They don't if they're housing violations. They are abated onto your property tax, pretty much forcing you to pay.

Not my OC, but BG repainted the bldg after eff BG was all over it previously, and well, the text made it back lol. 

 

This building is on a one way trip to being torn down so no sense into reading into it further.

I heard through the grapevine that at least 3-4 of the retail spaces at Church and State will soon be filled. 
 

Rumor has it Corus 45 is moving in from their current spot + mention of at least one restaurant. 

 ^ Cleveland Cabinets is opening another location in one of those spots.  
 

Correction: Cle Cabinets is heading to Mariners Watch.

Thank you Cleveland NIMBYs for asking and getting better products for our city neighborhoods.

Keep seeking the best possible design approaches for urban multifamily housing. Continue to demand development that does more than just add bodies. Rather, push for those great intangibles that make city life the best it can be; timeless quality, harmonious setbacks, approachable pedestrian scale, detail, interest, character, and flavor. 

 

Curb appeal is not some mystery formula.  Developers know how to do it.

Don't get me wrong I'm not exactly complaining and I think they're perfectly fine, but out of curiosity did üwe just forget how to make attractive and interesting facades? This project is such a bore

Wonderful, more barren slabs of concrete sidewalk. Put some dam trees on that street!

Why are modern day townhomes never all flush with each other and completely perpendicular to the sidewalks? My OCD cant stand it. I think it completely ruins the look, especially with those crappy townhomes off detroit in Lakewood

^ It's usually for no other reason than making it easier to park. The Brickman townhomes at W.117th and Clifton are probably the worst offender.

To me, it gives the illusion that they’re somewhat independent of each other, like it’s ALMOST a single family, yet, it’s one building. I’m fine with it. Easier to contrast and give each unit its own identity. As a buyer, that’d be appealing to me. And much easier to have your friends find your home.

Looks like some minor cosmetic improvements.  Certainly not some triumph of NIMBYism leading to great urbanism.

"Cleveland Rocks Holding, LLC, a privately held real estate investment entity, plans a multifaceted redevelopment of a former Masonic Temple at 2831 Franklin Boulevard. A Cleveland City Council panel on Tuesday approved a special tax assessment for the site that will enable the company to finance green energy projects at the building. ... Cleveland, in approving the special assessment, would serve as a pass through, funneling the taxes collected from Cleveland Rocks to whomever finances the project. No city revenues would be involved in the project."

City of Cleveland is accepting feedback for the Lorain Avenue Bikeway. They are proposing a few different options. Earliest construction start is 2023.

I'm wondering if they gave up on buying the parcel from Bobby and decided to work with him. Or maybe this proposal is him trying to convince them to do that.

George's play reminds me of Kassouff's antics back when Wolstein initially shared plans for the Flats East Bank and was trying to secure the necessary land for the project.  All of a sudden, after years of ownership and neglect, Kassouff come's up with this grand development project for his adjacent land.  Like George, the "project" was just pretty pictures and was a ploy to increase the value of the property in the ultimate eminent domain proceedings.  Does George think people are idiots or what?

 

I hope he actually tires to file something with the Planning Commission giving public officials a chance to go on record and call out this feeble maneuver.

If that's true, I think he'll only make investments in Cleveland he intends to do something with. And FWIW, I think the billboard revenue will essentially preclude him from an eminent domain case, or at least make the price so high that the government won't want to deal with it.

I heard he was moving to LA and was going to live next door to your former Ohio City neighbor.  They can have cook-outs together and discuss their Cleveland investment properties and how they can get the most out of them. 😉

George files development plan for Irishtown Bend land

 

As protracted negotiations with the City of Cleveland drag on toward a possible impasse over a critical piece of land, developer and restaurateur Bobby George on June 7 submitted development plans for that property. Interestingly, those plans were drafted more than a year ago.

 

The 0.41-acre property is located at 1435 W. 25th St., at the southeast corner of the Detroit-Superior Bridge in the booming Hingetown section of Ohio City. Set on that land is a decrepit, sometimes-graffiti-tagged small building and a really big billboard above it.

^Thanks for a very informative article.  Lots of information of which I was not aware.  This has turned into a bigger circus than I thought.  The whole Bowen thing is especially interesting.  It will be fun to watch this joke of a situation proceed.

Interesting bathroom/shower layout for a "wellness facility" - single set of gender-neutral toilets and showers that takes up more square footage than the actual yoga/flex space.  

 

Given that Bobby George is a pariah in City Hall, it is certainly interesting that Bowen would work for him.

The only time I'll advocate for parking minimums lol. 

 

Also it's prob not any type of news, but I was on the RLGW tour yesterday and a rep from the metroparks said that the Irishtown Bend project will likely be done in two phases due to construction/material costs. But it should be going to bid later this year..

Would that be the shoring portion of the project going to bid (not the actual park)

Yes, my info could be out of date but as far as I heard, design work on the stabilization is wrapping up and then they'll go to bid to have that work done. It's possible the stabilization itself could need to be two phases, depending on how much it ends up costing vs. funds available. They are working off a $9 million federal grant they got two years ago, and a mishmash of other state and local funds. So, we're still a ways away from a park, but progress is actually happening.

 

Once the stabilization is complete, the park should be an easier sell, and private foundations and corporate fundraising are more likely to come into play.

As expressed above, funding (actually lack there of) is driving the schedule for the project, but if possible, and money can be found, it would be great if the design work for the actual park could be initiated and completed while the stabilization work is on going rather than waiting until  that work is completed to speed things up.  It seems that often (especially public projects) design takes longer than the actual construction.

lol just got out of a presentation about the Towpath and Shaun McDermott from Metroparks kind of touched on it and this seems spot on (and previous reporting in here has these numbers)- 

 

Overall it's a $90-110M project. $40M for the stabilization, $27M acquired.
