Yeah, I really don't like the development, but I thought it being that close to 315 was kind of cool.
February 11, 20205 yr Quick project update for King & High I was able to make it to the commission meeting last month, was hoping some articles would come out about it but since not... I wanted to fill you all in. Short answer, it's still a no from UARB. Long answer, here's a bullet point rundown... - Portion will be "co-living" to reduce rent. Shared common spaces with private rooms, similar to pieces of Gravity II. - When asked, CDG said project will not cast shadows on any existing properties that the current buildings don't already. - UARB said height variance is "major ask" and they cant support it, CDG said the tallest portion now only covers less than a quarter of total project and rest falls under 72' zoned height. - UARB asked CDG to consider reducing project scope, says height overwhelms existing historic properties. - UARB asked why there is a High St curb cut, CDG said city traffic and planning requested this, UARB asked CDG do full traffic study because they don't want to see curb cuts on High. - UARB asked what will become of old service station, CDG says it will be partially restored for garage entrance but not wholly retained. - UARB asked CDG to contact/work with Kroger and see if service station can be relocated across street to Kroger property as a way to honor history of neighborhood. - UARB asked CDG to host neighborhood meetings to find solutions with surrounding property owners and residents. - Residents and UARB state they fear High and Wall St traffic will be overwhelmed by project. - UARB was upset current structures have deteriorated under CDG ownership, mentioned they will be against any necessary demolitions. - UARB was hesitant to allow 5% reduction parking variance, asked CDG to creatively find a way to meet zoning req. - CDG did present some "meh" materials but said they were willing to work with historic and higher quality materials if it would help push the project forward. I Overall, the commission just seemed dead set against this, they mentioned how High should be a dense and urban corridor but then forgot that the second renderings popped on the screen. It's amazing how many neighborhood commissions are full of people who hate development- and that's really what this is about. They're simply making excuses to deny it. February 12, 20205 yr Having a curb cut is not necessarily desired but turning the old service station into an integrated garage entrance is actually interesting. Sure, integrated into a restaurant space is probably better but it's better than a total demo. Sometimes I'm convinced these people think too highly of these communities (and I'll say 'our' since I'm a University District resident). This concept of 'overwhelming historic structures' is asinine. Is the structure gonna have a panic attack? The area around campus has been bastardized for decades by cheap landlords and small beans developers and commercial developers getting away with murder but NOW we suddenly care how a historic structure is going to feel next to a tall building. As if it's a continuous in tact neighborhood. Maybe the historic buildings felt underwhelmed by years of terrible development. I'm going to hate seeing uncommon 2.0. But at this point, I don't blame them.
March 9, 20205 yr Definitely not my best picture ever (sorry I was on my bike), but the project at 5th and Highland has kicked into full gear. Underground garage has started concrete pours and the street level has been shored up. Sorry again for the angle, but enjoy!
March 26, 20205 yr Founders Park from the Olentangy Trail (Wed. Mar. 25). Closest to the trail is the Hotel building. The Senior Housing building just to the right of the hotels elevator tower. To the right (large white wall) is the topped out parking garage. Access roadways have been pored for the townhouses and single family homes on the south side of the lot (no picture).

It'll also be interesting to see how the ground floor of the mixed-use building turns out -- looks like the parking doesn't match how the renderings show the ground floor courtyard pockets, and with the only retail being retained at Harrison and 5th...
March 27, 20205 yr I was hoping that was the underground parking. If that is street level parking all along 5th, then this is a massive disappointment. Probably the worst thing I've ever seen.

March 27, 20205 yr I wouldn't be surprised if the underground parking was in addition to this parking at street level. The plans are not clear, but they wouldn't be showing the retail in the same plane as parking that is underground. The site plan quality is poor so I guess we'll wait and see! I hope we're all pleasantly surprised.

Anyway, I present the most generic and lackluster design for a hotel one could pick! All I have to say right now is... Oye.

April 15, 20205 yr Wow. Is that something the commission would have voted on? Rejecting the Kaufman project repeatedly but approving this junk? The least they could have done is made it all brick instead of what appears to be EIFS. Disappointing to say the least.

This is a different commission than the one that votes on the Victorian Village projects, no? Unless you're talking about another Kaufmann project that I'm unaware of.

May 27, 20205 yr Looks like there’s new life for the abandoned project on Michigan Ave. From the Harrison West FB page: Quote A new proposal has been received for 840 Michigan Avenue. In 2018 a previously developer began work on the site but was unable to complete the project. For comparison, the 2018 project proposal was for a restaurant, 47 bedroom residential, and 20 space parking variance (3 for the residential, 17 for the restaurant). The 2020 proposal does not contain a restaurant and is for 62 bedroom residential and a 12 space parking variance. Due to the pandemic there is currently uncertainty on a timeline for this proposal coming before the Harrison West Society. July 18, 20204 yr I remain angry that the parking for the hotel was allowed to be along 5th while the building was pushed to the back. It also makes a rather unnecessary pinch point for the trail at that part. If they would have hidden the parking behind the hotel, they could have had better street frontage and there wouldn't be such close quarters along the trail. I hope there's at least an actual stormwater strategy in this case with the parking lot further from the river in some regards...

Seems like it would be pretty noisy having one of those back corner rooms right on the highway.

I agree, if they plan on building there, then the character of the buildings must be preserved. The latest iteration of the project seemed to address that. As has been pointed out elsewhere, there needs to be a commitment to then ensuring the developer follows through with the plan as presented and if it's noticed that unauthorized changes to the agreed-upon design has changed to bring it up to the city. And of course, the continued worry over height is asinine. There is nothing wrong with a 10, 11, 15 or even 20-story building along High St in this area!
July 27, 20204 yr I am worried they are going to come back with something a lot shorter, in the 4 story range for this. Hopefully I am wrong and they do something great, but the review board doesn't seem like they want any height.

Third Avenue (corner of Third & Michigan). This is the former 13-year home of Caffe’ Apropos in a corner commercial building within the Harrison West neighborhood. Also, in the photo included with the article, it shows some new infill construction going up next to the Saucy Brew Works building at the corner of Third & Michigan. The new infill building appears to replace a small one-story building previously at 1113 Michigan Avenue that housed Rainbow Cleaners. October 2, 20204 yr Shorter King and High Proposal Still Faces Hurdles A plan to redevelop the southwest corner of King Avenue and North High Street does not appear to be any closer to getting approval after a meeting of the University Impact District Review Board on September 24. Representatives of the developer, Collegiate Development Group (CDG), were not seeking final design approval from the board at the meeting, but instead hoping to get a sign-off on zoning changes. The plan was to come back with a final design that fit into an agreed-upon framework, based on the overall height of the building and, also, precisely how much each level would step back from the street.
