Interesting. Yeah, it’s all from this year. If it’s following the same plans for the original build, I guess it wouldn’t be going back to the commission for any zoning approvals, so it was easier for this news to stay under wraps. 
 

I’d be happy to finally see this get completed.

It’s back before City Council in a couple weeks to amend a variance. Sounding more likely this is going to resume soon.

Fun, minor update you might all find interesting -

 

A local couple is renovating the Harrison House and will be featured on Magnolia Network for the renovation. I haven’t noticed much progress on it in the last year, but their Instagram (@beginninginthemiddle and @theharrisonguesthouse) is showing the started some major updates today. I screenshotted two from their story, but they have a few more if anyone is interested.

I don't understand, are they changing the building's use? Will it no longer be a bnb? Otherwise, what would trigger the need to construct a new stair

It’s still going to be a BNB. I think it just needs to be brought up to code:

I'm guessing it was likely grandfathered in under the old owner. Once ownership changes those grandfathered items now have to be updated.

Sounds like they’re adding a few new rooms too:

CBF ran that story almost a year ago. Back then, the couple was hoping to have the B&B reopened first half of this year 😬

Elevator core is at its full height and the carpenters have started. It’s weird but the height of this building and the new one on 7th will make the Kroger parking lot appear smaller.

Hopefully one day, Kroger sells that building and parking lot. Then comes back as the anchor tenant for a 10+ story right there.

I wish there was a bit more in the way of some brighter colors. Maybe some good ole cbus orange/red brick?   But it all looks good and high quality.

Yes. It’s opening was announced a couple months back. It’s the first urban Chili’s I’ve seen.

I've seen a couple articles about it and I haven't seen anything to suggest that it's just take out.  As far as I can tell, it will be dine in also.

Stopped at Kroger on my way to work. The 2nd level of framing is up. It’s amazing how much this minimal height changes the feel of the parking lot. It already feels more enclosed. Basement excavation was ongoing at the project north of 7th. This will further enclose the area.

“The former APCO Siding Company building at 815 Michigan Avenue has been demolished and will be replaced with a 33-unit apartment complex.
 

The development was first proposed back in 2016; it was presented to the Harrison West Society that summer and approved by Columbus City Council in November.
 

Tim Price, President of the Harrison West Society, said that he also expects work to resume soon on a long-stalled project just up the street, at 840 Michigan Avenue. Construction work started at that site in 2017 but stopped due to financial issues after two stairwells and some framing had been completed. 
 

The fenced-off parcel has sat frozen in time ever since, but a different developer (JDS Companies) received council approval in 2021 to resume construction at the site. The approved design now calls for a 54-unit apartment building with a first floor lobby and parking for 41 cars.”

Good. Perfect place for infill-we need more like this all over the city.

New Verve branding is up around the King and High development. Looks like it should be topping out soon.

Rents at the Verve are around $1,750+ for a one bed…that’s crazy for Columbus. 

They are fully furnished 'with 55 inch tv!' and potentially, fully utility incorporated. I remember seeing that on a new build somewhere but don't remember where. Plus pool, plus fitness center, plus dog park, etc. 

 

I think once you add in some of the additional cost, plus the 'student housing' inflator, it's not as drastic. Student oriented housing also tends to penalize single units in the form of paying a much larger premium for that space. The Wilson charges per bed. So your 2 bedroom apartment is 1300 per person. 

 

Their market is definitely going to be the kids with plenty of money, or student loans, that want that hybrid college/short north life. OSU demographics are increasingly affluent with half of the students coming from top 20% income households. 

 

Hubbard Park Place is 2k for a 1 bedroom unfurnished 

 

The Luxe is 1700 for a 1 bedroom unfurnished.

 

The Luxe Belle is up to $1900 for a 1 bedroom furnished apartment

 

The new 8th and high is 1500 for a studio. 

 

 

Edit. I should say, this isn't to say it's not expensive. Just that it's not too far out of what already exists. But when supply significantly lags demand, developers get away with more.

I know we talk about urban groceries alot, but even in big cities, they are rare, not unheard of or impossible, to be fully integrated into mixed use, or if they are, the mixed use is not above the retail so this is exciting and buzz worthy.  Retailers do their best to stray away from them if they can. [Waits for list of groceries in apartment buildings in big cities to prove me wrong lol] 

 

I know that Lidl is really focusing on mixed used incorporation as well. Would be awesome to see them swoop in and take up that charge downtown or Franklinton.

Rehab work on Lykens’ pipe organ factory project has started. In typical Lykens fashion, it could be awhile before we see the new addition break ground lol

Brick is being laid on the part of the King & High building where the Hippie Hut used to be. I wonder if this brick was salvaged from the original building?

It could be the sun but that doesn't even look like the same color? The original was like a golden yellow, that looks pretty red?

It's the photo. I tried to get a good look at it the other day and the color is the same as the original and the texture of the brick is also more coarse than most new brick. I'd say there's a very good chance it it original brick or at least, a pretty good match to the original. 

 

The other factor is the original building had red Mortar on a light colored brick and the new mortar is still pretty red given its newness.

You can see the masonry is reused when you start to look closely. It's looking quite sharp.
