Oh wow, it looks like I’ve carried on a UO tradition of sorts then! 😂 Thank you so much for the information! It blows my mind that a different developer hasn’t taken over and finished the property at some point over the last few years, considering how much concrete and steel work has already been completed.

An article was posted in Columbus underground in February of 2021 called Hundreds of New Units Approved at Busy Commission meeting which referenced this property. Briefly, the article said a new plan from JDS was approved for the site. 
 

Another article was posted in Columbus Biz First in June of 2020 called New Developer Wants to Take Over Abandoned Harrison West Project, which said JDS wanted to buy the property and scrap the bottom level retail idea and make it all apartments.

 

I can’t get my phone to input the links to the articles but a quick google search will find them. Pretty sure I’m the absolute worst millennial in all of existence when it comes to technology, so this is probably a user error on my part. Sorry for the extra steps

The buildings at the southwest corner of King and High are boarded up and the site is fenced. We might see demolition soon.

It’s still there but parts have been removed. 

King and High Building Will Not be Saved

 

Demolition will begin this week at the corner of King Avenue and North High Street, including the small service station that a local preservation group had hoped to save from the bulldozer.

 

Columbus Landmarks spearheaded an effort to find a user for the building, which has occupied the spot for nearly a century. The organization obtained a commitment from Subtext – the developer of the seven-story mixed-use project planned for the corner – to pay for the relocation of the building, but in the end ran into structural issues that couldn’t be overcome.

Thanks for the update! I’m trying to remember. The facade of the corner building is supposed to be preserved, correct?

I think so, along with the townhouses to the west with the angled facades.

I never realized that the corner commercial building wrapped around what looks to be a residential building. It was hidden from the street. I imagine that will also be removed to allow for the new construction leaving only the corner building.

I think the townhomes on King are also being demolished - in the photo above you can see an excavator taking chunks out of the back side of the building. I can't remember if those facades are being saved or not.

This photo is from the CU article about this project being approved. It looks like the facade is staying.

The townhomes were also demolished. Perhaps the new build will include a façade similar to what was there.

Demo work for the future King and High development appears to have completed, and the digging has begun here as well.

Noticed a hot yoga gym would be going into Makley Place called HotWorx. HotWorx posted some progress photos on insta of the inside and included this one of the patio. I still can’t tell if these patios are for the ground floor tenants or if they’re for the residents… but odd to have a patio for a hot yoga gym lol. 
 

I will say, feels like a miss not to have them connected to the ground floor retail spaces. I think one retail space even has a garage door connected to the patio. 
 

I only have driven by this, so might just take a walk by there sooner or later

Walked by today and looks like the patios are both connected by doors/a garage door to the leasing office. The retail spaces aren’t connected to either. 
 

So strange.

The building at the corner of King & High has been demolished. I noticed over the last month the outer skin, or veneer, had been removed. I wonder if they found the building had structural issues and they’re just going to rebuild it and use the salvaged brick? The vantage point is King just west of High looking southeast towards the Kroger.

That’s actually just a common method for incorporating the historic facade into a new building- carefully deconstructing and documenting the existing facade so that it can be put back up on the new building. The Hampton Inn across from the convention center was built in a similar fashion.

Yup, that’s true. I was involved with that project back in 1997 or so. There are strange window locations in some of the hotel rooms because the new floor plate didn’t always align with the old floors.

Makley Place, the 5 to 6-story mixed-use complex at 210 W. 5th Avenue is now welcoming residents and commercial tenants.  According to the below linked article, the 140-unit apartment building is about 90% complete and is wrapping up construction, while 44 Makley condominiums are currently rising behind the apartment building:

Oh thank god! Campus has lost a couple tower cranes over the past few days so it’s great to see the supply being replenished in a timely manner.

Earlier we were discussing what it's going to look like around here by summer...  If you take all the projects currently under construction and add all the projects about to get underway, then take all the current road construction and add all the infrastructure projects (The City of Columbus has at least 87 projects ready to go) that the Biden Infrastructure Law will fund, the entire city is going to basically be one big construction site!

 

We cannot wait to see what this place looks like in 6 or 7 months!!

I had never realized how big the Founders Park development is, until I drove around it today. Most of the SFH appear to be wrapping up construction and the second row of townhomes is now coming up.

The single family homes look lovely. I am afraid to ask about how much they will be selling for though.  I can't see much regarding color but I can see they at least have some tweaks in the rooflines and gables and all to have some variety and they have that nice older "sturdy" look to them. I am sure they will look great when the landscaping fills in.

I was in shock seeing how much they wanted for the for sale units in the Quarry Trail development. I’m not even going to look these ones up. 😂

I looked up some of the townhome units....*sigh*.  A mistake. I don't want to know about the SFH amounts.

The SFH start at $722K at around 1900SF.

Italian Village developer Kevin Lykens moves forward with redevelopment of Harrison West pipe organ factory

“Veteran Italian Village developer Kevin Lykens is moving toward a fall construction start on his redevelopment of a former pipe organ factory. 

 

The Bunn-Minnick building, which manufactured and restored pipe organs at 875 Michigan Ave. in Harrison West, closed in 2018.

 

Lykens, owner of Lykens Cos., wants to turn the old factory into apartments. The historic building will have 27 units and a newly built building behind it will have 28 units. There will be a mix of studio, one and two bedroom apartments. Lykens expects the project will cost about $12 million. 
 

Columbus City Council approved the rezoning for the project in 2021. Lykens said he's still waiting on permits for the original building part of project, but expects to hear back within the next month or so and break ground this fall. Lykens bought the site in 2018, according to the Franklin County Auditor.”

Didn’t even know about this project. It would be awesome if they could transform like 10-15 other old factories into apartments like they did with Wonder Bread. Love the way those loft style apartments look.

Nice to see that property get some new life, and a full transformation at that. The last thing that it housed was a failed charter school. Apartments are definitely a better use for it.

 

Now if only someone would do something about that unfinished eyesore at 840 Michigan. It sticks out like a sore thumb in a neighborhood that has seen so much new investment during the past decade.

It just makes so much sense. Turn the old factories into super cool loft apartments or condos and manufacturing can move into the new style manufacturing building that are designed for efficiency and to maintain cleanliness way easier than these old buildings that require an insane amount of upkeep now.

I love The Fort building on south high, but damn I wish they turned some of their units into apartments or some for sale units. It is such an amazing building and the space is huge.

It’s really surprising to me no one has bought that property up and finished construction, especially with how much more expensive materials have been—half the material is already there.

There was never a building permit from a year ago. This is current.
