Wagenbrenner Development also has a project website for their Harrison Park infill development.  It is located here.  Their website contains an nicely descriptive aerial that puts this Harrison West development into context with the surrounding city:

Notice of a proposed new 3-story, 144-unit apartment development in Harrison West was posted by heresthecasey at Columbus Underground.  It appears that it would be located one block southeast of the 3-story Harrison Park Flats condo development built in the mid-2000's by Wagenbrenner and two blocks southeast from the recently finished 4-story Harrison Park Apartments (pictured above) also built by Wagenbrenner.  The proposed 3-story apartment development would be located across Michigan Avenue from the existing 2-story Alexandria Colony Apartments. 

 

It appears that the proposed 3-story apartment development would replace two 1-story office buildings and their surface parking lots on the development site.  Below is the project information and location map that was posted at http://www.columbusunderground.com/forums/topic/144-unit-apartment-development-proposed-for-harrison-west-michigan-at-buttles.

 

The developers of the Aston Place project in Victorian Village are now proposing a 144-unit apartment complex in Harrison West.  The site is bounded by Michigan, Thurber, and Buttles, and currently houses two commercial buildings and surface parking.

 

The apartments would be distributed in 7, 3-story buildings, with approx. 20 units/building.  The plan has been presented to the Harrison West society twice already, in October and November, and a vote will be taken at the January meeting on whether to recommend that City Council approve the site's rezoning for the project.

A little more about the proposed 3-story, 140-unit Trotter's Gate apartment development in Harrison West.  CU's discussion thread about the project at http://www.columbusunderground.com/forums/topic/144-unit-apartment-development-proposed-for-harrison-west-michigan-at-buttles/page/2 has nice phototour of the existing buildings on the 3.4 acre site - mostly 70's-style single-story office buildings with surface parking lots.

 

Also from the above linked CU discussion thread, apparently the developer has cleared its variance request with the Harrison West Society by reducing the number of curb cuts from 8 to 4, and by adding 1200 sq. ft. of retail space to the project.

Construction is set to begin soon on a 144-unit apartment complex in Harrison West.  The development — dubbed Trotter’s Gate in homage to the US Trotting Association offices that have occupied the site for decades — will consist of six three-story apartment buildings as well as a clubhouse, swimming pool, and about 1,200 square feet of retail space.

 

The project received approval and a letter of support from the Harrison West Society in February, but developer Snyder Barker Investments and their partners just closed on the three-and-a-half acre site last week.  The area to be developed is bounded by Michigan Avenue, Thurber Drive West and Buttles Avenue.

Work going on at the Trotter’s Gate development. I think the first building is retail, although I never did see a site plan for this. The rest of site has activity all over it. I bet the apartment buildings will go up fast.

Big news for my 'hood. Word is it'll probably be mixed used commercial and retail, with a retail strip along 5th. Obviously that could change though, this is a long way off.

 

Crazy that this whole plot was a neighborhood for most of Columbus' history until Battelle bought it all up in the 70s or 80s or something.

^ Great news! That has the potential to add a lot of new residents and activity to the area. I agree it'd be nice to keep some of the green space currently there as well.

 

I'd also imagine Battelle will have to develop one or more garages on their northern lots to accommodate for the loss of parking. Exciting times ahead in Harrison West!

That really is outstanding news!  This Battelle-owned land immediately south of their main campus always seemed like "excess land" for their purposes.  Battelle is an amazing local success story and a very community minded organization.  I'm pleased to see them returning this part of their organization back to the community.

Battelle Planning to Sell Excess Land in Harrison West for Future Mixed-Use Development

 

Battelle Memorial Institute has long been a community anchor and major employer in the city of Columbus.  While its campus south of The Ohio State University is no doubt a landmark for the neighborhood, much of the property it controls in the area has never been fully utilized by the organization.  However, that should be changing soon – as Battelle recently announced its intention to sell the excess land it owns south of W 5th Ave, bordered by Perry St, W 3rd Ave, and the Olentangy River.

 

The approximately 20 acres of land being put up for sale currently includes several large surface parking lots, a small industrial storage building, a daycare center, and two green spaces – one at the property’s southern edge along W 3rd Ave and another smaller strip on W 5th Ave east of Perry St.

 

Preliminary discussions between Battelle and the city indicate a preference for mixed-use development that maximizes the value of the land, focusing mainly on either residential or office space along with the possibility of retail on W 5th Ave.  One use that isn’t likely to be proposed for the site is a hotel, many of which have been developed nearby along Olentangy River Road in recent years.

Business First has a report about the Battelle Institute looking to sell some of its excess property south of its main campus.  Not much different than the previous Columbusight.com report from last month about this.  But it did include an interesting aerial that shows this property in context with the Battelle campus (and the OSU Medical Center a little further north):

I hope the city is able to acquire the greenspace at 3rd Ave, but I think people are letting their fears get the best of him. The majority of the property is a sprawling parking lot and redevelopment of it is great news for the neighborhood.

I always find stuff like this ridiculous. Harrison Park is only a couple of blocks away and Harrison West Park is a block away. I think it's more people who like their neighborhood but are afraid of more people moving in and changing things.

I saw that "sexy Trotters Park" ad over at CU!  More appropriate for the Benchmark Apartments at Kenny & Henderson (across the street from Kahoots).  hehe

A local developer wants to build an extended-stay hotel in the heart of the Harrison West neighborhood.  Mulberry Design & Build plans to erect the four-story, 26-unit building at 840 Michigan Ave., at the northeast corner of Michigan and Buttles avenues.  The one- and two-bedroom units would feature full kitchens.  The building also would offer 1,638 square feet of retail space, which could include a small restaurant.

 

It would be a boutique hotel, with monthly rates of $1,800 to $2,000, according to the Harrison West Society, which reviewed the project in August.  It expects to draw people from nearby employers such as Ohio State University and Nationwide.

Three stories would be on top of a parking deck.  The building would have a roof terrace with a view of Downtown.  The site now has a vacant 6,720-square-foot office building built in 1962 that would be demolished.  The developer is asking the city for zoning variances to reduce the building setback from 25 feet to 9 feet along Buttles and to 14 feet along Thurber Drive W., while reducing the required parking spaces for the retail space from seven to zero and eliminating a loading-zone space.

New Condos, Storage Facility Proposed for Harrison West

A new proposal from a Florida developer calls for demolishing the APCO Siding Company building at 815 Michigan Avenue and replacing it with six three-story residential buildings. A total of 33 for-sale townhomes would be accommodated on the site, with below-ground garages and some surface parking providing space for 66 cars.

 

The new project, which would sit directly across the street from the 144-unit Trotters Park apartments, is scheduled to go before the Harrison West Society on June 15th. Also to be heard at that meeting is a proposal from Short North Storage, LLC to build six one-story storage buildings directly to the west, at 555 Buttles Avenue.

250 New Apartments Could Be on Tap for Harrison West

 

More apartments could be coming soon to the western edge of Harrison West. Developer Michael Schiff of Schiff Property Group is in contract to buy the seven-acre Superior Beverage site at 871 Ingleside Street.

 

Schiff told Columbus Underground that he is working with Scott Pickett to acquire the parcel, which sits at the western edge of Buttles Avenue. Schiff and Pickett were also partners in Trotters Park, a 144-unit apartment complex built on 3.4 acres at the southeast corner of Buttles and Michigan Avenue.

Battelle nearing sale of 19 acres in Harrison West, with housing, retail and a hotel under discussion

Redevelopment plans are moving forward on a big piece of land in Columbus’ Harrison West neighborhood.

 

Battelle Memorial Institute, which is selling the 19-acre site between West Fifth Avenue and West Third Avenue to an as-yet undisclosed private developer, has notified customers of its Battelle Discovery Center that the day care will close next September as construction is expected to get underway.

Also from the article, the Harrison West Society reported this at their August 17th meeting the following: 

 

"Battelle – met with Waggenbrenner on potential final agreements on development.  Battelle negotiating between waggenbrenner and someone else, no decisions have been made.  Proposal includes expanded parkland along river, potential hotel, large retail space (gourmet grocery with café), large parking garage wrapped in residential with apartments, single family townhomes (these extend to third and take up the greenspace).  Our feedback was we won’t give up the greenspace.  Month or so before we have a real proposal in front of us.  Battelle will be coming to the meeting in October maybe.  Battelle indicated we would need an ad hoc committee to deal with the park space."

Waggenbrenner seems like an obvious for this site, based on their work with Harrison Park and Gowdy Field. They understand that sub-market and how to work with the neighborhood/society. Plus they build good product.

As Battelle considers proposals for a good chunk of property near its Columbus campus, the latest idea would focus on retired Ohio State and Battelle employees.  But the Slane Company, and the former OSU trustee who runs it, may have come to the game too late.

 

Gahanna-based Slane is pitching the $200-million concept to Battelle, which wants to sell 15 acres just east of the Olentangy River so it can invest the proceeds into the Battelle campus.  Slane's proposal calls for:

  • 380 apartments for retirees, including 80 assisted-living units

  • 200-room hotel along W. 5th Avenue

  • 128-unit market-rate apartment building

  • 3.5-acre park at the southern part of the property (Harrison West residents had wanted to see some of the land preserved as a park)

Wow. What a seriously awful proposal. It (thankfully) sounds like Battelle has no interest in choosing this developer for the project.

What's so bad about it?  It sounds better than a grocery store and Harrison West North of The Circles.

JMHO, but:

 

- It's not dense enough and doesn't take advantage of the site's full potential

- It's not real mixed-use development, (site is divided into several segregated, independent, single-use zones)

- It's not real urban development (massive setbacks on all sides of each of the buildings, no connections between)

- Leaves too much wasted space in general, and too much open green space on developable land

- Doesn't restore the street grid

- No commercial included (office or retail)

- Developer is attempting to exploit political/personal connections to get the project outside of the established RFP process

- Developer has no prior track record of dense, urban, mixed-use development

- Developer seems to have no understanding of the site as a true urban neighborhood, only sees potential for a "college town"-style "Disneyland for adults" 

JMHO, but:

 

- It's not dense enough and doesn't take advantage of the site's full potential - Looking at the rendering it seems to do exactly that, putting a few hundred bedrooms onto the site.

- It's not real mixed-use development, (site is divided into several segregated, independent, single-use zones) - Yes, it is primarily all residential but can 5th handle more traffic without being expanded? It does integrate a hotel which could feature a restaurant(old school I know but look at the Hilton).

- It's not real urban development (massive setbacks on all sides of each of the buildings, no connections between) - Maybe I'm missing something but for the footprint I believe it will a lot more dense and less set back than you're assuming.

- Leaves too much wasted space in general, and too much open green space on developable land - Battelle said they want a park integrated so I'm not sure where else in the rendering you're seeing too much green space other than the park.

- Doesn't restore the street grid - ??? don't really get this or how Wagenbrenner's proposal is going to do that either, the site dead ends into the river and is pretty small as is.

- No commercial included (office or retail) -  What is the need to constantly have office and retail, have you looked at the size of Battelle?

- Developer is attempting to exploit political/personal connections to get the project outside of the established RFP process - I think it's actually a very unique vision, now the approach to get their proposal looked at could've been better but nonetheless I think it is something more unique and out of the box than anything Wagenbrenner would've proposed.

- Developer has no prior track record of dense, urban, mixed-use development - Not always a bad thing!

20 Acre Mixed-Use Development Planned for Harrison West

 

After months of anticipation and speculation, plans to redevelop a large surface parking lot near the campus of Battelle have finally been unveiled. Battelle is selling the property to a development team led by Wagenbrenner Development and Fortress Real Estate.

 

The project, revealed at a community meeting tonight, calls for a mix of office, hotel, apartment and for sale homes on the 20 acre site located between Fifth Avenue and Third Avenue in the Harrison West neighborhood. Additionally, much of the existing green space on the southern end of the site will be preserved, and additional park land will be made available for use along the Olentangy Trail.
