Side note: If all of Cleveland neighborhoods had an alley system like Ohio City and Glenville (a neglected one but I digress) it could make a cool bike lane system that could get bikers around the city while avoiding main roads.

I have no pictures cuz I was driving, but crews were out yesterday clearing the last of the trees and debris for the Franklin Blvd realignment next to the Riverview Welcome Center/Riverview Towers

Did anyone else notice that All Things for You on Lorain appears to be closed?

 

We’d go in there all the time and there were always people in there. Anyone have an idea what happened?

My wife dragged me down there on Sunday to buy a table that she "needed" and the whole place was gutted. From what I understand they had some major water damage recently that they are looking to repair, and then reopen. I hope everything works out in the process, it was/is a great store.

I certainly hope so. That place is a neighborhood staple and truly is one of the few retail places in the neighborhood that serves every demographic

Like everywhere in Cleveland, the area just requires more residential density and anything can succeed.

What's wild is I saw on this message board weeks or over a month ago that they were going in there. We must have a lot of insiders on these boards given all the inside and early scoops I read on here well before any public articles are published lol.

glad to see the developer didn't get discouraged despite the roadblocks! Wild that people had issues with the original design.

I fear Julie and Michelle will be arguing "it's too big" and "not enough parking" again like the July 27th review. Hopefully Director Huang speaks with them before the meeting and reminds them of what their role is as she was mostly supportive of the first proposal.

My favorite are the comments from the owners of B&G tavern who own almost the entire west portion of West 45th between Lorain and Bridge. Most of these they use as unregistered rentals and continue to decay/age without remedy. One of their lots is a former city park lot. They commented about how the developers didn't include public green space... yet they own a former city owned lot that functioned as a community space long ago which sits in decay. They have the audacity to ask for green space and claim all of the apartments are empty in the area. So frustrating.

Update: It passed at Landmarks (7-1). Michelle was the lone "no". I'm not sure where Julie was but the rest of the committee voted in favor. I don't think it'll have issues at CPC but I could see them asking for different materials. NIMBY's are close to defeat here.

Maybe these people would prefer to live in a neighborhood without any new development. There's plenty to choose from.

We prioritize what's most important and I'm a firm believer in protecting that time/energy. Arguing with people set in their ways isn't a way I'd prefer to spend my time. I'm in technology for a reason– not law or politics. I do write in support and gather support from other like minded folk to write in as well.

Seems North High and co-hatch owners had a rift between them which triggered the closing of north high. And that rift has a cost in the 10s of millions

Love the thought of Gehring providing another street of retail parallel to West 25th. Between this, the retail storefronts on the opposite side of Gehring within Intro,  and whatever materializes for the TOD lot at the opposite end of Gehring, this pocket kinda offers the opportunity for a similar cluster of businesses opposite the OC center to counterbalance Hingetown, not to mention the existing retail along Columbus or Intro Phase 2. With all that, it would be cool to see a Newbury-street in Boston / Crocker Park type of coordinated retail effort focused on higher end businesses (e.g. clothing, cannabis / hemp shops, eye glasses, and maybe if we're lucky... a small scale concert venue etc.). If we can only get some progress on a public parking garage and Carraige Works!

 

For the record, Ohio City does not have a concert venue akin to what you'd find along Detroit in Lakewood. If ya'll developers are reading this thread, Ohio City needs one frfr.

This is why we need to save these types of buildings. We so easily approve demolition of these types of structures. Writing them off as obsolete and insignificant. In reality, it’s these smaller structures that stitch together the urban fabric.

Gillespie must have a fast food tenant in hand to propose this so he can get a drive-thru in the middle of Ohio City...

I love the unintended irony of the news showing the blighted and vacant parcel that the project would be built on...

It received final approval from Landmarks a couple of weeks ago with a bunch of conditions relating to materials and windows.  Of course Anderson was the one no vote.

I live next to this development. I walk it twice daily. I drive past it multiple times a week. All at various hours of the day and night. There is so much parking available on side streets.

Providing .5 spots per unit isn’t concerning, it’s common sense and a sign of progress.

If we are to encourage TOD and take it seriously we have to stop the 1:1 Parking. Those who love their parking won't move here, those who love multiple modes of transportation will, it's simple. We have to start setting the foundation of a cultural change and simply put, not every building will be for everybody and their taste.

I was confused by that too. I rewound, pretty sure she said "a few years," not 50.

that's reassuring. I have to admit, the 0.5 parking:unit ratio did make me wonder a bit. are there metrics that capture average street parking availability within a certain radius?

If people move to a city, a real city, they already expect parking to be limited. That is what comes with moving to or living in urban areas, especially growing cities. Cleveland shouldn't limit its potential and its growth because people who chose to continue to live in a growing area to enjoy the benefits don't at the same time want to deal with the "drawbacks". 

 

The people will be the reason Cleveland is held back, not the city itself.

The generalized argument of “expect less parking in cities, so there” is equally irritating as “everyone is entitled to a parking space.” Not saying you should be providing the scientific answer we’re looking for, but offering a reminder that anecdote and feelings on either side of the debate make for poor public policy. The Cleveland planning community could be a lot smarter and more articulate in stating it’s case for less parking.

Never called your question illegitimate to clarify. It all depends on what you're trying to accomplish and since Cleveland is trying to become a 15-Minute city you need to make transit seem more convenient than driving. I feel that a .5 parking ratio accomplishes that. Less parking spots should lead to more street parking and more cars using street Parking makes parking a "hassle" which in theory should lead to encouraging residents to utilize Public transit.

NOW TO BE CLEAR, less convenient parking will only lead to more reliance on transit if RTA creates a convenient and enjoyable experience. If that doesn't happen, no parking ratio will matter, people will continue to use cars.

When I joined this forum I did! Lived downtown from 2015-2021. Ohio City since 2021.

In this weeks Ohio City community meeting, OCI said there would be another meeting on December 5th because there are 4-5 projects that needed to be shown to the community as they’re vying for tax abatement before it lowers at years end. I am wondering what projects those are.

This one was reviewed at the last meeting.  Empty lot at 32nd & Franklin, 32 apts, all walk-up, parking behind.

 

Not a big modern architecture guy but I think it looks pretty dang good.

3250 Lorain is being rehabbed into ground-floor commercial and two second-floor 2 bed 2 bath units.  I believe the work has already begun.
