She is the one who brought up the 27 letters. *ok I do agree that it is ugly and bulky on the south side of it after looking some more at the CU article pics. They complained about the height and got an ugly rendering in return. The commissions need to stop crying about height and just work on the look of the building. They should have zero say in how tall a building is along high street.

I will say, its not as bad as round 3(?) where it was a blank box but... yup this is about what I was expecting. Architectural hodgepodge because NIMBYism. Overview 11 stories down to 7 stories, Height will cap at 72' (as zoned) 306 units down to 172 units

October 18, 20204 yr Goodness, it gets worse with every proposal. I'll admit I sort of like the colors and general design better, but the way the tallest parts come right up over the old facades on High looks way worse than the older proposal. Plus, RIP the townhouses on King. It doesn't look horrible, but they need to just accept the proposal and be done with it at this point.

I have to say, I prefer this treatment of the townhomes along King over some past iterations but yea, thats about it. I think it's all just kind of a watered down box again. Personally, the UARB has really just been ridiculous with this project. Anyway, enjoy!

I actually really like this latest version specifically because of the way it integrates the existing buildings. Hopefully it gets the green light - this poor proposal has definitely been through the ringer.

It’s not great, but not horrible. 7 stories is a shame for that corner and I would agree the UARB has ruined this.
April 8, 20214 yr I stumbled upon this project and hadn't seen it mentioned here. Back in September, there was a proposal for 875 Michigan Avenue from Lykens to convert the existing building from offices to 27 apartments. Additionally, a new 28-unit apartment building would be built behind it. I haven't been able to find any renderings yet. Apparently, this project was approved today. It was in today's city commission agenda. https://www.columbus.gov/bzs/zoning/Development-Commission/ The current 1920s building that would be renovated and the lot that would contain the new building. Still not sure why every building has to have 8 different materials and pretend like it's not a massive building... It'd be nicer if they two black boxes at street level responded more to the historic masonry of any of the adjacent structures or incorporated facade, at least in their detailing if not in color

July 6, 20213 yr When I was in Columbus in May I was truly struck by just how massive the Founders Park development is. The fact that the hotel portion comes right up to 315 was interesting to see. While not the best laid out project in Columbus, its presence is definitely felt and I feel it should contribute to the overall streetscape along this area of West 5th.

It would not be as bad if they put some $$$ into some more mature trees and landscaping in the front. It looks like that will not be the case. Something like what they started off with landscaping wise along Gay in Neighborhood Launch can really help new development. But I guess they don't want to spend the $$$ for that. What in the world is that covering on the lower 2 floors? I can't figure it out? I am glad they are saving the facade of the corner building and hopefully moving the little gas station(would make a great diner somewhere). It looks decent from the alley also.

OK thanks for clearing that up. Interesting that there are no balconies, but it appears that the rear end facing the alley will have some activated roots given the greenery shown(and if that is part of the plan they should be made to stick with it). I wonder how many beds there will be total in the 153 units? It does not look that bad at all to me and I like the way they have done the massing towards the back. It would have been nice if they had balconies or something for some of the units on the strip of the corner building roof whose facade is being saved.

The site occupies a piece of land along the Olentangy River that was once a Battelle parking lot, between Third and Fifth Avenues. The northern edge of the development is the farthest along – a new Hyatt House hotel opened at 633 W.
