Thanks, I'm skeptical after seeing this, but I'll check them out. (Edit: Yes, an interesting body of work, but none of it shown online featuring gunmetal grey aluminum siding, and most offer some appealing quirks that invite the eye, or other redeeming creative features that are 100% absent here)

 

Did modernity bring about the end of front porches or even sheltered entrances?

Sometimes residents will arrive home in the rain or snow, and sometimes they might like to interact with their neighbors or passers-by on the street.

As for the structure shown here: Modernist? Yes.  Cold, stark, and bereft of interest? Also yes.

Stark geometry is what matters in architecture!  Not silly amenities for the comfort of the users like sheltered entrances!

The entries are sheltered per the notes on the elevations.

Ohio City Inc. purchases Front Steps Housing and Services land for Irishtown Bend

"Ohio City Incorporated has purchased the land where Front Steps Housing and Services used to be located at 1545 West 25 Street so that the land can eventually be used for Irishtown Bend. Until March 1, 2022, the building will continue operating as a temporary emergency shelter for the YMCA Greater Cleveland, providing more space for the population at the Norma Herr Women's Center. ... County records show they purchased the land on July 2, 2021 for $500,000."

 

 

The last unit of Knez's The Nikolai 6-unit condo development is now under contract. I really hope that this signals for further (and bigger) condo development in Ohio City. Watching it over time, the mid-ranged units (~$350k ~1300 SF 2bd/ba) sold very quickly. The ~$600k units took a bit longer. It was one of the one-bed units that took the longest, and is now under contract at $250k compared to the originally listed $280k. It's a small sample size, but still an interesting test of the market.

Compared to the residential form and design of what is on either side of it, I'm actually appalled at the paucity of architectural interest. 

It is neither creative nor inspired, and shows no indication of aspiration to either.

What it is, is a low-ball low budget, battleship grey fail to meet the design integrity of an entire community.  IMO This stuff is architectural fly-over country. 

 

I sincerely wish for the City/community to give them the needed feedback we all so roundly applauded when they politely told Sherwin Williams to go back to the drawing board over elements of their new HQ.  Given the higher density of this development compared to its surroundings, there should be cost savings that support additional design amenities than what are shown. - Ugh!   

- NIMBYs of Cleveland where are you? Please come out of the woodwork on this one.

It's not really my place as a resident to judge a proposal on its soft choices like color. Also keep in mind these are apartments and not single family homes... the 4 ground units have covered porches and the 2nd/3rd floors have covered/shared entrances off the rear. Also, just based on seeing the progress of other projects I know that Horton does a significantly better product than other builders (ahem, Cleveland Bricks). In my mind, the more units the better... more supply to keep prices lower and more density to support more businesses that I can patronize in my immediate area.

 

Fwiw, I think the context elevation should've included the two new houses down to the left, they are much closer in scale to the proposed apartments. They also did themselves a disservice not including the two story addition to the red house on the left, it adds just a biiit more height to the front elevation. The housing to the right beyond the two shown houses is also extremely dense, built up right to the lot lines. So while the style doesn't really match the homes of the early 1900's, the form matches well imo.

 

Last comment, I have to imagine that this is a swing for the fences type of density proposal... Horton will build it if the residents support it, but my suspicion is that they'll "compromise" when they get pushback at the density and scale it back to 8-10 units or 4 townhomes. Parking is always the huge concern and I think this parcel can accommodate one space per unit for 8 total units pretty easily once you add in street parking.

Knez is still moving full steam ahead on their Bailey Bridge Townhomes, but it looks like the units aren't moving very quickly on zillow. I wonder if the market is softening or if people just don't want to pre-purchase. I thought at the ~$350k price point they would do well.

I'd also argue that small differences in location can also make a huge difference in appeal in places like Ohio City. There's a lot more restaurants/stores in a 5-10 minute walk of The Nikolai compared to Bailey Bridge. Hingetown also has a better and safer reputation compared to SOLO.

 

I hope I'm wrong though, and that sales pick up on those townhomes.

West 48th has at least 5+ rehabs happening (and 2 new builds). Ohio City has so much room for growth still, it's incredible.

A house was just torn down on my street (50th) and they're already started to dig out a basement for a new build. 

 

This will be the 8th flip on my block in 12 months. (only 22 houses on my block)

While a nice building on its own, the setback on the top level of the Nicolai just looks ridiculous in comparison to the building next door. But somehow I'm sure the local block club is happy because those two buildings clashing with each other somehow fits with the character of the neighborhood.

Delayed not killed. They submitted a permit for exterior signage just a week ago.

West Franklin Apartments added sod this morning and it's looking (surprisingly) good. 

 

I caught a local resident screaming at the construction crew this morning over how late they were working the previous nights - which was just a cherry on top.

What were the originals? I think the existing is attractive enough. The grey and black isn't for everyone but not everything has to be classic red brick imo.

It was reduced in scale. I think they chopped a story or two off of it in response to community "input."

Apartments planned at ex-elderly care facility in Ohio City

 

A first step in the approval process is starting Aug. 5 for the redevelopment of a former elderly care facility into a market-rate apartment complex at 3105 Franklin Blvd. in Cleveland's Ohio City neighborhood.

 

Dalad Group of Independence is seeking conceptual approval from a neighborhood-level design-review committee of Franklin Yards. Its vision is to redevelop the former Vantage Place assisted living facility with 38 apartments.

Especially love that last shot showing Intro in the background and the growing density in Ohio City.  
 

And it’s only gonna get better - especially with an Intro 2, a Bridgeworks and who knows what else - not to mention a new 600 foot tower downtown.

I cannot wait to see how Lorain Ave progresses from 25th to 54th over the next 5-10 years.

Ohio City grows southwest with Harbor 44 phase 2, The Clermont

 

Two proposed developments would respond to the growth of population and demand for higher-quality urban housing in the southwest part of Cleveland's Ohio City neighborhood. But unlike many new housing units built in Ohio City, these two developments propose to offer a mix of market-rate and affordable units.

 

Local Development Partners, LLC's (LDP) of Cleveland is proposing both. The larger of the two is Harbor 44 project-phase two. The 22,000-square-foot first phase was entirely commercial -- offices over retail spaces -- at the southeast corner of Lorain Avenue and West 44th Street. The building has nearly filled up all spaces.

Cha is incredible. My wife and I used to plan a date night there, and essentially go on a juice fast throughout the day leading up to it, just so we could gorge ourselves. Romantic I know.

Every time I walk past their old location at 3800 Whitman, it makes me sad. Would love to see 3800 as a hospitality space again.

They've now torn down the remaining structures on the west side of 50th, closest to Detroit. I spoke with the owner of the parcels and he said they're hoping to get moving on new homes as soon as possible. 

 

Pretty exciting, as 50th North of Bridge is really turning into a great street.

Two homes that were in disrepair. Though they occupied 3 parcels, so I assume this frees up room for at least 3 new homes/townhomes.

 

coincidentally, the house torn down today was wear my grandma was born in 1919
