Had a tough time finding out where I read about it but I finally found it in this article. About halfway down Ken talks about it. No mention of the tenants going in just what the developers plans are with a blueprint pic.

The Schaefer Building, at left in the top elevation, will have its
facade opened up with a glassy storefront or two as part of the
Longhouses development

Okay thank you so much for that!

Thanks!

My only complaint on the 50th and Lorain project is I think they should work to keep both existing building on the corner (only one is included currently). I don't think the renders fully capture what a single building taking up nearly a full blocks worth of frontage along Lorain will feel like. Even though the existing building is small I think retaining it can only help to blend the new development in better. Also being small I doubt it will be hard to include it in this project as well.

You get your wish! The revised plan saves both buildings!

that's awesome to see!

The updated renderings look even better! Really hoping these actually come to life. Unfortunately, the local NIMBY's are throwing a fit on the Facebook. Urgent calls for action have been posted and they will be out in full force.

Meeting on the books for Thursday, April 6th, at 6pm at OCI (3308 Lorain Ave, Cleveland, OH 44113)

If you're in support of this project and can't be there for the meeting on Thursday, you can email [email protected] to enter in written support.

I love the updates to these two street frontages on Lorain.

The difference in a bike ride from the Lorain-Carnegie Bridge to Zone Rec Center 2025 vs. 2015 will be awfully dramatic.

Looking at the current state of these properties, how could any sane individual be against this? The revisions are excellent.

Have you met the Ohio City facebook group?

I heard rumors that they wanted their permanent football stadium on campus. I would love to see that. Feel it would be used for a ton of events. Bring the Lakewood Stadium/Madison Ave. vibe to OHC. I lived in that neighborhood of Lakewood for years. Always loved the sound of the marching bands in the evening.

Can't confirm details, but (broadly) yes.

That photo is a great juxtaposition of old and new Cleveland. Maybe l'm a little sappy but when l see examples like this l get emotional seeing how far we've come. We're not out of the woods yet but it wasn't that long ago when ALL we read for decades was one bad story after another of decline and disinvestment as companies and people we're fleeing town. Now we're either treading water or on the upswing. Finally!

That kind of juxstapostion is exactly what will make the city cool in the future. Less teardowns, more infill and restoration of what is salvagable nearby to keep the integrity and soul of the city while moving forward.

More facades for y’all - this time in Hingetown.

I’m really liking the direction this tile is taking

The W25th bus rapid transit project cannot come any sooner. This stretch of road still feels like a death trap on a bike.

Moving official development discussions over to coUrbanize has been a godsend.

Why?  Is there no room at E9th and Lakeside?

I guess I meant "super exciting" relative to a big new development. I agree– if it is what it appears to be, that's a lot of office space occupied and new jobs on Lorain.

While the General Services Administration is technically the tenant, the GSA handles real estate, construction, leases etc. for all federal agencies. I'm looking at the floor plans for this tenant and it has 10 interview bays with glass between the interviewers/interviewees. There are also about 20 tiny office cubicles for employees. No security station is identified although there are three offices identified with acronyms -- SSR, DCR and DM. I see no other information as to what their purposes are. A reception area with seating shown theater style is in the middle of the office space. I'm thinking an employment services-type user or perhaps even a customs/immigration processing center. I visited the immigration center at the federal building and this floorplan reminds me of that.

EDIT....

It's for the GSA itself. A specifications manual was included with the permit application but separate from the floor plans. In it is this sentence.....

The new build-out will contain the Cleveland operations for the General Service Administration’s public and private activities.

SSA office is moving down from W 73/Lorain.

New plans for the Hulett Hotel.  Looks great.  Restoring 2 buildings, plus new construction between and behind.

Really hoping this gets neighborhood support.

Certainly will make this walk down w25th less desolate

not surprising. I feel we're going to see a lot of new construction on W25th there now that the park is all but certain. Seems like a no brainer for developers to buy some of those parking lots if they can.

hoping we get some height there too. That would look cool to see from across the river.

I actually like the original design because it ties in the old with the new. I think it's a great look, but, whatever. The important thing is adding life and new structures to what should be one of the great locations in a few years. The only thing lacking is several 10-15 condo's to take advantage of the views.

These are the kind of projects that create seemless urban neighborhoods. I'm not usually an optimist but the recent stories on this forum have got me feeling good about our town.

McCormack is supposed to present about it at the Franklin-Clinton block club meeting on April 27th.

”The program of the new development will include a 63 Unit Hotel, 6 Concierge Apartment Units, 2 street fronting retail units, a new restaurant, and a rooftop bar.”

The block club sent out a 32 page presentation with renderings, which is where I’d assume @RMB got the screenshots from.

A fine project, but with the park project moving forward, I'm surprised it isn't more profitable for the developer to sell some or all of the site to someone with bigger ambitions. Seems a little crazy not to give more hotel rooms/apartments that incredible view.

I envision NYC style pencil thin apartment towers along the west rim of the park. But I’ll settle for a 3 story hotel…..

Hulett Hotel plans make a comeback
By Ken Prendergast / April 22, 2023

Six years ago, Mark Raymond planned a 25-room boutique inn called the Hulett Hotel with a mix of new construction and renovation at 1452-1468 W. 25th St. in the Hingetown section of Cleveland’s Ohio City neighborhood but the plan faded into memory during the pandemic. Today, he’s raising some eyebrows in the neighborhood by going bigger at a time when many real estate developers are putting construction plans on hold.

What does the hotel business look like these days? My mind is still stuck in Covid times and airbnb's are now popular.

I would say there’s a great market for a few on the near west side. Being there isn’t a decent hotel from downtown til you get to Westlake.

Build it (lrishtown Bend Park) and they (developers) will come.

Here's an excerpt from the DCA's 2022 report:

^ afaik or hear at least out here in olde ny yes the hotel business is rebounding, but neighborhoods still need to be vigilant they arent used to stealthy house the homeless. seems to be a tact the gubamint likes to take these days.

this being a major reno/new build i seriously doubt it here, looks totally legit and should do fine, but for smaller hotels it bears keeping an eye on, especially if they were to struggle.

Shocking Landmarks thinks it's too dense.

Quote

City landmarks commission staff stated that they believe the building should be only three stories on Lorain Ave. and four stories on the side streets.

It's absurd they suggest moving the height off Lorain onto the side streets closer to the single family homes. Contradictory to how the planning commission has been pushing projects to "step down" into the neighborhood.
