If the MyPlace building at Lorain/41st leases out quickly and has a strong waitlist  I could see them doing almost the exact building at Detroit/45th. 

^That was one crazy vote.  At least I think I finally understand what the process and procedure has been from day one.  What a journey.  Hopefully the neighbors don't appeal the decision to common pleas court.

Sorry they aren't a glass and concrete cube, but rather they are distinctive, unique and cool. 

We've got nothing like them where I live in DC, and there's nothing like them in most places I've seen. 

 

The layout looks inviting to pedestrians and has a great scale and texture that relates well to the sidewalk.

Exactly.  The idea behind the longhouses is that they are live + work for artists, and if I recall correctly, the intent is to offer them at lower rents.  I also believe that the first floor can double as an art studio.  I can't wait for these to open and increase the vibrancy of the neighborhood.

you are correct.  Curious what that back hoe is all about.  It is still in litigation (not the eminent domain proceeding which has not even been filed yet) and boy is it a mess.  George is fighting tooth and nail and it has to be costing him a fortune. There have been many motions filed including motions to dismiss which have been fully briefed and they are just sitting there with no rulings.  Something strange happen last week.  The case, after about 3 months, was suddenly transfered to a new judge with no reason for it indicated on the docket-just for "good cause shown".

Over $85k in attorney fees -it'll go upwards of $175k if it goes to trial. 

 

Then you'll have new lawyers for the eminent domain issue.

Knez Ohio City townhouse plan wins appeal

On Monday, the City of Cleveland’s Board of Zoning Appeals (BZA) overturned a rejection by City Planning Commission of plans for building 11 market-rate townhomes at a vacant lot at 4705 Bridge Ave. in the Ohio City neighborhood.

It wasn't until this BZA meeting that I finally understood the entire procedural history of this project to date.  Your article does a good job of summarizing it.  Glad to see Knez stuck it out.  Although the half mil invested in the project to date was an incentive.  By the way, I am actually luke warm on the design.  I also think it is a bit bulky and something more could have been done.  Maybe a step down at the ends although I am no architect.  However, I am glad it is going forward; basically replacing a drug den and then a massive empty lot.

This will be the most attractive new build town house complex on Bridge. Front porches facing the street gives a welcoming presence and not the fortress feel, and no front facing garages and curb cuts. And it’s not clad with 8 different materials.

 

It’s as good as anyone could ask.

Agreed. While I emphasize with my neighbors across and beside the development, the fact is that what used to be there was a dilapidated gas station retrofitted to be a mechanic shop that was a drug front. To argue the size is too big for the area is a non-starter. It meets code and fronts Bridge which definitely calls for higher density development. To completely ignore what was there versus what will be there is insanity. The "little old blue house" used to be next door to convicted killers and extremely dangerous people. Perspective seems to get lost so often when neighbors jump on developers like this. Cleveland, say it with me, YES IN MY BACKYARD. This, to me, is one of the most important corners connecting Ohio City with Detroit Shoreway. The current empty lot is like one of the empty surface lots downtown in context to Ohio City/Detroit Shoreway– it is huge and makes it feel like there is a clear cutoff between neighborhoods. 

The scary thing is that this would have been fought harder by block clubs down the street. Thankfully block club 45-52 keeps perspective and approved this on it's first go-around.

Didn't snap a photo, but demolition of the existing structures has been taking place over the last few days. We're down to basically a dirt lot now.

Came across the video on Youtube randomly. 

 

Go to 16:20 - that drive overlooking Ohio City went from zero visible density to a secondary skyline. Pretty cool to see.

The main entrance to Amba will be a alley way between the pizza mural side of the building and the first hut next to it. An outdoor patio will extend into the hut courtyard and around back of the restaurant. 


Also, the corner hut at 28th & Church is spoken for, and going to be a bar. No details other than that. It’s the largest of the huts.

I think adding these spots plus the filling out of the rest of the retail in Church & State is going to take Hingetown to a whole new level.   

 

It's wild to think about how far it's come and all the potential that's still there with the Vibrator, Clinic Parking Lot, Bridgeworks.

The leasing plan just labels that space as "Bistro Restaurant."

Owners of the vibrator company and buildings recently changed course and in stead of selling the property to Snavely for another apartment tower they have decided to develop the property themselves.  The plan is for retail, a park and expanded Saucy Beer Garden.  
 

The Let’s French signs are a tease for a French Restaurant in the works from the folks of Tartine in Rocky River

Very surprised one of the Huts is going to be a bar since they were presented to the public/neighborhood  as artist live/work spaces.  Church ave has become a traffic nightmare with the C&S parking garage, constant moving trucks of people moving in and out,  and Saucy using the street as their loading dock.  Adding a bar to the mix will add to the mess and I’m sure invoke the wrath of the residents.

These are fantastic. This creates a dense, almost instant, walkable entertainment district.

I would say developers presentations of new construction being artists live/work spaces are always pipe dreams. Artists make very little money off their work, so can't afford high rents of new construction, rather they populate in industrial areas or areas with low rents, which is why Asiatown is now booming with artists. 

 

Maybe architecture/design firms can rent these huts, but that seems like a stretch too.

It would be great if some of these huts could adopt a micro retail model similar to what they are doing in the Seaport neighborhood in Boston.

Correct, the townhomes lining Lorain have added coworking space along the first level to meet city codes.

Nice! I noticed they had started site prep yesterday. 

This doesn't look great but I'm happy overall to to get more people in the neighborhood.

I wonder who thought those tree planters were a good idea.  They remind me of those ugly concrete planters that lined Euclid for so many years with 50% leafless trees by July 1 but "decorated" with lots of discarded McDonalds garbage year round.
