  Of course.  The problem is location.  I say if you are going to build a mall in northern Dayton, build it at I-75/70 interchange or atleast near it.  Hell, you got 300,000 people underserved.
