Looks like it’s the Bridge-Carrol-Jay block club. I don’t know much about them but it’s probably not great.

I love when people move to urban areas and demand suburban living.

The disconnect between the "Everyone's Welcome Here" sign on W25th, and the reaction that people in the area have anytime a building is proposed that will make it easier for more people to live in the area, is astounding.

I bet most of the people complaining were too afraid to visit the neighborhood 30 years ago when it was dangerous!

Some exciting personal news: I may (or may not be) officially the first signed tenant for The Dexter. We love Hingetown so much that we want to spend at least one more year here before hopefully buying a home. 
 

The property manager also provided some interesting nuggets:

  • Construction is on track to complete by end of February. 
  • Keys will be handed over to the leasing office by mid-March. 
  • They have had many inquiries on their retail spaces but have one that is set to become official: A popular chef from Austin is moving to the area and will be opening a restaurant at the base of The Dexter. 
     

I’ve included some photos of the progress from my latest hard hat tour. Don’t mind the dust/loose ends that need to be tied up.

I'm friends with the project manager... I can't even begin to tell you the complaints he's fielded - but I'll share one nugget:

 

He was approached by someone claiming to represent a block club during one of the demolition days some months back. She told him the neighborhood was very concerned that there isn't any greenery associated with the project, and here's the subsequent conversation:

 

Friend: Okay, well I'll talk with my boss and make sure we include as much greenery as possible, and hopefully get community input on the aesthetic (mouth service, probably, but polite)

 

NIMBY: Well wait, what kind of greenery? Are you considering nut or fruit bearing trees that might impede pedestrian areas? 

 

Friend: Uhhh ... I'm not sure, I just know we'd like to respect and develop greenspace to the extent possible, if at all. 

 

NIMBY: Well you can't just plant trees that will create obstacles to pedestrians and bikers! It would be better to have no trees! 

Tomorrow should be interesting...

We know that some of these people definitely will be there and although they may look different, their points will remain the same.

Love it, and I think its very appropriate for that neighborhood. West Side Community House, literally around the corner, is of similar size.

I'm a huge fan of smaller scale apartment buildings being integrated thoughout the neighborhood.  Hope that this building gets past the NIMBY's intact!

Anyone know what metrohealth's plans are at the Southwest corner of Fulton/Lorain? This is next to the old Hollywood Video and Tinnerman lofts. I noticed there's new construction fencing up on the corner that wasn't there for any of Tinnerman's renovations so I don't think it's staging for Tinnerman's buildout.

 

I'm pretty sure Tinnerman is nearly complete btw... they're taking leasing now according to signage and some of the units are already reserved: https://www.tinnermanlofts.com/lease-and-contact/#listings

Reading the posted article I kinda chuckled because one of the reasons given by the community activists  against the previously proposed McDonalds at the site was that it was not pedestrian friendly.   If I recall correctly there was a lot of hand wringing at Planning Commission when Metro was seeking final approval of the clinic's design (which was approved) and how it did not contribute to the goal of a pedestrian friendly Lorain Avenue.

I have to wonder if there is any building ugly enough or misplaced enough or unneeded enough that it would be questionable to this group

You have a lot less leverage with an existing building.

Figured I'd share some gossip haha. As most of you know, I live a stone's throw from the new MyPlace apartment complex on Franklin, between 48th and 50th. I recognized that one of the guys there helping with the excavating was an old friend's dad, so I stopped and said hi one day when I was walking the pup. He told me a story about a NIMBY blow up that fits the Ohio City Facebook page perfectly; so of course I felt the need to share:

 

I guess they're currently getting the gas and sewer lines paired up to where the units, etc. will be... so a lot of people on the site don't know much about the structure of the actual project.

 

Last week, some NIMBY walked into the construction zone, and the conversation went as follows:

 

NIMBY: I want to speak to the project manager. 

 

Worker: Hey I'm probably the guy you want to talk to today.

 

NIMBY: Yes, I'd like to know what you're going to do to make this project more accessible to transit. Because it's in a dead zone. 

 

Worker (Who came STRAPPED for this argument): How do you mean? 

 

NIMBY: Not a single bus runs through here and there's insufficient parking for residents, so how is this place going to be sustainable? 

 

Worker: You're wrong- I live in Lakewood and I take the 26 here every morning. The walk from the bus stop is less than a quarter mile. And actually, on Monday morning's I take my mom to mass in Westpark, leave my car at her house, and take the 22 here, and that stop is about .4 away from the project. So I already have two options less than a half mile away. 

 

NIMBY: And what if you're in a wheelchair? 

 

Worker: I guess you'd just take a little longer to get to the bus stop? 

 

NIMBY: HA! and if it's SNOWING!?

 

Worker: Then you may need to change plans, like all of us do on snow days. 

 

NIMBY: This project is a disgrace. 

 

Worker: But at least you can get here by bus.

Here's hoping Ohio City Brew Stop survives this development. It has become a favorite of mine during my time in the neighborhood.

According to OCI on Facebook, the developer hasn’t said one way or the other if Brew Stop is a part of the new development.

I'm not personally a fan of the design, but I don't understand how anyone can argue that this isn't an improvement.

They seem to recognize the need for texture and a bit of architectural romance and shape at street level, then they abandon it all for the balance of the structure. 😀 / 🙄

Fulton House development plan in Ohio City getting mixed reviews

 

A small mixed-use development proposed on the site of Ohio City Brews on Fulton Road is getting some mixed reviews from the community. But the developers are confident that they can address many of the concerns.

 

If so, they hope to start construction this summer on a 20-unit apartment building atop an existing, 96-year-old building to be converted into two storefronts and parking. The project would freshen up and activate an underutilized, high-profile street corner in a densifying, vibrant urban neighborhood.

Great article.  I am going to skip watching the Landmarks meeting when this is presented because I know that  that group will make my head explode with their insights.

The coUrbanize feedback section has very quickly gone from praise and suggestions to people complaining about parking, building height, and hating everything about this project.

While I'm as pro-development as the next guy, this project does seem out of scale for that particular neighborhood.   I'm no zoning maestro, but it seems like multi-floor apartments should be pushed to the avenues, with houses and townhouses filling the streets between. 

Fulton isn't exactly a side street. 

 

This is a dense neighborhood and five stories isn't that tall.

Except its not though. There a multiple building of similar scale all around this proposal, all away from the main avenues. I had the same reaction at first when I saw this, but then I remember all my walks around there when I lived in the area. It will fit in just fine.

@gruver like @PoshSteve and @Whipjacka said, this fits well within the existing typology of the Fulton corridor. And as Angelo Trivisono pointed out on twitter (see tweet below), during a neighborhood design/zoning charrette in 2019 the community identified this corridor for high density uses/development

I agree. I'm pro-development and am thrilled about most of the development happening in Ohio City. However, this project is way out of scale being located in the middle of a row of two story victorian houses. Also, the commercial buildings in this vicinity (i.e. the apartment building across the street, Johnny Mango, Momocho, the office building at 32nd and Bridge, the building with Le Petit, the commercial building next to St. Pats) are all two stories. This is located in the middle of the Historic District and those guidelines state that new construction shall be of scale and setbacks consistent with the surrounding structures. This building clearly does not do that.  I'm not opposed to an apartment building being constructed at this site but the scale needs to be addressed. 

You guys are right, this looks waaaay better than that stupid newfangled apartment building...

See this is the thing. That is a new Cleveland mentality, the street I grew up on in Cleveland had numerous buildings lined with 4-5 story apartment buildings the held a lot of apartments, a couple still stand to this day. Look at Ashbury Ave. it has at least 3-4 apartment buildings that stand at 4-5 stories right now between I believe East 111th street to 115th street. The homes across the street are single family homes and side by sides that are only 2 stories in height. The first 4 story building on 111th street has a short 2 story single family home sitting right next to it. This is a city, a city that we are trying to get growing again and as native Clevelanders (especially those that grew up in the city) we are used to seeing these large apartment buildings line our streets (especially on the east side). This mentality people are having now are from people that aren't used to the city or shouldn't have moved to the city if they don't like density.

The argument that this proposal does not fit in with the exiting neighborhood and that a five story apartment building is out of scale to a Victorian historic district are disingenuous. Within three blocks of this intersection you will find this same interaction, even amongst historic properties!

 

Bridge & W30th, a block away from the proposed development, a five story apartment building next to a two story building. Then a couple blocks down on Bridge & W28th, yet another five story building next to a two story house. Not to mention that the corner of Fulton & Lorain (not pictured) has examples of commercial buildings between 3-5 stories next to two story commercial buildings and/or houses, and one of those buildings is being converted into apartments!

 

Along the lines of what @MyPhoneDead said, this is a city, if you don't like dense, walkable, urban environments, then maybe this isn't the place for you.
